Flat Fee Listing in Venice, FL: Stellar MLS Exposure Without a Percentage Commission
From Venice Island to Venice Gardens and Wellen Park, list your home on Stellar MLS with a licensed broker for one flat listing fee, paid at closing.
This page is for Venice homeowners who want their property on the MLS with a licensed Florida broker, but don’t want to give up a percentage of the sale price to do it. That covers a ranch house in Venice Gardens, a villa in a golf community off Jacaranda Boulevard, a canal home in South Venice, or a place on Venice Island a few blocks from the beach.
A flat fee listing means you pay one flat listing fee instead of a percentage commission. Nothing is due upfront, and the listing fee is paid at closing. Your home goes on Stellar MLS, the MLS Venice agents use, and Sal DiBenedetto of The DiBe Group, brokered by eXp Realty, stays involved from pricing through closing.
Venice Real Estate Market Update
Venice prices have come down from their peak, and buyers have more choice than they did a few years ago. The median sale price over the past 12 months was $374,500, down 5.2% from the prior 12 months, across 1,127 sales (Momentum, October 2026). Homes are selling for about 93% of the asking price, so most sellers negotiate. Pricing correctly on day one matters more than it did in 2021 or 2022.
Zillow’s home value index points the same way: a typical Venice home value of $377,988, down 9.8% over the year (Zillow, February 2026). Inventory is healthy, with 836 active listings and 100 pending (Momentum, October 2026).

What a Flat Fee Means for a Venice Seller
| Example Venice property | Example price | 3% commission | 6% commission |
|---|---|---|---|
| Two-bedroom villa or condo in an older golf community | $250,000 | $7,500 | $15,000 |
| 1970s ranch home in Venice Gardens | $340,000 | $10,200 | $20,400 |
| South Venice canal home | $500,000 | $15,000 | $30,000 |
| Single-family home in Gran Paradiso or another Wellen Park community | $575,000 | $17,250 | $34,500 |
| Venice Island home near downtown and the beach | $850,000 | $25,500 | $51,000 |
Prices above are examples for illustration, not appraisals. A percentage commission grows with your price whether or not the work does. Selling a $575,000 home in Wellen Park doesn’t take twice the effort of selling a $250,000 villa. A flat fee listing keeps the listing side of the cost fixed. Buyer-agent compensation is a separate item that you and the buyer negotiate, and since the 2024 NAR settlement it is not set by the listing. We’ll walk through your options on that before you list.
Venice Seller Issues Buyers Will Ask About
Hurricane Milton and storm repairs
Hurricane Milton made landfall near Siesta Key, just north of Venice, on October 9, 2024, with 120 mph maximum sustained winds (National Hurricane Center, October 2024). A City of Venice study cited by local news measured 5 to 6 feet of storm surge and gusts up to 69 mph in the city, with coastal flooding over 10 feet in elevation in low-lying areas next to the coast (WWSB/ABC7, April 2025). Hurricane Helene had already pushed surge into the city weeks earlier.
Venice buyers will ask what happened to your home in both storms. Have your roof age and permit, any insurance claims, repair invoices and permits ready to hand over. If work was done without a permit, talk to a Florida real estate attorney about how to handle it before you list.
Flood zones: Venice Island vs. the mainland
The City of Venice adopted new flood maps on March 27, 2024, and points out that every part of Florida has some flood risk (City of Venice, 2026). Risk in Venice depends heavily on the exact lot. An address-level sample found Venice Gardens addresses 100% in Zone X, South Venice 89% Zone X, and Palmera at Wellen Park 58% in high-risk zones (Momentum, October 2026). Gulf-front and bayfront streets on the island and along the Intracoastal tend to carry more risk and higher premiums.
Pull your elevation certificate if you have one, and get a current flood insurance quote you can share. Buyers paying cash still ask, because they’ll own the premium next.
Condo milestone inspections and reserve studies
Venice has many older mid-rise condos along the beach and the Intracoastal. Under Florida law, buildings with three or more habitable stories need a milestone inspection at 30 years and every 10 years after, plus a structural integrity reserve study (Withum, 2025). Since 2025, associations can no longer waive reserves for those structural components, and buyers must receive the milestone summary and SIRS with the association documents (shanevanderson.com, 2026).
If you sell a condo, ask your association now for the inspection, the SIRS, current budget and any planned special assessment. A buyer’s lender and insurer will ask for them, and surprises late in the deal tend to kill contracts.
HOA, 55+ and community rules
A large share of Venice housing sits inside HOAs. Some, like Venetian Falls and Brightmore at Wellen Park, are 55+ age-restricted. Others, like Plantation Golf & Country Club and Sarasota National, are age-targeted (55places, 2026). Buyers ask about rental limits, pet rules, approval steps, and any capital contribution or transfer fee. Have your HOA name, manager contact and fee schedule ready.
Getting a Venice Home Ready to Sell
- Gather your storm paperwork: roof permit and date, Helene and Milton claim records, repair invoices and permits.
- Order or find your wind mitigation and four-point inspections. Older Venice Gardens and island homes often get asked for both.
- Find your elevation certificate and get a flood insurance quote for the buyer.
- For condos, request the milestone inspection summary, SIRS, budget and estoppel timing from the association.
- Service the A/C and pool, and clean the lanai screen and pavers. Buyers here spend a lot of time outside.
- Trim landscaping and remove any storm debris or leaning trees that remain.
- If the home is a seasonal residence, set it up to show well while you’re up north: lights on timers, thermostat set, a key or lockbox arranged.
Venice Neighborhoods and Areas We Serve
- Venice Island: The historic core John Nolen laid out in the 1920s, with downtown shops, the beaches and homes on the Gulf side of the Intracoastal.
- Venice Gardens: An established mainland area of mostly single-story concrete block homes, many from the 1960s and 1970s.
- South Venice: Unincorporated neighborhoods south of the city, with canal homes that reach Lemon Bay and more modest homes inland.
- Venetian Golf & River Club: A gated WCI community of about 1,382 homes east of I-75 and north of Laurel Road, near the Myakka River.
- Gran Paradiso: A Wellen Park community with a Venice address offering single-family homes, villas, townhomes and coach homes.
- Sarasota National: An age-targeted golf community in the Wellen Park area with attached and single-family homes.
- Wellen Park: The newer master-planned area east of Venice, with communities like Brightmore, Grand Palm, IslandWalk and Boca Royale.
- Plantation Golf & Country Club: About 2,600 homes, condos and villas around 36 holes of golf (55places, 2026).
- Nokomis and North Venice: The Laurel Road corridor and Albee Farm Road area between Venice and Osprey, including Bellacina by Casey Key.
Who Is Buying in Venice
Venice is a retirement town at heart. The 2020 Census put the city’s median age at 69.8, with about 62.8% of residents 65 or older (U.S. Census via Wikipedia). Most buyers are retirees and soon-to-be retirees from the Midwest and Northeast, many paying cash or making large down payments, plus snowbirds looking for a seasonal place. They focus on single-story living, low maintenance, HOA amenities and flood risk.
Wellen Park and the I-75 corridor also draw younger families and remote workers who want newer homes. These buyers will compare your resale against builder incentives on new construction a few miles away, so your price and condition have to hold up against that.

Venice Closing Costs for Sellers
- Documentary stamp tax on the deed: $0.70 per $100 of the price. On a $374,500 sale (the Venice median), that’s about $2,621.50.
- Owner’s title insurance: In Sarasota County the buyer customarily pays for the owner’s title policy and picks the title company (Barnes Walker, 2026). It’s a custom, not a law, and the contract can say otherwise.
- Prorated property taxes: Sarasota County taxes are paid in arrears, so you credit the buyer for your share of the year up to closing.
- HOA or condo estoppel: The seller customarily pays for the estoppel letter and the municipal lien search (Barnes Walker, 2026).
- Special assessments: Any condo or HOA assessments for storm repairs or SIRS work need to be settled or allocated in the contract.
- Payoff and any buyer-agent compensation you agree to: Your mortgage payoff and any concessions come out of proceeds. Talk to a Florida CPA about capital gains.

Pricing Strategy for Venice Homes
With homes closing at about 93% of asking price (Momentum, October 2026), many Venice listings start too high and then chase the market down. The better approach is to price off closed sales in your own neighborhood or community, not the countywide median. A villa in Plantation and a single-family home in Gran Paradiso are different markets.
Adjust for the things Venice buyers check first: flood zone and insurance cost, roof age, storm repair history, HOA fees, and for condos, the reserve and assessment picture. A home with clean answers on those can hold its price. If you’re in Wellen Park, compare against nearby new construction and builder incentives, too. Our Sarasota County flat fee page covers the wider county.
Best Time to Sell in Venice
Venice is a seasonal market. Snowbirds and retirees arrive after the holidays, and January through April is when the most buyers are in town touring homes. Listing in late fall or early winter puts your home online before they arrive and lets you catch the people who search from up north first. Summer and hurricane season, June through November, bring fewer buyers and more storm questions, though serious local and relocating buyers still shop. If you’re also a seasonal resident, plan your listing so the home is ready and accessible before you head north. Selling nearby too? Venice Flat Fee Listing FAQ
Which MLS will my Venice home be listed on?
Venice homes are listed on Stellar MLS. The Venice Area Board of REALTORS® is a Stellar MLS shareholder organization, so Stellar is where local buyer agents search, and the listing syndicates to major home search sites from there.
Who pays for owner’s title insurance when I sell in Venice?
In Sarasota County the buyer customarily pays for the owner’s title policy and chooses the title company. That’s a local custom, not a law, so the contract can change it. Ask a Florida real estate attorney if you have questions about your contract.
My home had damage from Hurricane Milton or Helene. Can I still sell with a flat fee listing?
Yes. Gather your claim records, repair invoices, permits and roof information before listing, because Venice buyers and their insurers will ask. If any work was done without a permit, talk to a Florida real estate attorney about disclosure before you go live.
I’m selling a condo on Venice Island. What will buyers need?
Expect buyers to ask for the milestone inspection summary if the building has three or more habitable stories and is 30 years or older, the structural integrity reserve study, the budget, and details of any special assessments. Request these from your association early so they don’t hold up the contract.
Can I sell my Venice home while I’m up north for the summer?
Yes. Many Venice owners are seasonal. We coordinate showings, photos, offers and the closing remotely, and you can sign most documents electronically or by mail, with nothing due upfront.
