About Belle Lago

Belle Lago (“beautiful lake” in Italian) was developed by Toll Brothers, with homes completed between 2004 and 2014. The community of 447 homes is gated and laid out around a series of lakes, preserves and small neighborhood parks, so many homes enjoy water or nature views. Streets like Maddelena Circle, Sedonia Circle and La Serena Drive wind through the community, with walking and jogging paths connecting everything to the clubhouse.

Belle Lago is open to all ages. Owners include full-time families, professionals who commute to Fort Myers or Naples, retirees and seasonal residents, all drawn by its central Estero location west of I-75 and its larger-than-average homes.

Belle Lago Housing Options

Belle Lago is made up entirely of single-family homes: estate homes and villa-style homes in one- and two-story Toll Brothers floor plans. Recent listings range from roughly 2,500 to more than 4,900 square feet under air, with three to five bedrooms, many with dens, pool cages and lake views.

  • Villa-style homes: the smaller single-family plans, popular with seasonal owners who want a pool and lanai without a large yard.
  • Estate homes: larger one- and two-story plans on bigger lots, many with lake frontage, three-car garages and outdoor kitchens.

Homes were built between 2004 and 2014, so buyers will find a mix of original and fully updated interiors. Compare with other Estero homes for sale.

Belle Lago Builders & Floor Plans

Toll Brothers built every home in Belle Lago, bringing the semi-custom luxury approach the builder is known for, with buyers choosing from multiple elevations and options when the homes were built. Because the community was built over ten years, finishes and layouts evolved over time, and later homes often have more open floor plans. Many owners have since added summer kitchens, extended lanais, impact windows and whole-home generators.

As a Florida general contractor as well as a broker, Sal can help you judge which updates add real value and which ones affect insurance, such as roof age, windows and wind-mitigation features. See Toll Brothers’ other nearby community, The Reserve at Estero, for a smaller-home alternative.

Belle Lago Amenities

  • Mediterranean-style clubhouse with lounge, billiards room, library and community room
  • Resort-style pool, wading pool and spa
  • Fitness center with aerobics room
  • Four clay tennis courts, plus pickleball, bocce and basketball courts
  • Walking and jogging paths and five small community parks
  • Gated entry

There is no golf course and no golf membership, which keeps Belle Lago’s costs simpler than bundled-golf communities nearby.

Belle Lago Location & Commute

  • Southwest Florida International Airport (RSW): about 15 minutes

Belle Lago HOA Fees (No CDD)

HOA membership is mandatory. Recent MLS listings show HOA dues of about $2,210 per quarter (about $8,840 per year) and a one-time transfer/capital fee of about $3,675 at closing. Dues help cover the gated entry, clubhouse and amenities, and common-area and exterior yard maintenance.

Belle Lago Market Snapshot

Over the past 12 months, 23 Belle Lago homes sold at a median of about $910,000, or about $234 per square foot, and current list prices range from about $568,000 to $1.15 million. Larger lakefront estate homes with pools and recent updates sell at the top of the range, while original-condition villa-style homes offer the lowest entry point.

With only a couple dozen sales a year, each sale moves the market, so sellers should price from the most recent comparable model and lot type. Get a free valuation on our What’s My Home Worth? page.

Who Belle Lago Is Best For

Belle Lago fits buyers who want a larger single-family home in a gated community west of I-75, close to Coconut Point, the beaches and the airport, without CDD debt or golf fees. Families like the space and parks, while seasonal owners value the gate and exterior maintenance. If you want a lower price point, compare The Reserve at Estero or Bella Terra; if you want newer construction, compare Verdana Village.

Tips for Buying in Belle Lago

Compare listings by model, lot and lake frontage first, then by updates. Ask for the roof permit date, AC age and window type, and request the wind mitigation and four-point reports, since homes from 2004 to 2014 vary a lot in insurance cost. Confirm the flood zone and get homeowners and flood quotes during your inspection period, and review the HOA budget, reserves and the one-time capital contribution due at closing. Our Southwest Florida Hurricane Center explains flood zones and insurance savings.
