About RiverCreek
GL Homes, one of Florida’s largest private homebuilders, opened RiverCreek in August 2023 as its first community in Estero. The land plan preserves about half of the property as natural areas and lakes, so many homesites look out over water or preserve. A gated entrance on Corkscrew Road controls access. The original plan considered a mix of housing types, but a rezoning moved RiverCreek toward an all single-family community, which is what buyers will find today when they tour the neighborhoods and compare the available resale homes.
RiverCreek has no age restriction and draws a mix of families, working professionals and seasonal owners. With new-construction sales complete, buyers now choose from a growing number of nearly new resales, many with upgrades and pools already installed.
RiverCreek Housing Options
RiverCreek is a single-family community. GL Homes offered seven floor plans, two one-story and five two-story designs:
- One-story homes: starting around 1,900 sq ft (the Acadia), popular with seasonal owners and downsizers.
- Two-story homes: up to about 4,400 sq ft (the Cascade), with up to five bedrooms and loft or bonus spaces.
- Garages: two- and three-car garages depending on the plan.
Because every home was built by one builder over a short period, resales are easy to compare by plan, lot type and upgrades.
RiverCreek Builders & Floor Plans
GL Homes is the only builder in RiverCreek. Plan names include the Acadia, Canyon and Cascade, ranging from about 1,904 to 4,397 sq ft. When sales launched, prices started in the $600,000s to $800,000s before options and lot premiums.
GL Homes is known for including many features as standard and for strong design packages, so compare what is already installed in each resale: pool, summer kitchen, impact glass, flooring and closet systems all add value. Who RiverCreek Is Best For
RiverCreek suits buyers who want near-new GL Homes construction, a big clubhouse and an active lifestyle program, with quick access to I-75. Families appreciate the splash park, playground and larger two-story plans, while seasonal owners like the gated security and newer systems. Buyers who want a 55+ community should look at Cascades at Estero, and those focused on lake living should compare Corkscrew Shores.
Tips for Buying in RiverCreek
Compare resales by plan and lot first, then by what the original owner added. Ask whether any GL Homes warranty coverage remains and transfers, request the CDD details from the tax bill, and review the HOA budget. Even with new construction, order a full inspection and a wind mitigation report, and get insurance and flood quotes during your inspection period. See our Southwest Florida Hurricane Center for flood and evacuation zone information.
Living in RiverCreek
Life in RiverCreek centers on the clubhouse campus. The lifestyle director organizes fitness classes, pickleball and tennis round-robins, holiday events, kids’ activities and social clubs, so new owners can plug in quickly. Indoor basketball and the sports lounge make the clubhouse useful even during the hottest summer months or a rainy afternoon.
Outside the clubhouse, preserves and lakes provide walking routes and wildlife viewing, and the location near I-75 keeps shopping, dining, FGCU events and airport trips convenient. Because the community is so new, landscaping is still maturing and streets feel modern and uniform, a contrast with the older, more established communities west of I-75 such as Belle Lago and The Reserve at Estero.
