Fort Myers Real Estate Market Update: September 2026

How Much Does It Cost to Sell a House in Fort Myers? - EsteroSWFL.com

The Fort Myers real estate market entered the fall with more sales, fewer listings and faster contracts than it had a year earlier, while prices stayed close to where they were in 2025. This update uses September 2026 Fort Myers figures pulled from the Florida Gulf Coast MLS (FGCMLS), the regional report from the Royal Palm Coast Realtor Association (RPCRA), and Florida Realtors’ September numbers for Lee County, which is the same footprint as the Cape Coral-Fort Myers metro area. The four figures to know:

  • 380 Fort Myers closed sales in September, up 9.2% from 348 a year earlier (FGCMLS via Worthington Realty, Sep 2026).
  • 2,487 active Fort Myers listings, down 17.7% from 3,022 (FGCMLS via Worthington Realty, Sep 2026).
  • $341,000 Fort Myers median sale price across all home types, down 1.0% from $344,500 (FGCMLS via Worthington Realty, Sep 2026).
  • 7.24% average 30-year fixed mortgage rate for the week of October 29 (Freddie Mac PMMS, Oct 29, 2026).

Fort Myers Market Data at a Glance

Fort Myers rows come from FGCMLS data for September 2026 as compiled by Worthington Realty, which does not publish an exact boundary for its Fort Myers market. Lee County rows are Florida Realtors’ September 2026 figures. Where only a percentage change was published, the year-ago column shows that change.

Single-Family Homes vs. Condos

Inside Fort Myers, September’s 380 closings included 210 single-family homes at a $450,000 median and 131 condos at a $220,000 median; townhouses and manufactured homes make up the rest of the all-homes total (FGCMLS via Worthington Realty, Sep 2026). That gap is why the $341,000 headline sits well below the typical detached-home price: the city has a large stock of condos along the river, McGregor Boulevard and the golf corridors east of US-41.

The county pattern backs this up. Lee County single-family homes held a $375,500 median, up 0.1%, on 1,116 closings, while the condo and townhouse median dropped 8.9% to $255,000 even though condo closings rose 5.9% to 343 (Florida Realtors, Sep 2026). Cash played a bigger role on the condo side: 210 of the 343 condo sales were cash, about 61%, compared with 319 of 1,116 single-family sales, about 29% (Florida Realtors, Sep 2026). RPCRA, whose report covers Lee and Hendry counties outside Bonita Springs and Estero, put the September single-family median at $360,000 and the condo median at $220,000, both lower than in August (RPCRA, Sep 2026).

Inventory and Days on Market

Supply is contracting from a high point. Fort Myers listings fell from 3,022 to 2,487 over the year, and months of supply dropped from 7.3 to 5.3 (FGCMLS via Worthington Realty, Sep 2026). New listings slipped to 631 from 689 and pending sales were nearly flat at 361 versus 365, so the shrinkage comes from fewer homes coming on and steady demand, not a surge in buyers (FGCMLS via Worthington Realty, Sep 2026).

Sold homes spent a median 55 days on market, down 30.4% from 79 (FGCMLS via Worthington Realty, Sep 2026). Countywide, single-family homes went under contract in a median 58 days and closed in 92, while condos took 86 days to contract and 120 to close (Florida Realtors, Sep 2026). Measures differ between reports. RPCRA calculated 7.0 months of single-family supply and 11.1 months for condos across its territory, the condo figure down 12.3% year over year (RPCRA, Sep 2026), while Florida Realtors put Lee County at 5.2 months for single-family and 6.6 for condos (Florida Realtors, Sep 2026). Each source uses its own inventory and sales definitions, so compare trends within a source rather than across them.

Sale-to-List and Price Reductions

Fort Myers sellers received 96.0% of list price on homes sold in September, essentially unchanged from 95.9% a year earlier (FGCMLS via Worthington Realty, Sep 2026). Measured against original list price, Lee County single-family sellers got a median 94.7% and condo sellers 91.8%, both better than last year (Florida Realtors, Sep 2026). A direct count of price reductions in Fort Myers was not published. The closest indicator is relisting: 23.9% of Fort Myers homes had been relisted, and 60.3% of relisted homes came back at least 3% below their earlier price (Worthington Realty analysis of FGCMLS records, Sep 2026). Read together, the first price is often not the final one, but sellers who price close to the market are giving up little in negotiation.

What Is Driving the Fort Myers Market

Rates eased slightly but stay above 7%

Freddie Mac’s weekly survey had the 30-year fixed at 7.40% in mid-October, 7.32% on October 22 and 7.24% on October 29, with the 15-year at 6.60% (Freddie Mac PMMS via Mortgage News Daily, Oct 29, 2026). A year earlier the 30-year averaged 6.17% (Freddie Mac PMMS, Oct 30, 2025). On a $300,000 loan, the difference works out to about $213 a month more in principal and interest by our calculation ($2,044 versus $1,832); check your own scenario on the SWFL mortgage calculator. Higher financing costs help explain why cash accounts for such a large share of Lee County condo purchases (Florida Realtors, Sep 2026).

Condo law and insurance reviews

Florida condo associations continue to deal with milestone inspections, Structural Integrity Reserve Studies and reserve funding requirements under Chapter 718, and lenders are looking harder at association insurance before approving loans, according to Henderson Franklin (Henderson Franklin, May 2026). Those costs land on owners as special assessments or higher dues, which is consistent with the county’s lower condo median and longer condo days to contract.

Fort Myers Neighborhoods to Watch

Among Fort Myers communities tracked over the last 120 days, Timber Creek posted a $459,000 median sold price at 97.5% of list, and The Plantation a $540,000 median at 96.6% (Worthington Realty analysis of FGCMLS records, Sep 2026). Neighborhood-level September counts were not published for most areas, so the rest of this list is grouped by product type:

What It Means for Fort Myers Sellers

With supply down to 5.3 months and sales up, sellers have more footing than they did a year ago, but the median price did not rise (FGCMLS via Worthington Realty, Sep 2026). Set your price from closings in the last 90 to 120 days in your own community, because a relist at a lower price usually costs more time than pricing right at launch. Condo owners should have the association’s SIRS, milestone inspection status, budget and insurance declarations ready before going live. Our guide to the cost to sell a house in Fort Myers breaks down closing costs, and the seller net sheet estimates what you keep. Sellers who want MLS exposure while handling showings themselves can review the Fort Myers flat fee listing, which charges one flat listing fee paid at closing with nothing upfront.

What It Means for Fort Myers Buyers

Buyers have fewer listings to pick from, and homes are selling in about two months instead of nearly three, so expect less time to decide on desirable single-family homes (FGCMLS via Worthington Realty, Sep 2026). Condos offer more negotiating room, with lower county prices and a wider gap to original list price (Florida Realtors, Sep 2026). Get pre-approved at today’s rates, ask your lender to quote a rate buydown, and for any condo request the reserve study and insurance policy before you are under contract. Buyer-agent compensation is negotiable and must be set out in a written agreement with your agent before you tour; see who pays the buyer’s agent in Florida for how those terms are structured.
