What Is a Flat Fee Listing?

A flat fee listing lets you sell your home with a licensed real estate broker for one set listing fee instead of the traditional percentage-based commission. Your home is entered on the MLS, where buyer’s agents across Southwest Florida can find it, and it syndicates to the major home search websites. You get the exposure of a broker listing while keeping more of your equity at closing.

Because the fee does not grow with your price, a flat fee listing makes the biggest difference on higher-priced homes, such as waterfront homes in Cape Coral, golf and lake homes in Estero and Bonita Springs, and homes in Naples, where a percentage commission adds up quickly.

Buyer’s Agent Commission After the 2024 Changes

Since August 2024, offers of compensation to buyer’s agents are no longer posted on the MLS, and buyers sign written agreements with their own agents that spell out how those agents are paid. As a seller you can still choose to offer compensation or concessions in the purchase contract, and many sellers do because it can widen the pool of buyers. With a flat fee listing, that decision stays yours, and it is written down in your listing agreement before your home goes live.

Not necessarily. Since August 2024, buyer’s-agent compensation is negotiated between buyers and their agents, and sellers decide whether to offer any compensation or concessions. Many sellers still choose to, because it can widen the pool of buyers.

How much can I save with a flat fee listing?
