Flat Fee MLS Listings in Florida: Sell With a Licensed Broker for One Flat Fee
Get your Florida home on SWFLA MLS or Stellar MLS with a licensed broker for one flat listing fee instead of a percentage. Nothing is due upfront.

Sal DiBenedetto, a licensed Florida real estate broker with The DiBe Group, brokered by eXp Realty, lists homes on both of the MLS systems that cover the west coast and center of the state: SWFLA MLS for Lee, Collier and nearby counties, and Stellar MLS from Charlotte County to Orlando, Tampa Bay, Ocala, Gainesville and Daytona. Use this page to see how it works, which MLS your home belongs on, and to find the page for your county or city.
How a Flat Fee MLS Listing Works in Florida
- Free consultation. Call or text Sal at 239-256-5005, or use the form below. We talk about your home, your timeline and what you need to net.
- Pricing from real comps. Sal pulls recent sales that match your home’s neighborhood, condition, flood zone and features, not a citywide average.
- Listing prep. Photos, a written description and the details Florida buyers ask about first: roof age, flood zone, HOA or condo documents and storm history.
- MLS listing. Your home goes on the MLS local buyer agents search (SWFLA MLS or Stellar MLS, and both in Charlotte County when it helps), then syndicates to the major home search sites.
- Showings and offers. Buyer agents schedule showings through the MLS system. Sal reviews every offer with you and helps negotiate price, inspections, financing and closing terms.
- Contract to closing. We track deadlines with the title company, lender and association through closing day.
- Paid at closing. Nothing is due upfront. The flat listing fee comes out of your proceeds at closing.
Which MLS Covers Your Florida Home?
Buyer agents search the MLS that serves their market, so your listing needs to be on the right one. Here is how the areas we serve break down.
| Region | Counties | MLS |
|---|---|---|
| Southwest Florida | Lee, Collier, Hendry, Glades | SWFLA MLS |
| Charlotte Harbor | Charlotte | Stellar MLS and SWFLA MLS |
| Sarasota and Manatee | Sarasota, Manatee, DeSoto, Hardee | Stellar MLS |
| Tampa Bay and Nature Coast | Hillsborough, Pinellas, Pasco, Hernando, Citrus, Levy | Stellar MLS |
| Central Florida | Orange, Osceola, Seminole, Lake, Sumter, Polk, Highlands | Stellar MLS |
| North Central and East Coast | Marion, Alachua, Volusia, Flagler | Stellar MLS |
Stellar MLS is owned by Realtor associations across Central and West Florida, including Orlando, Tampa, Sarasota-Manatee, Venice, Punta Gorda-Port Charlotte, Ocala, Gainesville, Flagler, Citrus and Lake-Sumter (Stellar MLS, 2026). SWFLA MLS serves the Naples, Bonita Springs-Estero, Fort Myers and Cape Coral boards.
What a Percentage Commission Costs on a Florida Home
Florida’s statewide median sale price was $420,000 for single-family homes and $295,000 for condos and townhouses in the third quarter of 2026 (Florida Realtors, Q3 2026). Here is what a percentage listing commission looks like at those prices and a few others.
| Sale price | 3% commission | 6% commission |
|---|---|---|
| $295,000 (Florida median condo/townhouse) | $8,850 | $17,700 |
| $420,000 (Florida median single-family home) | $12,600 | $25,200 |
| $650,000 | $19,500 | $39,000 |
| $1,000,000 | $30,000 | $60,000 |
With a percentage commission, the listing cost rises with your price. With a flat fee listing, the listing side is one set fee no matter what your home sells for. Buyer-agent compensation is separate. Since the 2024 NAR settlement it is negotiated case by case, and Sal walks you through your options before you list.
Why Florida Sellers Are Choosing Flat Fee Listings
Much of Florida has shifted from the fast seller’s market of 2021 and 2022 to a slower, more balanced market. In many areas homes are taking longer to sell, more listings carry price reductions, and buyers are negotiating harder on price, repairs and insurance. When the sale price is under pressure, the cost of selling matters more, and a percentage commission takes a fixed share of whatever price you get.
A flat fee listing keeps the listing side of that cost set from day one, while you still get full MLS exposure, a broker who knows how to price against current comps, and help with the documents that slow Florida deals down: wind mitigation and four-point reports, elevation certificates, condo milestone inspections and HOA approvals. Sellers who also own rentals or vacation homes, who are selling inherited property, or who are selling from out of state often find the flat fee model fits how they want to work.

Florida Seller Basics Wherever You Sell
- Documentary stamp tax: $0.70 per $100 of the sale price on the deed in every county we serve, customarily paid by the seller. On a $420,000 sale that is $2,940.
- Owner’s title insurance: who customarily pays depends on the county. In Lee, Charlotte and Alachua counties the seller usually pays; in Collier and Sarasota counties the buyer usually does. Each county page explains the local custom, and the contract decides.
- Flood disclosure: Florida now requires sellers to disclose known flood damage, flood insurance claims and federal flood assistance. See our Florida flood disclosure guide.
- Condo sales: buildings three stories or taller need milestone inspections, and associations must have structural integrity reserve studies. Buyers receive these with the condo documents, so request them early.
- Property taxes: Florida taxes are paid in arrears, so sellers credit buyers for their share of the current year at closing.

Florida Flat Fee MLS FAQ
What is a flat fee MLS listing in Florida?
It is a listing with a licensed Florida broker where you pay one flat listing fee instead of a percentage of your sale price. Your home goes on the local MLS and syndicates to major home search sites. Nothing is due upfront, and the fee is paid at closing.
Which parts of Florida do you cover?
Sal lists homes on SWFLA MLS for Lee, Collier, Hendry and Glades counties, and on Stellar MLS for Charlotte, Sarasota, Manatee, Tampa Bay, Central Florida, Ocala, Gainesville, Volusia and Flagler counties. Charlotte County listings can go on both.
Do I have to pay anything before my home sells?
No. Nothing is due upfront. The flat listing fee is paid from your proceeds at closing.
Do I still need to offer a buyer’s agent commission?
Not automatically. Since the 2024 NAR settlement, buyer-agent compensation is negotiated separately. You decide whether to offer it, and Sal explains how it may affect buyer interest for your home.
Can I sell from out of state?
Yes. Many Florida sellers are seasonal or have already moved. Sal coordinates showings, offers and closing remotely, and most documents can be signed electronically.
