Flat Fee Listing in Polk County, FL: Sell Your Lakeland or Winter Haven Home for One Flat Fee
Full Stellar MLS exposure for homes, lakefront properties, 55+ homes and acreage across Polk County, with nothing due upfront and one flat fee paid at closing.
Quick answer: A flat fee listing in Polk County puts your Lakeland, Winter Haven, Davenport or Haines City home on Stellar MLS for one flat listing fee instead of a percentage commission. Nothing is due upfront; the fee is paid at closing. You get full MLS exposure with syndication to Zillow, Realtor.com and Redfin, professional photos, pricing help and offer and contract support from a licensed Florida broker.
Polk County is the largest inland county in Florida’s I-4 corridor, sitting between Tampa and Orlando, and it has been one of the state’s fastest growing counties for years. The University of Florida’s Bureau of Economic and Business Research (BEBR) estimated about 847,000 residents as of April 2025, up from roughly 725,000 in the 2020 Census. That growth brought a wave of new subdivisions around Davenport, Haines City, Lakeland and Winter Haven, and it changed the resale market. Today a typical Polk seller is competing not only with neighbors but also with builders offering incentives on brand-new homes down the road. A well-priced, well-presented MLS listing matters more here than it did a few years ago.
I am Sal DiBenedetto, a licensed Florida real estate broker with The DiBe Group, brokered by eXp Realty. I list Polk County homes, land and groves on Stellar MLS, the multiple listing service used by agents from Tampa Bay to Orlando. A flat fee MLS Polk County listing gives your property the same reach as a full-commission listing while keeping more of your equity at the closing table. If you are comparing options across the state, the Southwest Florida flat fee listing hub explains the program in more detail.
What is the Polk County housing market like in 2026?
Polk’s market has shifted from the frenzy of 2021 and 2022 to a more balanced pace. Redfin reported a county median sale price of about $318,000 for the three months ending August 2026, roughly flat (up about 0.9%) from a year earlier, with a median of about 70 days on market compared with about 57 days the year before. About 1,114 homes sold in August 2026. Homes still closed close to asking on average, around 98.4% of list price, but Zillow data show roughly 27% of listings taking a price cut and about 5,150 homes for sale in August 2026. Momentum-style trailing-12-month data put supply near 5.8 months, which is at the upper end of a balanced market.
The biggest difference from coastal counties is new construction. Recent trailing-12-month data suggest roughly half of Polk sales have been new homes, many in Davenport, Haines City and the Lakeland-Winter Haven area. Builders can offer rate buydowns and closing cost credits that resale sellers cannot easily match. Your advantage as a resale seller is usually a lower price per square foot, established landscaping, a larger lot, no or lower CDD assessments, and the ability to close on a predictable timeline. A flat fee listing lets you put more of the savings into pricing or concessions without giving up MLS exposure.
| Area | Recent median sale price | Period / source |
|---|---|---|
| Polk County (all) | ~$318,000 | 3 months ending Aug 2026, Redfin |
| Lakeland | ~$310,000 | Jan–Mar 2026 average, Redfin |
| Winter Haven | ~$291,000 | Aug 2026, Redfin |
| Haines City | ~$332,000 | Sept 2026, Redfin |
| Solivita (Poinciana, 55+) | ~$308,000 | Trailing 12 months, small sample |
| Wynnstone (Davenport) | ~$383,000 | Trailing 12 months, small sample |
Figures are approximate and rounded. Community medians rest on small numbers of sales and can swing from month to month. A pricing review for your specific address will be more accurate than any county average.
How much can a flat fee listing save on a typical Polk County sale?
Commissions in Florida are always negotiable, but many sellers have historically paid 5% to 6% in total, often split between the listing brokerage and the buyer’s brokerage. On a home selling near the Polk County median of about $318,000, a 6% total commission would be about $19,080, and the listing side alone at 3% would be about $9,540. With a flat fee listing you pay one flat listing fee for the listing side instead of a percentage, so the fee does not grow as your price goes up.
| Example: $318,000 sale | Listing-side cost | Notes |
|---|---|---|
| Traditional listing at 3% | ~$9,540 | Percentage rises with price |
| Traditional listing at 2.5% | ~$7,950 | Still tied to sale price |
| Flat fee listing | One flat listing fee | Same fee whether you sell for $250K or $450K; request a quote |
| Buyer’s agent compensation | Your choice | Negotiated separately; not shown on MLS |
Under the 2024 National Association of Realtors settlement rules, buyer agent compensation is no longer advertised on the MLS. You decide whether to offer anything toward a buyer’s agent, and it can be negotiated in the offer. In a market where new construction competes for the same buyers, many Polk sellers do choose to offer some buyer agent compensation or a closing cost credit, and I will help you weigh that. For more on how this works, read who pays the buyer’s agent in Florida, and use the seller net sheet to estimate what you walk away with.
Property types we list across Polk County
Newer subdivision homes in Davenport, Haines City and Poinciana
The northeast corner of the county along US-27 and I-4 is where most of Polk’s recent growth has happened. Communities such as Wynnstone, Geneva Landings, Bradbury Creek, Crosswinds and Lawson Dunes have been among the most active in recent sales data. Many of these homes are only a few years old, which means buyers compare them directly with the builder’s current model. Strong photos, clear disclosure of CDD and HOA fees, and a price that reflects the incentives buyers can get from builders are the keys to selling here.
Vacation and short-term rental homes near Orlando’s attractions
Davenport and the Four Corners area sit about a half-hour drive from the Disney area, so there are many pool homes and townhomes that have been used as vacation rentals. These sell to a mix of owner-occupants and investors. If your home is furnished, rented on a platform, or in a resort-zoned community, we will spell out what conveys, rental history you are willing to share, and any community rules on short-term rentals so buyers can make a clean decision.
Lakefront and Chain of Lakes homes in Winter Haven and Lakeland
Polk has hundreds of named lakes. Winter Haven’s Chain of Lakes is the best known, with a northern chain of about 10 lakes and a southern chain of about 16 principal lakes connected by canals. Lakeland has its own in-town lakes such as Lake Hollingsworth, Lake Morton and Lake Parker. Lakefront homes command a premium, but buyers ask detailed questions about seawalls or shoreline, docks, boat access through the canals, flood zone, and permits for any shoreline work. We list those details up front.
55+ and active adult communities
Polk is a major retirement destination. Solivita, in the Polk County portion of Poinciana, is one of the largest 55+ communities in Central Florida. Lake Ashton near Lake Wales, Cypress Lakes and Sandpiper Golf and Country Club in Lakeland, Traditions at Lake Ruby in Winter Haven, and Del Webb Orlando and High Vista at Ridgewood Lakes near Davenport are other well-known active adult options. Several Lakeland communities, including Highland Fairways and Foxwood Lake Estates, are built around manufactured homes, some on owned land and some on leased lots. We confirm age restrictions, HOA approval steps and land ownership before listing.
Rural acreage, groves and mini-ranches
Outside the cities, Polk is still agricultural. The USDA’s 2026 Commercial Citrus Inventory ranked Polk first in Florida with about 37,500 acres of commercial citrus, ahead of Highlands County. Around Bartow, Fort Meade, Mulberry, Lake Wales and Frostproof you will find groves, pasture and homes on five, ten or more acres. These listings need accurate acreage, zoning, well and septic details, fencing and outbuildings, and the status of any agricultural classification.
Historic and in-town homes
Lakeland’s Dixieland and Lake Morton districts, downtown Bartow and older parts of Winter Haven and Lake Wales have early twentieth century bungalows and Mediterranean Revival homes. Buyers love the character but ask about roof age, electrical and plumbing updates, and any historic district review for exterior changes.
Polk County seller issues to plan for
- Hurricane history. Hurricane Ian crossed Polk in 2022, and Hurricane Milton in October 2024 brought gusts in the 80 to 90 mph range, with about 87 mph recorded at Winter Haven’s Gilbert Airport, and 10 to 15 inches of rain in western Polk, per the National Weather Service. Lakeland-Linder International Airport set a one-day rainfall record of about 8.93 inches. Buyers and insurers will ask about roof age, repairs and any water intrusion.
- Insurance. Insurance cost is now part of every Polk buyer’s budget. Recent data show an average premium of roughly $1,900 a year in the county and several thousand Citizens policies in force as of April 2026. A newer roof, a wind mitigation report and a four-point inspection can make your home easier to insure and easier to sell.
- Sinkholes and ground cover collapse. Central Florida’s karst limestone makes sinkholes a known local issue, and a deep sinkhole opened beside a Polk home in January 2024. If your property has had a sinkhole claim, repair or stabilization, Florida law requires disclosure, and buyers will want the engineering reports.
- CDDs and HOAs. Many newer Davenport, Haines City and Lakeland subdivisions are in Community Development Districts. CDD assessments appear on the property tax bill and can include a debt portion that continues for years. We show the full annual figure so buyers are not surprised.
- Impact fees and new construction. Polk County commissioners moved to raise impact fees in 2024, which tends to push up the price of new homes. That can help resale sellers, since an existing home already has those costs built in.
- Flood zones and lakes. Lakefront homes, properties near the Peace River and low-lying areas such as those around Lake Bonny in Lakeland can sit in flood zones or have flooding history. Florida now requires a flood disclosure for residential sales; see our guide to Florida flood disclosure for home sellers.
- Phosphate and agricultural land. Southwest Polk around Mulberry and Bartow sits in the Bone Valley phosphate region, and buyers of rural land often ask about past mining, reclaimed land and agricultural classification. We point buyers to the Polk County Property Appraiser records for classification and to their own due diligence for land use.

Polk County closing costs for sellers
- Documentary stamp tax on the deed: 0.70% of the sale price statewide, customarily paid by the seller. On a $318,000 sale that is about $2,226.
- Owner’s title insurance: in much of Central Florida the seller customarily pays for the owner’s policy and chooses the title company, but this is negotiable in the contract. Your title company will confirm local custom and the promulgated rate.
- Prorated property taxes: Florida property taxes are paid in arrears, so the seller credits the buyer for taxes from January 1 to the closing date. Bills are issued by the Polk County Tax Collector, and assessed values and exemptions are set by the Polk County Property Appraiser.
- CDD and HOA items: payoff letters, estoppel fees and any special assessments.
- Mortgage payoff, liens and municipal searches, including any open permits or code liens with the county or your city.
- Your listing fee and any buyer agent compensation or seller credit you agree to.
If you have a homestead exemption, remember that the buyer’s tax bill will be recalculated after the sale, and your Save Our Homes benefit may be portable to your next Florida home if you apply in time. Ask the Polk County Property Appraiser’s office about portability when you buy again.
When is the best time to list a home in Polk County?
Polk sees buyers year-round because of steady in-migration and its location between two large job markets. Late winter and spring tend to bring the most activity, when seasonal residents, retirees shopping 55+ communities and families planning summer moves are all in the market. Summer still works for families relocating before the school year. Fall can be slower around hurricane season, and insurers sometimes pause new policies when a storm is near, which can delay closings. With median days on market around 70 days in 2026, plan for roughly two to three months from listing to contract, plus a typical 30 to 45 day closing period.
Tips for selling your Polk County home
- Know your competition. Look at what builders within a few miles are offering, then price and present your home to win on value.
- Get a wind mitigation report and four-point inspection if your home is older. They help buyers get insurance quotes quickly.
- Have your CDD, HOA and tax numbers ready. Buyers in Davenport and Haines City will ask about them first.
- Highlight lake access, lot size and mature trees. These are things new subdivisions often cannot offer.
- Fix small items before photos. Clean, bright, well-lit homes stand out among thousands of active listings.
- Disclose known issues, including hurricane repairs, sinkhole history and flood events. Clear disclosure reduces renegotiation later.

Polk County Flat Fee Listing FAQ
How does a flat fee listing work in Polk County?
You pay one flat listing fee instead of a percentage commission to list your Polk County home on Stellar MLS. Nothing is due upfront; the fee is paid at closing. Your home syndicates to Zillow, Realtor.com and Redfin, and you get professional photos, pricing help and offer and contract support from a licensed Florida broker throughout the sale.
Which MLS will my Polk County home be listed on?
Polk County homes are listed on Stellar MLS, the multiple listing service used by agents across Central and West Central Florida, including Tampa Bay and the Orlando area. That means agents in Lakeland, Winter Haven, Davenport, Tampa and Orlando can all see your listing, and it feeds the major consumer home search sites.
How much does a flat fee listing cost in Polk County?
The cost is one flat listing fee for the listing side, quoted for your property, rather than a percentage of the sale price. Nothing is due upfront; it is paid at closing. Any compensation you choose to offer a buyer’s agent is separate and up to you. Request a quote through the form on this page.
Do I have to pay the buyer’s agent?
No. Since the 2024 NAR settlement, buyer agent compensation is not shown on the MLS and is negotiated separately. You can offer nothing, a set amount, or a closing cost credit, or respond to what a buyer requests in an offer. Because Polk builders often offer incentives, many resale sellers choose to offer something, but it is your decision.
Can I sell a home in a CDD in Davenport or Haines City with a flat fee listing?
Yes. Many newer homes in Davenport, Haines City and Lakeland are in Community Development Districts. We list the annual CDD assessment and HOA dues clearly, gather estoppel information, and explain to buyers how the assessments appear on the Polk County tax bill. Clear numbers up front help avoid surprises during the contract period.
How long does it take to sell a house in Polk County right now?
Redfin reported a median of about 70 days on market in Polk County in August 2026, up from about 57 days a year earlier. After an accepted offer, a financed closing usually takes another 30 to 45 days. Well-priced homes with good photos and clear fee disclosures tend to sell faster than average.
Do you list acreage, groves and manufactured homes in Polk County?
Yes. I list rural acreage, citrus groves, mini-ranches and manufactured homes around Bartow, Lake Wales, Mulberry, Fort Meade and Frostproof, as well as manufactured homes in 55+ communities. We document acreage, zoning, well and septic, outbuildings, land ownership versus leased lots, and agricultural classification so buyers and lenders have what they need.
What closing costs does a Polk County seller usually pay?
Typical seller costs include Florida documentary stamp tax of 0.70% of the price, the owner’s title policy where that is the local custom, prorated property taxes billed by the Polk County Tax Collector, any CDD or HOA payoffs and estoppel fees, and your mortgage payoff. Your listing fee and any buyer agent compensation you agree to are also paid at closing.
