About Vista WildBlue
Lennar unveiled Vista WildBlue in 2019 as a new neighborhood within WildBlue, the 3,000-acre lake community between Corkscrew Road and Alico Road east of I-75. Vista has its own gated entrance and is built around Lake Vista, one of WildBlue’s three lakes, so many homes have long water views and western or eastern exposures over the lake.
Because Vista WildBlue is part of the larger WildBlue community, owners get access to WildBlue’s amenities while living in a neighborhood of more consistent, newer Lennar construction. Mailing addresses typically read Fort Myers, 33913. Because the neighborhood was built out over a relatively short period, most homes share similar construction standards, roof ages and energy-efficient systems, which makes comparing resales simpler than in older communities.
Vista WildBlue Housing Options
Vista WildBlue offers single-family homes only, in three Lennar collections:
- Executive homes: the entry collection, popular with first-time Southwest Florida buyers and seasonal owners.
- Manor homes: mid-size one- and two-story designs such as The Summerville, with room for a pool and lanai.
- Estate homes: the largest plans, up to about 3,800 sq ft with up to six bedrooms, many on lakefront homesites.
Across the three collections Lennar offered about 15 models. Lake-view and lakefront homesites carry premiums over preserve or interior lots, so compare resale prices by lot type, not just by square footage.
Vista WildBlue Builders & Floor Plans
Lennar is the only builder in Vista WildBlue. When the neighborhood launched in 2019, Executive homes started around the high $300,000s; today resales generally list from the mid-$700,000s to about $1.8 million depending on the model, lot and upgrades. Lennar’s “Everything’s Included” approach means many homes came with upgraded appliances, finishes and smart-home features from the factory.

Lake Vista does not connect to the main WildBlue Lake. Owners who want to boat on the big lake trailer their boats to the WildBlue launch. Ask about current lake-use rules before you buy.
Vista WildBlue Location & Commute
Vista WildBlue sits in the WildBlue community east of I-75, a short drive to Florida Gulf Coast University, Miromar Outlets, Gulf Coast Town Center, Hertz Arena and Southwest Florida International Airport (RSW). Coconut Point and the Estero shopping corridor are a bit farther south and west.
Gulf beaches such as Lovers Key and Bonita Beach are west of US-41, so allow extra time in season.
Vista WildBlue HOA & CDD Fees
Vista WildBlue owners pay WildBlue master association dues plus their neighborhood fees, and homes are in a Community Development District whose assessment appears on the property tax bill. WildBlue-area association dues have recently run roughly $4,800 to $7,000 per year including lawn care, and CDD assessments in the WildBlue area are among the highest in Estero.

Start by deciding how much the lake matters to you. Lakefront homes on Lake Vista carry the biggest premiums, so compare them only against other lakefront Lennar homes of the same collection. Next, request the property tax bill to confirm the CDD assessment and whether any bond balance remains, and ask the association for the current budget and any planned special assessments.
Order a full inspection plus a wind mitigation report even on a newer Lennar home, because documented roof straps and impact-rated openings can lower your insurance premium.
