WildBlue is a gated, 3,000-acre lakefront community between Corkscrew Road and Alico Road, just east of I-75 in the Estero and Fort Myers area. About WildBlue
Lennar announced WildBlue in 2018 as a 3,000-acre master-planned community with about 872 acres of lakes and more than 1,300 acres of preserve, planned for roughly 1,000 to 1,100 homes. Homes have been built since 2019. That low density, with more land in water and preserve than in homesites, is what sets WildBlue apart from most Southwest Florida communities.
WildBlue has gated entrances on both Corkscrew Road and Alico Road. Mailing addresses usually read Fort Myers, 33913, even though the community sits on the Estero side of the Corkscrew corridor, so you will see it marketed as both Estero and Fort Myers.
WildBlue Housing Options
WildBlue is made up entirely of single-family homes, from production lake homes to large custom estates, with two to five bedrooms. Most homes back up to one of the community’s lakes, preserves or open space.
- Production homes: Lennar and Pulte designs from about 1,700 to 3,900 sq ft.
- Luxury homes: WCI designs from about 2,000 to 4,000 sq ft and Stock homes from about 2,500 to more than 4,000 sq ft.
- Estate and custom homes: larger lakefront and peninsula homesites, including lots originally released by Stock for custom builds.
WildBlue is not age-restricted and attracts full-time families, seasonal owners and boating enthusiasts.
WildBlue Builders & Floor Plans
Lennar is the master developer. Home sizes by builder have ranged from roughly 1,800 to 3,800 sq ft for Lennar, 1,670 to 3,900 sq ft for Pulte, 2,000 to 4,000 sq ft for WCI and 2,500 to 4,000+ sq ft for Stock, with Stock’s original release including 148 lakefront homesites plus peninsula lots. Newer Lennar homes are also available in the separate Vista WildBlue neighborhood.

WildBlue Amenities
The WildBlue lifestyle centers on the water and on a large clubhouse campus:
- About 13,000 sq ft clubhouse with dining

- Marina and boat ramp on the main WildBlue Lake
- Preserve trails and lakeside walking paths
The community has three separate lakes: WildBlue Lake, Vista Lake and Indigo Lake. They do not connect, so owners on Vista or Indigo trailer their boats to the club launch to use the main lake. Ask about lake access for any home you are considering.
WildBlue Location & Commute
WildBlue sits east of I-75 between Corkscrew Road and Alico Road, close to Florida Gulf Coast University, Miromar Outlets, Gulf Coast Town Center, Hertz Arena and Southwest Florida International Airport (RSW). With entrances on two main roads, residents can head north toward Fort Myers or south toward Estero and Bonita Springs without backtracking.
Beaches such as Lovers Key and Bonita Beach are west of I-75, so plan on a longer drive than from communities near US-41, especially in season.
WildBlue HOA & CDD Fees
WildBlue has some of the highest carrying costs in the Estero area, reflecting its lakes, lake walls and amenities. Budget for:
- Association dues: roughly $4,800 to $7,000 per year, including lawn care on your own lot
- CDD assessments: part of WildBlue is in the WildBlue Community Development District (recently about $2,850 to $5,400 per year), and some homes are in the separate Blue Lake CDD
- Lake repairs: both districts have funded retaining-wall repairs after Hurricane Ian

Recent WildBlue listings have ranged from about $630,000 to more than $4 million, with local reports showing a median sale price around $1.3 million in 2026 and higher medians for large lakefront estates. Lake frontage, the specific lake, lot size and builder are the biggest drivers of price.

Who WildBlue Is Best For
WildBlue fits buyers who want water to be part of daily life. Boaters, anglers and paddlers get private lakes large enough for ski boats and pontoons, without the saltwater maintenance or bridge heights of Gulf-access canal homes in Cape Coral or Fort Myers. Families like the space, trails and clubhouse activities, and seasonal owners appreciate the gated security and lawn care included in the dues.
The trade-offs are cost and distance. WildBlue’s association and CDD fees are among the highest in the Estero area, and the Gulf beaches are farther away than from communities west of I-75. If you want a lower monthly cost with similar newer construction, compare Verdana Village or The Place at Corkscrew. If lake living is the priority, WildBlue and Vista WildBlue are hard to match.
