About Verdana Village
Cameratta Companies, Lennar and Pulte announced Verdana Village in May 2021 as a new 2,400-home community in Estero. The land plan wraps homes around 31 lakes and roughly 1,200 acres of preserved land, so many homesites back up to water or natural areas instead of neighbors. A staffed gate controls access, and the community is being built in phases, with the West Village largely complete and East Village construction under way.
Local reports put Verdana Village at roughly 80% sold in 2026, which means buyers today choose between remaining new-construction inventory and a growing number of resales from original owners. That mix gives buyers more flexibility on price, move-in timing and lot location than a brand-new community usually offers.
Verdana Village Housing Options
Verdana Village is made up entirely of single-family homes and villas, with no condos or townhomes. Floor plans range from about 1,400 square feet in the villa collection to more than 3,200 square feet in the larger single-family designs, with two to five bedrooms.
- Villas: about 1,400–1,560 sq ft, a lower-maintenance option for seasonal owners and downsizers (Lennar’s villa collection has sold out, so these are resale only).
- Executive homes: about 1,850–3,230 sq ft on mid-size lots, popular with families and full-time residents.
- Manor homes: about 2,240–3,280 sq ft on wider lots, many with lake or preserve views and room for a pool and outdoor kitchen.
Lawn care and irrigation for your own lot are included in the neighborhood association dues for many sections, one reason Verdana appeals to seasonal residents.
Verdana Village Builders & Floor Plans
Lennar and Pulte are the two builders at Verdana Village. Lennar’s collections include the Executive series (models such as the Trevi, Marsala, Amalfi, Venice and Monte Carlo) and the Manor series (models such as the Princeton II, Tivoli, Summerville II, Richmond and Sorrento), with builder list prices recently ranging from the mid-$300,000s to the mid-$600,000s before lot premiums and options. Pulte offers its own single-family designs in separate neighborhoods of the community.
Because both builders are selling alongside resales, compare total cost carefully: a resale may already include a pool, upgraded flooring, window treatments and landscaping that add tens of thousands of dollars to a new build. Bring your own agent on your first visit to a Lennar or Pulte sales center so you have representation. See all Estero new construction for other builders in the area.
Verdana Village Amenities
Verdana Village is known for its sports and social amenities, centered on the West Amenity Center, with an East Amenity Center planned for 2027:
- Indoor, air-conditioned courts for pickleball, tennis and basketball, plus outdoor courts and a racquet pro shop
- Fitness center and movement studio
- Resort-style pool and spa with a pool bar
- On-site dining and lounges, including Drift, The Craft Lounge and Paradise Pool Bar
- Bocce, dog park and playground
- Lakes, preserves and walking paths throughout the community
The association sets an annual food-and-beverage minimum (about $480 per year in 2025), so plan on using the restaurants a few times a month.
Verdana Village Location & Commute
Verdana Village sits on Corkscrew Road east of I-75 in the 33928 ZIP code. The Publix-anchored Shoppes at Verdana Village opened next to the community in 2024, so groceries, dining and services are minutes away. Heading west on Corkscrew Road leads to I-75, Miromar Outlets, Florida Gulf Coast University, Coconut Point and Southwest Florida International Airport (RSW).
Because Verdana is on the eastern side of Estero, expect a longer drive to the Gulf beaches than communities west of I-75, and plan around seasonal traffic on Corkscrew Road. In exchange you get newer construction, larger preserves and a quieter setting.
Verdana Village HOA & CDD Fees
Verdana Village is in the V-Dana Community Development District, which appears on your property tax bill. Recent CDD assessments have run roughly $1,400 to $3,300 per year depending on the lot, and most of that repays the bonds that built roads, utilities and amenities.
- Master association: about $178.50 per month (2025)
- Neighborhood association: about $175–$210 per month depending on lot width, including lawn care and irrigation for many sections
- Food-and-beverage minimum: about $480 per year
- One-time costs at closing: amenity, capital contribution and irrigation fees that differ for new builds and resales
Fees change every year, so always review the current budget, estoppel letter and tax bill for the exact home you are buying. Estimate your monthly payment with our SWFL mortgage calculator.
Verdana Village Market Snapshot
Verdana Village prices typically run from the mid-$300,000s for smaller new-construction homes to $1 million or more for larger, upgraded homes on premium lake lots. Resales that already have a pool, lanai extension and upgrades often compete directly with new-construction inventory, so pricing and negotiating strategy matter on both sides.
