Flat Fee Listing · Lake County, FL
Flat Fee Listing in Lake County, FL: Sell Your Clermont, Leesburg or Mount Dora Home for One Flat Fee
Full Stellar MLS exposure for new-build and resale homes, lakefront property, 55+ and manufactured homes, and rural acreage across Lake County, with nothing due upfront and one flat fee paid at closing.
Quick answer: A flat fee listing in Lake County puts your Clermont, Leesburg, Mount Dora or Tavares home on Stellar MLS for one flat listing fee instead of a percentage commission. Nothing is due upfront; the fee is paid at closing. Your home syndicates to Zillow, Realtor.com and Redfin, and a licensed Florida broker helps with pricing, offers and the contract.
Lake County is one of the fastest-growing counties in Central Florida. The University of Florida’s Bureau of Economic and Business Research (BEBR) estimated about 446,000 permanent residents as of April 2025, up roughly 62,000 since 2020. Growth has been sharpest in the south around Clermont, Minneola and Groveland, while the north holds the lake towns of Mount Dora, Tavares, Eustis and Leesburg and the Lake County portion of The Villages around Lady Lake and Fruitland Park. That mix of new subdivisions, retirement communities, lakefront homes and farmland makes Lake one of the most varied markets in the state.
I am Sal DiBenedetto, a licensed Florida real estate broker with The DiBe Group, brokered by eXp Realty. I list Lake County homes and land on Stellar MLS, the multiple listing service used by agents across Orlando, Tampa Bay and much of Central Florida. A flat fee MLS Lake County listing gives your property the same MLS exposure as a traditional listing while you keep more of your equity. If you are thinking “I need to sell my house in Clermont” or in any other Lake County town, this page covers how it works and the local issues buyers will ask about.
What is the Lake County housing market like in 2026?
Lake has shifted toward buyers over the past year. Redfin reported a county median sale price of about $384,000 for the three months ending August 2026, down about 1.6% from a year earlier, with a median of about 66 days on market compared with about 55 a year before. Homes sold for about 97.9% of list price on average. Momentum’s October 2026 data showed a similar picture, with about 30% of active listings carrying a price cut and a Zillow for-sale inventory of roughly 2,900 homes.
Two things set Lake apart from neighboring counties. First, cash is a big part of the market: Momentum estimated about 44% of recent sales went to cash buyers, reflecting the many retirees moving into Leesburg, Lady Lake and The Villages area. Second, south Lake competes directly with builders. In Clermont’s Wellness Way corridor alone, county planners have cited about 19,000 pending housing units, so resale sellers there need sharp pricing and clean presentation to stand out against new homes with builder incentives.
| Area | Recent median sale price | Active listings |
|---|---|---|
| Lake County (all) | ~$384,000 | ~2,900 (Zillow) |
| Mount Dora | ~$465,000 | ~65 |
| Clermont | ~$438,000 | ~229 |
| Groveland | ~$372,000 | ~71 |
| Tavares | ~$330,000 | ~132 |
| Leesburg | ~$282,000 | ~305 to 599* |
| Lady Lake | ~$232,000 | ~106 |
County median from Redfin (3 months ending August 2026). City figures are approximate and rounded from Momentum market pages refreshed in mid-October 2026. *Momentum showed two different Leesburg listing counts on the same page. City medians rest on smaller numbers of sales and vary by property type; Lady Lake and Leesburg include many manufactured and 55+ homes. A pricing review for your address is more reliable than any average.
How much can a flat fee listing save on a typical Lake County sale?
Real estate commissions in Florida are always negotiable, but many sellers have historically paid 5% to 6% in total, often split between the listing brokerage and the buyer’s brokerage. On a home selling near the Lake County median of about $384,000, a 6% total commission would be about $23,040, and the listing side alone at 3% would be about $11,520. With a flat fee listing, the listing side is one flat fee instead, and it stays the same whether your home is a $230,000 villa in Lady Lake or a $650,000 pool home in Minneola.
| Example: $384,000 sale | Listing-side cost | Notes |
|---|---|---|
| Traditional listing at 3% | ~$11,520 | Rises with sale price |
| Traditional listing at 2.5% | ~$9,600 | Still tied to sale price |
| Flat fee listing | One flat listing fee | Same fee at any price; request a quote |
Under the 2024 National Association of Realtors settlement rules, buyer agent compensation is no longer advertised on the MLS. You decide whether to offer anything toward a buyer’s agent, and it can be negotiated in the offer. With builders in south Lake often advertising agent incentives, think through your approach before you list. Our guide on who pays the buyer’s agent in Florida explains your options, and the seller net sheet lets you estimate what you will walk away with.
Lake County property types we list
Newer subdivision homes in Clermont, Minneola and Groveland
South Lake is the county’s growth engine. BEBR estimates that Clermont grew by about 8,000 residents from 2020 to 2025, Minneola by about 7,400 and Groveland by about 5,300. Momentum’s community data show high sales volume in Hills of Minneola, Wellness Way, Trinity Lakes and Sanctuary, with medians mostly between about $430,000 and $640,000. If your home is only a few years old, buyers will compare it directly with the builder down the road. Highlight what a resale offers: no wait, mature landscaping, window treatments, a pool or a fenced yard. Many of these communities also carry a CDD assessment on the tax bill, which buyers need to see clearly.
Hill country and lake homes around Clermont and Montverde
The Lake Wales Ridge gives south Lake the rolling hills that are rare in Florida, along with dozens of named lakes and the Clermont Chain of Lakes. Hilltop homes with views, lakefront estates around Montverde and Howey-in-the-Hills, and acreage on the ridge appeal to buyers who want something different from a flat subdivision. These properties need careful pricing because there are fewer direct comparable sales.
Harris Chain of Lakes waterfront in Tavares, Mount Dora, Eustis and Leesburg
The Harris Chain of Lakes, part of the Ocklawaha River basin, links lakes including Harris, Little Harris, Eustis, Dora, Griffin, Beauclair, Yale and Carlton through natural channels and canals. Lake Harris alone covers more than 13,000 acres. Boat access, dock condition, seawalls, shoreline and the route to open water are what boating buyers ask about first. Historic downtown Mount Dora and the Tavares waterfront also attract buyers looking for walkable lake-town living, often as second homes.
55+ communities and The Villages (Lake County portion)
North Lake is one of Florida’s retirement centers. The Villages extends into Lake County around Lady Lake and Fruitland Park, and Leesburg, Lady Lake and Clermont have many other active adult communities, including site-built golf communities and manufactured home neighborhoods. Retirees shopping here often pay cash and want a quick, simple closing. Clear information on age restrictions, HOA or amenity fees, and any bond or assessment helps these buyers act quickly.
Manufactured homes, co-ops and land-lease communities
Manufactured homes are a meaningful share of north Lake’s market. Resident-owned cooperatives such as Hawthorne at Leesburg, which Momentum ranked among the county’s busiest communities by closings with a median near $124,000, sell differently from a deeded single-family home. Buyers may be purchasing a share or membership, need association approval, and face monthly fees covering services. Land-lease parks add lot rent to the equation. I make sure your listing states the ownership type, approval process and fees accurately so you attract qualified buyers and avoid surprises at closing.
Rural acreage, former groves and horse property
Lake County was once a citrus powerhouse, and much of the land between towns is still pasture, nurseries, former groves and small farms around Umatilla, Astatula, Yalaha, Mascotte and the Green Swamp area to the southwest. These listings need acreage, zoning, well and septic details, fencing, outbuildings and any agricultural classification from the property appraiser spelled out up front.
Lake County seller issues to plan for
- Flooding near lakes and the St. Johns. Hurricane Milton in October 2024 brought about 6 to 11 inches of rain to Lake County, per the National Weather Service. The St. Johns River crested at a preliminary record of about 4.8 feet at Astor, beating Hurricane Ian’s 2022 flooding there, and a lakeside mobile home park in Clermont was evacuated. If your home has flooded or had a flood claim, see our Florida flood disclosure guide for sellers.
- Wind, roofs and insurance. Milton produced gusts of about 55 to 75 mph across the county, per the NWS. A recent wind mitigation report and, for older homes, a four-point inspection help buyers get insurance quotes quickly. Many cash buyers still ask for them.
- CDDs and new-community fees. Momentum notes that newer master-planned communities often carry CDD assessments of roughly $1,300 to $4,200 or more per year on the tax bill, on top of HOA dues. Disclose the amount and whether it includes debt service.
- Septic and the Wekiva area. Northeast Lake near Mount Dora and Sorrento sits in the Wekiva springshed, and much of rural Lake relies on septic and wells. Lake County has been updating its rules for advanced treatment septic systems, so buyers may ask about system type and age.
- Manufactured and co-op paperwork. Titles, permanent foundation status, co-op approval and park rules can slow a closing if they are not sorted out before you list.
- Sinkholes and the ridge. Parts of the central Florida ridge have karst geology. If your home has had a sinkhole claim or repair, gather the engineering reports so buyers and insurers can review them.

- Eustis (about 24,500): Lake Eustis waterfront, a historic downtown and affordable older homes.
- Groveland (about 24,000) and Mascotte (about 10,000): newer subdivisions along SR 50 west of Clermont.

Lake County closing costs for sellers
- Documentary stamp tax on the deed: 0.70% of the sale price statewide, customarily paid by the seller. On a $384,000 sale that is about $2,688.
- Owner’s title insurance: in much of Central Florida the seller customarily pays for the owner’s policy and chooses the title company, but this is negotiable. Confirm it in your contract.
- Prorated property taxes: Florida taxes are paid in arrears, so you credit the buyer for your share of the current year. Bills come from the Lake County Tax Collector, David Jordan, and assessed values from the Lake County Property Appraiser, Mark Jordan, both based in Tavares.
- CDD assessments: if your community has one, the buyer will want to know the annual amount and whether any bond balance remains.
- Mortgage payoff, liens and HOA or co-op estoppel fees.
- Buyer agent compensation, only if you agree to it, plus any agreed seller credits.
If you have a homestead exemption, the buyer’s tax bill will be recalculated after the sale based on the purchase price. Your Save Our Homes benefit may be portable to your next Florida home if you apply in time; the Lake County Property Appraiser’s office can explain portability.
When is the best time to list a home in Lake County?
Timing depends on where you are in the county. In north Lake, Lady Lake and Leesburg, buyer traffic tends to rise from about January through April, when seasonal residents and retirees are in Florida and touring 55+ communities. In south Lake, the market follows families and commuters to Orlando, so spring and early summer are strongest ahead of the school year. Lakefront homes in Mount Dora and Tavares show best in the cooler, drier months. Because days on market have lengthened, give yourself time and list well before you need to move.
Tips for selling your Lake County home
- Price against new construction if you are in south Lake, and point out what a builder cannot match.
- For lakefront homes, document dock and seawall condition, water depth and boat access.
- Spell out CDD and HOA fees, age restrictions and any co-op or park approval rules.
- Get a wind mitigation report and, for older homes, a four-point inspection before listing.
- Know your flood zone and any flood history, and disclose it in writing.
- Have septic and well records ready for rural and older properties.
- Expect cash offers, especially in north Lake, and be ready for a quick closing.

Lake County Flat Fee Listing FAQ
How does a flat fee listing work in Lake County?
You pay one flat listing fee instead of a percentage commission to list your Lake County home on Stellar MLS. Nothing is due upfront; the fee is paid at closing. Your listing syndicates to Zillow, Realtor.com and Redfin, and a licensed Florida broker helps with pricing, offers, the contract and closing coordination.
Which MLS is used for Lake County homes?
Lake County homes are listed on Stellar MLS, the largest MLS in Florida, used by agents across Orlando, Tampa Bay and much of Central Florida. A flat fee MLS Lake County listing puts your Clermont, Leesburg or Mount Dora home in front of the same agents who search Stellar every day.
How long does it take to sell a home in Lake County?
Redfin reported a median of about 66 days on market for Lake County homes in August 2026, up from about 55 days a year earlier. Timelines vary a lot by area and price, with some new south Lake communities moving faster and some manufactured and 55+ homes taking longer. Accurate pricing matters most.
How much could I save on a Lake County sale?
On a home near the county median of about $384,000, a 3% listing-side commission would be about $11,520. A flat fee listing replaces that percentage with one flat fee that does not rise with your sale price. Request a quote for the exact fee and use the seller net sheet to compare.
Can you list a home in The Villages on the Lake County side?
Yes. I list homes in the Lake County portion of The Villages around Lady Lake and Fruitland Park on Stellar MLS. Buyers there often pay cash and want clear information on amenity fees and any bond or assessment balance, so we include those details in the listing from the start.
Can you list manufactured homes and co-op units?
Yes. I list manufactured homes on owned land, in land-lease parks and in resident-owned cooperatives such as those around Leesburg and Lady Lake. The listing must state the ownership type, monthly fees and any approval process. Getting titles and co-op paperwork in order before listing helps avoid delays at closing.
Do I have to pay the buyer’s agent?
No. Since the 2024 NAR settlement, buyer agent compensation is not shown on the MLS and is negotiated separately. You can offer something, nothing, or respond to a buyer’s request in an offer. Because Lake County builders often advertise agent incentives, it helps to decide your approach before listing.
What closing costs do Lake County sellers pay?
Sellers typically pay documentary stamp tax of 0.70% of the price, usually the owner’s title policy, prorated property taxes, mortgage payoff, HOA or co-op estoppel fees and any agreed credits or buyer agent compensation. On a $384,000 sale, doc stamps alone are about $2,688. Your title company provides exact figures.
