About WildBlue

Lennar announced WildBlue in 2018 as a 3,000-acre master-planned community with about 872 acres of lakes and more than 1,300 acres of preserve, planned for roughly 1,000 to 1,100 homes. Homes have been built since 2019. That low density, with more land in water and preserve than in homesites, is what sets WildBlue apart from most Southwest Florida communities.

WildBlue has gated entrances on both Corkscrew Road and Alico Road. Mailing addresses usually read Fort Myers, 33913, even though the community sits on the Estero side of the Corkscrew corridor, so you will see it marketed as both Estero and Fort Myers.

WildBlue Housing Options

WildBlue is made up entirely of single-family homes, from production lake homes to large custom estates, with two to five bedrooms. Most homes back up to one of the community’s lakes, preserves or open space.

  • Production homes: Lennar and Pulte designs from about 1,700 to 3,900 sq ft.
  • Luxury homes: WCI designs from about 2,000 to 4,000 sq ft and Stock homes from about 2,500 to more than 4,000 sq ft.
  • Estate and custom homes: larger lakefront and peninsula homesites, including lots originally released by Stock for custom builds.

WildBlue is not age-restricted and attracts full-time families, seasonal owners and boating enthusiasts.

WildBlue Builders & Floor Plans

Lennar is the master developer. Home sizes by builder have ranged from roughly 1,800 to 3,800 sq ft for Lennar, 1,670 to 3,900 sq ft for Pulte, 2,000 to 4,000 sq ft for WCI and 2,500 to 4,000+ sq ft for Stock, with Stock’s original release including 148 lakefront homesites plus peninsula lots. Newer Lennar homes are also available in the separate Vista WildBlue neighborhood.

Because four builders worked here, finishes and construction details vary widely from street to street. A local agent who knows each builder’s product can help you compare resale values fairly. Browse other Estero new construction if you want to compare with active builders.

WildBlue Amenities

The WildBlue lifestyle centers on the water and on a large clubhouse campus:

  • A two-part amenity campus: an 8,500+ sq ft Sports Club and a 21,018 sq ft Social Center with dining
  • Resort pools, fitness center and spa
  • Tennis, pickleball and bocce
  • Marina and boat ramp on the main WildBlue Lake
  • Preserve trails and lakeside walking paths

The community has three separate lakes: WildBlue Lake, Vista Lake and Indigo Lake. They do not connect, so owners on Vista or Indigo trailer their boats to the club launch to use the main lake. Ask about lake access for any home you are considering.

WildBlue Location & Commute

WildBlue sits east of I-75 between Corkscrew Road and Alico Road, close to Florida Gulf Coast University, Miromar Outlets, Gulf Coast Town Center, Hertz Arena and Southwest Florida International Airport (RSW). With entrances on two main roads, residents can head north toward Fort Myers or south toward Estero and Bonita Springs without backtracking.

Beaches such as Lovers Key and Bonita Beach are west of I-75, so plan on a longer drive than from communities near US-41, especially in season.

WildBlue HOA & CDD Fees

WildBlue has some of the highest carrying costs in the Estero area, reflecting its lakes, lake walls and amenities. Budget for:

  • Association dues: roughly $4,800 to $7,000 per year, including lawn care on your own lot
  • CDD assessments: part of WildBlue is in the WildBlue Community Development District (recently about $2,850 to $5,400 per year), and some homes are in the separate Blue Lake CDD
  • Lake repairs: both districts have funded lake bank and retaining-wall repairs, and the Blue Lake CDD sued the original developer over the defects in July 2025

Not every WildBlue address is in the same CDD, so check the property tax bill and estoppel letter for the exact home. Estimate the full payment with our mortgage calculator.

WildBlue Market Snapshot

Recent WildBlue listings have ranged from about $630,000 to more than $4 million, with local reports showing a median sale price around $1.3 million in 2026 across WildBlue and Vista WildBlue and higher medians for large lakefront estates. Lake frontage, the specific lake, lot size and builder are the biggest drivers of price.

Who WildBlue Is Best For

WildBlue fits buyers who want water to be part of daily life. Boaters, anglers and paddlers get private lakes large enough for ski boats and pontoons, without the saltwater maintenance or bridge heights of Gulf-access canal homes in Cape Coral or Fort Myers. Families like the space, trails and clubhouse activities, and seasonal owners appreciate the gated security and lawn care included in the dues.

The trade-offs are cost and distance. WildBlue’s association and CDD fees are among the highest in the Estero area, and the Gulf beaches are farther away than from communities west of I-75. If you want a lower monthly cost with similar newer construction, compare Verdana Village or The Place at Corkscrew. If lake living is the priority, WildBlue and Vista WildBlue are hard to match.

How WildBlue Came Together

Before WildBlue, the land along Corkscrew and Alico roads carried an earlier approval known as the Ginn plan. In a May 2014 presentation to the Southwest Florida Regional Planning Council, the WildBlue team compared the two: the Ginn approval covered 3,552 acres with 332 single-family homes on well and septic, while the WildBlue proposal covered 2,960 acres with 1,000 single-family homes on municipal water and sewer, a smaller development footprint (754 acres versus 1,403) and more preserve (1,318 acres versus 968) (SWFRPC WildBlue presentation, May 2014). The same proposal described reconnecting Stewart Cypress Slough to the Estero Bay watershed and a three-mile wildlife corridor (SWFRPC WildBlue presentation, May 2014).

Lennar announced the community in July 2018 and named Pulte, Stock Development and WCI Communities as the builders committed to it (Lennar press release, Jul 2018). Stock’s own materials describe WildBlue as “developed by Lennar,” with Stock as one of the builder partners (Stock Development, Feb 2019). Sales launched in March 2019, and in the first 15 months the four builders recorded 286 sales: Lennar 98, Pulte 83, Stock 60 and WCI 45 (Stock Development, Aug 2020). Lennar’s models were in Vista, a Lennar enclave of more than 400 homes (Stock Development, Aug 2020), which we cover on its own Vista WildBlue page.

Launch Pricing by Builder

The 2018 announcement gave each builder’s opening range, which helps explain the spread in today’s resale prices (Lennar press release, Jul 2018):

BuilderHome size (sq ft)2018 starting range
Lennar1,800 to 3,800$400,000s to $700,000s
Pulte1,671 to 3,900$400,000s to over $1 million
WCI2,000 to 4,000$400,000 to over $1 million
Stock2,500 to over 4,000$600,000s to over $4 million

WCI’s estate homes were built around WildBlue Lake, which Stock put at about 560 acres, the largest of the lakes (Stock Development, Aug 2020). Stock had 148 lots on WildBlue Lake with nine Signature plans of about 2,500 to over 3,400 square feet on 85-foot lots, plus The Peninsula, a section of 102-foot and 140-foot lots offered with Signature plans or fully custom homes (Stock Development, Feb 2019 and Feb 2020). As of October 2026, Stock says only a few custom homes remain for sale in WildBlue (Stock Development, Oct 2026).

Inside the Amenity Campus

The amenity campus sits on a peninsula on WildBlue Lake and was designed by architect David Humphrey of Humphrey Rosal Architects, with interiors by Clive Daniel Hospitality (WildBlue news, Sep 2020). It was built in two parts. The Sports Club has more than 8,500 square feet under air, with a fitness room, two studios, a spa, locker rooms with dry saunas, and a tennis pro shop serving six tennis courts and eight pickleball courts, plus a lap pool and yoga lawn (WildBlue news, Sep 2020). The second part, the Social Center, was built by Heatherwood Construction at 21,018 square feet, with an indoor bar and dining room, a private dining room, a full kitchen and an outdoor bar overlooking the resort pool and lake (Gulfshore Business, accessed Oct 2026). Stock’s early materials also say all residents have lake and fishing access and that lakefront owners may build a boat dock (Stock Development, Feb 2019); confirm current dock rules with the association.

The CDDs: Bonds, Lake Bank Repairs and Litigation

The WildBlue Community Development District was created by Lee County Ordinance 17-17 on November 9, 2017 (WildBlue CDD audit, FY2025). For fiscal 2025 it listed a general fund assessment of $970.12 and debt-service assessments of $1,513.08 to $4,073.55 (WildBlue CDD audit, FY2025). Its Series 2019 bonds had $20,735,000 outstanding at September 30, 2025, maturing through 2049 (WildBlue CDD audit, FY2025).

The district has also taken on new debt. It used a 2024 line of credit for lake bank remediation and retaining wall replacement, issued a $5,000,000 note in May 2025 for capital improvements, a $500,000 note in November 2025 for legal costs, and $17,050,000 in Series 2026 special assessment bonds in June 2026 (WildBlue CDD audit, FY2025). The audit reports litigation over infrastructure and alleged design or construction defects, without naming parties (WildBlue CDD audit, FY2025).

The Blue Lake CDD, created by Ordinance 18-20 on August 22, 2018, listed assessments of $2,703.84 to $3,368.84 per unit for fiscal 2025 (Blue Lake CDD audit, FY2025). Its audit says the district found structural deficiencies in lake bank and retaining wall infrastructure that it believes relate to original construction by Lennar, and that it filed suit against Lennar Homes, LLC and five co-defendants on July 31, 2025 (Blue Lake CDD audit, FY2025). Before buying, ask the CDD manager how the 2026 bonds affect the lot you are considering and where the lawsuits stand. For contrast, the older Miromar Lakes CDD’s bonds are scheduled to retire by 2035.

Recent Market Data

In the MLS, WildBlue and Vista WildBlue are tracked as separate subdivisions, so community-wide figures can differ depending on which is included. For the MLS WildBlue subdivision alone, one brokerage’s summary of closed sales for the 12 months ending September 20, 2026 showed 34 sales, a median of $546 per square foot, a median of 60 days on market and a median sale price of 93.0% of the original asking price (Momentum Realty from Florida Gulf Coast MLS, Sep 2026). The same source counts about 489 homes and 13 vacant lots in that subdivision on the 2025 tax roll (Momentum Realty from Florida DOR roll, 2025). Neighbors to Know About: The Alico Road Quarry

A rock mine has operated for more than 30 years off Alico Road, north of WildBlue (Gulfshore Business, accessed Oct 2026). In December 2022 Cemex asked Lee County to rezone more than 200 acres from agricultural to mining use to expand it (WINK News, Dec 2022), and a WildBlue resident told reporters that residents already felt blasting from the existing mine (Fox 4, accessed Oct 2026). At that time the county hearing examiner put the request on hold pending more information on water quality monitoring (WINK News, Dec 2022). Check the current status with Lee County if you are looking at homes on the north side.

Rentals and Schools

Homes here do come up for lease. In April 2026 a 2022-built home on Aqua View Lane was listed for rent at $6,000 a month as an “annual or seasonal rental” (MLS listing, Apr 2026). Get the association’s current lease rules in writing before you buy for income, and if you plan to rent, see our long-term rental management page. For schools, that April 2026 rental listing showed Lee County’s South zone for high school (MLS listing, Apr 2026); confirm assignment by address with our Estero school finder. Sellers should expect buyers to ask about the CDD debt and the litigation; our guide on how to sell a house in Estero covers the process.
