Flat Fee Listing · Marco Island, Collier County
Flat Fee Listing in Marco Island, FL: Full MLS Exposure Without a Percentage Commission
List your Gulf-front condo or canal home on SWFLA MLS with a licensed Florida broker. You pay one flat listing fee at closing instead of a percentage of a high Marco Island sale price.
This page is for Marco Island owners who want full MLS exposure and a licensed broker on their side, but don’t want to give up a percentage of a seven-figure sale to get it.
A flat fee listing with The DiBe Group, brokered by eXp Realty, means one flat listing fee instead of a percentage. Your home goes on SWFLA MLS, the MLS Marco Island and the rest of Collier County agents search every day. Nothing is due upfront, and the listing fee is paid at closing.
Marco Island Real Estate Market Update
Marco Island is a buyer’s market right now. Different data providers measure it differently. The monthly snapshot below swings a lot because Marco closes a relatively small number of sales each month, and a handful of Gulf-front or direct-access sales can move the median. The trailing 12-month figures are steadier. Both point the same way: more supply than a year or two ago, longer marketing times, and buyers who expect room to negotiate.
| Measure | Marco Island | Source |
|---|---|---|
| Median sale price (monthly) | $860,000, down 21.8% year over year | Houzeo, Sep 2026 |
| Median sale price (trailing 12 months) | $1,375,000, up 1.1% year over year | Momentum / SWFLA MLS data, Oct 2026 |
| Median days on market | 114 days (monthly); 83 days (trailing 12 months) | Houzeo, Sep 2026; Momentum, Oct 2026 |
| Months of supply | 6.5 months | Houzeo, Sep 2026 |
| Sale-to-list ratio | 93.9% (monthly); 89.9% (trailing 12 months) | Houzeo, Sep 2026; Momentum, Oct 2026 |
| Homes with a price drop | About 90% of listings | Houzeo, Sep 2026 |
For context, the median sold price per square foot on Marco was $680 over the past 12 months, about double the Collier County figure of $341 (Momentum, Oct 2026). Nearly six in ten residents are 65 or older, and 89.4% of occupied homes are owner-occupied (U.S. Census QuickFacts, 2020-2024 estimates).
What a Flat Fee Means for a Marco Island Seller
| Example Marco Island property | Example price | 3% commission | 6% commission |
|---|---|---|---|
| Older condo in a 1970s/80s mid-rise, bay or island view | $650,000 | $19,500 | $39,000 |
| Inland or lake-view single-family home | $900,000 | $27,000 | $54,000 |
| Indirect-access canal home (one or more bridges to the Gulf) | $1,200,000 | $36,000 | $72,000 |
| Gulf-front condo on Collier Boulevard or South Beach | $1,500,000 | $45,000 | $90,000 |
| Direct-access canal home near Caxambas Pass | $2,500,000 | $75,000 | $150,000 |
Because Marco prices run so much higher than most of Southwest Florida, a percentage commission here often costs more than a new seawall, a roof, or a year of condo fees and insurance combined. A flat fee keeps the listing cost the same whether your home sells for $650,000 or $2.5 million. Any compensation you choose to offer a buyer’s agent is a separate, negotiated decision, and we’ll walk you through how that works since the 2024 NAR settlement.
Marco Island Seller Issues Buyers Will Ask About
Condo milestone inspections, SIRS and special assessments
Many of Marco’s Gulf-front condo buildings along Collier Boulevard are decades old, and every building on the island sits within three miles of saltwater. Under Florida’s post-Surfside law (SB 4-D, later amended), the City of Marco Island requires milestone inspections for condo and co-op buildings three or more stories tall at 25 years of age, then every 10 years (City of Marco Island Building Services). HB 913, effective July 1, 2025, set the structural integrity reserve study (SIRS) deadline at December 31, 2025, and gave buyers seven days after receiving the condo documents to cancel (Florida Realtors, Jun 2025). Associations can no longer waive SIRS reserve funding for budgets adopted on or after January 1, 2025.
If you’re selling a condo, gather the milestone report, the SIRS, the current budget, and the last 12 months of board minutes before you list. Buyers and their lenders will ask whether any special assessment is passed or proposed. A known, quantified assessment is easier to price around than an unknown one. Who pays a passed assessment at closing is negotiable, so talk to a Florida real estate attorney about your contract terms.
Canals, seawalls and bridge clearance
Marco has about 100 miles of waterways (City of Marco Island). Most seawalls were built for roughly a 30-year life, and many have reached or passed it (City of Marco Island Waterways Advisory Committee, Apr 2014). Buyers will look for sinkholes behind the cap, rust stains, tilting panels and cracks at the waterline. Many will hire an engineer or diver. Under city code, a collapsed seawall has to be corrected within 60 days, and repairs need a city permit.
Boat access matters just as much. “Direct access” means no fixed bridge between your dock and the Gulf. “Indirect” homes pass under at least one bridge, typically with 8 to 12 feet of clearance at mean high tide (Lifestyle & Luxury Living, 2026). Measure your route, list your dock and lift specs, and note your seawall’s age and any repair permits.
Flood zones, insurance and Hurricane Ian
Marco Island’s special flood hazard areas are zones AE and VE, and insurance is still rated on the FIRM dated May 16, 2012, while new preliminary maps are pending (City of Marco Island Floodplain Management). The city’s Community Rating System Class 6 gives NFIP policyholders an automatic 20% discount. The 50% substantial improvement rule applies, so buyers planning big renovations on an older ground-level home will ask about elevation.
Hurricane Ian in September 2022 was mainly a surge event here. The city counted 302 residential and 61 commercial structures damaged, and 21 condo buildings had elevators out of service (Naples Daily News, Oct 2022). Hurricane Irma in 2017 was mostly wind and roof damage. Have your elevation certificate, wind mitigation report, four-point inspection and a record of any storm repairs and permits ready. If the home flooded, disclose it. Talk to a Florida real estate attorney about your disclosure duties.
Short-term rental rules
Many Marco buyers want rental income in the months they’re not here. In 2022, voters approved a registration program for single-family vacation rentals, but the city nullified it in 2023 after a second legal opinion based on state law (SB 250). The city spent about $727,000 on it and refunded owners’ fees (Gulf Shore Business). The last lawsuit over the program was settled in December 2024 (Naples Daily News via VRMA, Jan 2025). Today, vacation rentals are licensed by the Florida DBPR. The Marco Island Police Department enforces noise, parking and trash rules. Rental income is subject to Florida sales tax and Collier County’s tourist development tax. Condo associations often set their own minimum rental terms, so pull your building’s rules before you market rental potential.

Who Is Buying in Marco Island
Marco has about 16,400 year-round residents (U.S. Census, Jul 2025), and the city estimates about 40,000 people on the island in peak winter season, visitors included (City of Marco Island). Most buyers are retirees, near-retirees, and second-home owners, many from the Midwest and Northeast. Boaters focus on direct-access canal homes. Seasonal buyers who want to lock up and leave in summer tend to prefer Gulf-front condos.
A large share of buyers pay cash or put a lot down, but condo buyers who finance will run into lender reviews of the building’s reserves and inspection status. A clean condo file or a documented seawall helps you hold on to these buyers.

Marco Island Closing Costs for Sellers
- Documentary stamp tax: $0.70 per $100 of sale price on the deed, customarily paid by the seller. On an $860,000 sale, that’s $6,020. On $1,375,000, it’s $9,625.
- Owner’s title insurance: in Collier County, the buyer customarily pays for the owner’s policy and chooses the title agent (Barnes Walker; Hauseit). This is a custom, not a law, and your contract controls.
- Prorated property taxes: Collier County taxes are paid in arrears, so you’ll credit the buyer for your share of the current year.
- Condo or HOA estoppel: the association’s estoppel certificate fee, plus any unpaid dues or passed special assessments, unless the contract says otherwise.
- Local items: open-permit searches with the City of Marco Island, any seawall or dock repair credits, and payoff of any existing mortgage.

Pricing Strategy for Marco Island Homes
With about 90% of Marco listings taking a price cut and months of supply above six (Houzeo, Sep 2026), an aspirational list price usually costs time, not money. Price on the comps that match your property. For a canal home, that means water access and bridge clearance, lot width and seawall condition. For a condo, it means the floor, the view, the building’s age, and whether the milestone inspection, SIRS and any assessment are finished.
Sale-to-list ratios here have run around 90% to 94% (Momentum, Oct 2026; Houzeo, Sep 2026), so buyers expect to negotiate. Pricing close to market from day one draws the most showings early. Get your documents ready up front so you don’t give back price on inspection surprises.
Best Time to Sell in Marco Island
Marco is one of the most seasonal markets in Southwest Florida. The island goes from about 16,000 year-round residents to about 40,000 people in peak winter, and many buyers are seasonal residents who shop while they’re here. Listing in October or November puts your home in front of early-arriving buyers and keeps it fresh through January to April, when showing traffic peaks. Summer listings face fewer buyers and hurricane-season insurance questions. A well-priced home with a clean file can still sell then, with less competition.
Marco Island Flat Fee Listing FAQ
Do I need my condo’s milestone inspection and SIRS before I list?
You don’t have to wait, but buyers get the association’s milestone inspection summary and most recent SIRS with the condo documents and have seven days after receiving them to cancel. On Marco Island, condo buildings three or more stories tall need a milestone inspection at 25 years, so most Gulf-front towers are covered. Gather the reports and any special assessment details before you list so buyers can price them in.
Who pays for owner’s title insurance when I sell in Collier County?
In Collier County the buyer customarily pays for the owner’s title policy and chooses the title agent. That’s local custom, not law, and the purchase contract decides. As the seller, you customarily pay the documentary stamp tax on the deed at $0.70 per $100.
Will my seawall affect the sale of my Marco Island canal home?
Often, yes. Many Marco seawalls were built for about a 30-year life, and buyers commonly hire an engineer or diver to inspect them. Know your wall’s age and repair history, and have any city permits ready.
Can I advertise my Marco Island home as a vacation rental?
Florida licenses vacation rentals through the DBPR, and Marco Island has no city rental registration program right now. Condo associations often have their own minimum lease terms, so check your documents before marketing rental income. Talk to a Florida real estate attorney or CPA about your situation.
Which MLS will my Marco Island listing go on?
Your home is listed on SWFLA MLS, which Marco Island, Naples and Lee County agents use, and it syndicates to major home search sites like Zillow, Realtor.com and Redfin. Nothing is due upfront, and the flat listing fee is paid at closing.
