About Punta Gorda

Punta Gorda sits on the south bank of the tidal Peace River and the eastern shore of Charlotte Harbor, about 23 miles north of Fort Myers on U.S. 41 (Wikipedia, Oct 2026). The city covers about 15.5 square miles of land and grew from 19,471 residents in the 2020 Census to an estimated 20,383 in 2025 (U.S. Census Bureau QuickFacts, Oct 2026). It incorporated on December 3, 1887. For history, downtown and lifestyle, see our Punta Gorda overview.

For buyers, the key point is that a Punta Gorda mailing address does not mean the home is inside the city. ZIP codes 33950, 33955, 33980, 33982 and 33983 all carry the Punta Gorda name and reach into unincorporated Charlotte County, including Babcock Ranch and Deep Creek. City or county location changes your taxes, utilities, building department and assessments.

Punta Gorda Housing Options

Punta Gorda’s housing falls into a few groups, each with its own checklist:

  • Saltwater canal homes. Concentrated in Punta Gorda Isles and Burnt Store Isles, usually with a seawall, dock and often a boat lift. Price depends heavily on the route and time to open water, not only on the house.
  • Golf and lake communities. Seminole Lakes and the golf side of Burnt Store Isles were built by the same developer as Punta Gorda Isles (Wikipedia, Oct 2026) and suit buyers who want the city without canal upkeep.
  • Condos. Harbor-view buildings near downtown and smaller buildings on the canals. Florida’s post-Surfside rules require milestone inspections and reserve studies for buildings three or more stories tall, so read the association documents closely.
  • Older homes near downtown. Cottages and bungalows in the historic grid are the city’s oldest housing. Many were repaired or rebuilt after Hurricane Charley in 2004 under stronger hurricane codes (Wikipedia, Oct 2026).
  • Manufactured homes. Several 55+ manufactured-home communities carry Punta Gorda addresses. Ownership structures vary (owned lot, co-op share or land lease), which affects financing. Our manufactured homes guide explains the differences.
  • New construction. Almost all of it is outside the city limits, led by Babcock Ranch (see below).

Owner occupancy in the city is 81.7% (ACS 2020-2024), yet 22.9% of housing units were vacant at the 2020 Census, a figure that includes seasonal homes (Wikipedia, citing the 2020 Census, Oct 2026). In practice, many sellers are part-year residents who may not be in town during the sale.

Punta Gorda Neighborhoods and Communities

  • Punta Gorda Isles (PGI). Created in 1959, with canals originally dredged about 100 feet wide and 17 feet deep; the fill raised the adjacent lots (Wikipedia, Oct 2026). PGI took the most seawall damage in Hurricane Ian, with more than 6.5 miles of affected canal (WUSF, Feb 2023).
  • Burnt Store Isles (BSI). South of downtown, with newer and generally larger canal homes plus a golf course. About three-quarters of a mile of BSI canal had Ian seawall damage (WUSF, Feb 2023).
  • Seminole Lakes. A golf community from the same developer as PGI (Wikipedia, Oct 2026), for buyers who want lake views rather than canal frontage.
  • Downtown and the Historic District. Older homes, condos and townhomes within walking distance of the Harborwalk and restaurants. Parts of downtown flooded in Helene and Milton in 2024.
  • Deep Creek and Suncoast Lakes. North of the Peace River, west of Harbour Heights and east of Port Charlotte (Wikipedia, Oct 2026). Mostly inland single-family homes at lower prices than the canal neighborhoods. Deep Creek is in unincorporated Charlotte County.
  • Babcock Ranch. A master-planned town in eastern Charlotte County with a Punta Gorda mailing address. The county had issued 4,219 single-family certificates of occupancy there since March 2017, with 62 new single-family permits in July 2026 alone (Charlotte County, Jul 2026).

New Construction and Builders

New homes with a Punta Gorda address are mostly in unincorporated Charlotte County. Babcock Ranch neighborhoods include Tuckers Cove and Willowgreen (Lennar), Verde and Lake Timber (Pulte Homes), Regency at Babcock Ranch (Toll Brothers), The Sanctuary (William Ryan Homes), Creekside Run (Dream Finders Homes) and Townwalk townhomes (Park Square Homes). Elsewhere, look at Esplanade at Starling (Taylor Morrison), Willow and Webbs Reserve (Lennar), Turnleaf (Dream Finders Homes and Lennar), Heritage Station (Maronda Homes) and Cassia Bay (Pulte Homes) (Homes.com, Oct 2026). Cassia Bay’s 100-lot Phase 1A plat was under county review in July 2026 (Charlotte County, Jul 2026).

Advertised base prices ran from about $204,000 for townhomes to more than $545,000 for larger single-family plans in October 2026 (Homes.com, Oct 2026). Base prices exclude lot premiums and options. Ask each builder for all community fees and any special-district assessment before comparing a new home with a resale.

Location and Commute

  • Fort Myers: about 23 miles south on U.S. 41 (Wikipedia, Oct 2026). See Fort Myers homes for sale if you are comparing the two.
  • Venice: about 30 miles northwest on U.S. 41; Arcadia: about 25 miles northeast on U.S. 17 (Wikipedia, Oct 2026).
  • I-75: runs east of the city, with Exit 164 (U.S. 17) and Exit 161 (Jones Loop Road) serving Punta Gorda (AARoads, Oct 2026).
  • Port Charlotte: directly across the Peace River on the Barron Collier and Gilchrist bridges.
  • Punta Gorda Airport (PGD): a former World War II Army airfield with scheduled Allegiant Air service and seasonal Sun Country flights (Wikipedia, Oct 2026). Southwest Florida International (RSW) in Fort Myers is the larger hub. Working residents average a 27.4-minute commute (ACS 2020-2024).

Flood, Hurricane and Insurance Notes

Punta Gorda sits about 7 feet above sea level (Wikipedia, Oct 2026), and First Street’s model on Redfin rates the city’s flood risk as extreme (Redfin, Oct 2026). The recent record backs that up:

  • Hurricane Charley (2004) and Hurricane Ian (2022) both hit the area as Category 4 storms. Ian left nearly 600 canal properties with some level of seawall damage (WUSF, Feb 2023).
  • Helene and Milton (2024) flooded parts of downtown less than three weeks apart. One downtown pub took about four feet of water in Helene and closer to five feet in Milton (WGCU, Oct 2024).
  • Flood insurance discount: FEMA kept the City of Punta Gorda at CRS Class 5, a 25% discount on most NFIP policies issued or renewed from April 1, 2025 (InsuranceNewsNet/Punta Gorda Sun, Nov 2024). Unincorporated Charlotte County is also Class 5 (Charlotte County, Sep 2025).
  • Wind insurance: Citizens Property Insurance cut homeowners multiperil rates an average of 8.8% statewide for 2026, effective for new policies July 1 and at renewal for existing ones (Citizens, Mar 2026). Your quote still depends on roof age, opening protection and elevation.

Before you are under contract, ask for the elevation certificate, the wind mitigation report and any flood claim history. Our hurricane guide for buyers covers inspections and quotes; our Florida flood disclosure guide explains what sellers now must tell you about past flooding and claims.

Tips for Buying in Punta Gorda

  • Confirm city or county. Check the property appraiser’s taxing district first. City parcels pay city millage and use city utilities and permitting; many “Punta Gorda” listings do not.
  • Map the boat route. If you have a boat, check the water depth at the dock, the route to Charlotte Harbor, any fixed bridges and the run time before you fall for the house.
  • Get the seawall history. Ask whether the wall was replaced after Ian and get the paperwork. Owners are responsible for their own docks, lifts, fences and utility lines near the seawall (WUSF, Feb 2023). Ask the city what the canal maintenance assessment is for that parcel.
  • Watch older ground-level homes. In a high-risk flood zone, a major renovation can trigger FEMA’s substantial-improvement rule, which may require elevating the home. Price that in before you plan a remodel.
  • Agent compensation. Since the 2024 NAR settlement, buyer-agent compensation is set in a written agreement and is negotiable. See who pays the buyer’s agent in Florida.

The local Punta Gorda-Port Charlotte-North Port Realtor association belongs to Stellar MLS (Showcase IDX, Oct 2026), and Sal works in both Stellar and the Southwest Florida MLS, so he can pull listings and sold comps from either side of the county line.
