Quick answer: A flat fee listing in Osceola County puts your Kissimmee, St. Cloud, Celebration or Poinciana home on Stellar MLS for one flat listing fee instead of a percentage commission. Nothing is due upfront; the fee is paid at closing. You get full MLS exposure with syndication to Zillow, Realtor.com and Redfin, professional photos, pricing help and offer and contract support from a licensed Florida broker, including for furnished short-term rental homes.

Osceola County sits directly south of Orlando and borders the Walt Disney World area, and that location shapes its housing market more than any other factor. Alongside ordinary family neighborhoods in Kissimmee and St. Cloud, the western side of the county along U.S. 192 and around Four Corners holds one of the largest concentrations of vacation homes in the country, in resort communities such as ChampionsGate, Reunion, Windsor Hills, Storey Lake and Solara. The 2020 Census counted about 389,000 residents, and growth has continued since, with large new communities in Harmony, Narcoossee, Sunbridge and the Poinciana area. Selling here means understanding both markets: owner-occupant buyers and investors.

I am Sal DiBenedetto, a licensed Florida real estate broker with The DiBe Group, brokered by eXp Realty. I list Osceola County homes on Stellar MLS, the multiple listing service shared by agents from Orlando to Tampa Bay. A flat fee MLS Osceola County listing gives your property the same reach as a full-commission listing while keeping more of your equity at closing. If you have been thinking about how to sell my house in Kissimmee without paying a large percentage, this page explains the local market, the costs and the Osceola-specific issues that matter.

What is the Osceola County housing market like in 2026?

Osceola has shifted toward buyers. Redfin reported a county median sale price of about $374,000 for the three months ending August 2026, down about 2.9% from a year earlier, with a median of about 76 days on market compared with about 57 days the year before. Sales volume actually rose, with about 713 homes sold in August 2026, up roughly 13% year over year, and homes sold at about 97.9% of list price. In other words, homes are selling, but buyers are taking their time and negotiating.

Inventory is the main headwind. The Momentum Market Report counted about 4,500 active listings in mid-October 2026 against roughly 650 pending sales, which works out to about 7.7 months of supply, above the three-to-six-month range usually considered balanced. Zillow’s Home Value Index for the county was about $359,000 in August 2026, down about 3.2% from a year earlier, and about 24% of listings had a price cut. The Osceola County Association of Realtors reported a December 2025 median of about $425,000 for single-family homes and about $315,000 for condos and townhomes, with condo and townhome supply running around 8.4 months, noticeably higher than single-family supply.

AreaMedian sale priceMedian days on marketMonths of supply
Osceola County (12-month MLS)~$410,000~57~7.7
Kissimmee (ZIP 34746, west of town)~$405,000~67~6.7
St. Cloud (ZIP 34769)~$412,000~58~3.9
Single-family, county (Dec 2025)~$425,000~68 to contract~5.6
Condo/townhome, county (Dec 2025)~$315,000~57 to contract~8.4

Figures are approximate. County, ZIP 34746 and ZIP 34769 rows are 12-month medians from the Momentum Market Report as of October 2026; December 2025 rows are from the Osceola County Association of Realtors monthly report. Different sources and time windows produce different medians.

The split matters for pricing. Single-family homes in St. Cloud and the newer east-side communities are moving reasonably well, while the condo, townhome and resort segment near the attractions has the most competition. A seller there needs sharp pricing and clean rental documentation to stand out.

How much could a flat fee listing save on a typical Osceola County sale?

Because traditional commissions are a percentage of price, the dollar cost adds up quickly. Using an illustrative $375,000 sale, close to Redfin’s recent county median, here is a simple comparison. These are general examples; commissions are always negotiable.

Example on a $375,000 saleListing-side costWhat it means
Traditional 3% listing commission$11,250Paid from your proceeds at closing
Traditional 2.5% listing commission$9,375Still grows with your price
Flat fee listingOne flat listing feeSame Stellar MLS exposure; paid at closing; request a quote
Buyer’s agent compensationYour choiceNegotiated separately; not shown on the MLS

For a $500,000 pool home in ChampionsGate or a $900,000 home in Celebration, a 3% listing commission would be $15,000 or $27,000. With a flat fee, your listing cost does not grow as the price does. That matters for vacation home owners in particular, because many bought near the 2022 peak and have less equity to spare after a softer market. Buyer agent compensation is a separate decision you make; our guide on who pays the buyer’s agent in Florida explains your options.

Osceola County property types we list

Short-term rental vacation homes

The area west of Kissimmee along U.S. 192, Interstate 4 and the Four Corners area is home to resort communities built specifically for nightly rentals, such as ChampionsGate, Reunion, Windsor Hills, Storey Lake, Solara and Encore. Many are sold furnished, with pools, themed bedrooms and game rooms. Buyers are usually investors who want to see rental history, gross revenue, occupancy, management contracts and forward bookings. We help you organize that information, describe what conveys with the home, and present the property to both investor and second-home buyers. Note that some of these resorts straddle the Osceola and Polk county line, so the zoning and tax rules depend on the exact parcel.

Primary residences in Kissimmee and Buenaventura Lakes

Kissimmee’s established neighborhoods, Buenaventura Lakes, Hunters Creek on the Osceola side and the areas around Lake Tohopekaliga attract local families, many working in tourism, healthcare and the Orlando job market. These buyers often use FHA or VA financing, so condition items like roofs, electrical and water heaters matter for lender approval.

St. Cloud, Narcoossee and the east side

St. Cloud’s historic grid near East Lake Tohopekaliga, plus newer communities along Narcoossee Road and in Sunbridge near Lake Nona, draw buyers who want more space and newer construction at prices below Orange County. Many of these homes are in Community Development Districts with assessments on the tax bill.

Celebration and Harmony

Celebration, the town originally developed by Disney, includes downtown condos, townhomes and some of the highest-priced homes in the county. Harmony, east of St. Cloud, is a master-planned community known for conservation land and trails. Both have their own HOA structures and design rules that buyers will ask about.

55+ communities and Poinciana

Solivita and Del Webb Twin Lakes are popular 55+ communities, and the Poinciana area, which is split between Osceola and Polk counties, has a large base of single-family homes and townhomes. Poinciana’s homeowner association structure and the 55+ community rules should be reviewed early, since buyers and lenders will request association documents.

Rural land and ranches

South and east Osceola, toward Kenansville and Holopaw, is still ranch country, with acreage, cattle land and homes on wells and septic systems. Agricultural classification, survey details and access are key for these buyers.

Osceola County seller issues to plan for

Short-term rental zoning and tourist taxes

Osceola County allows nightly rentals only in areas zoned for them, and the City of Kissimmee has its own rules, so the ability to rent short term is tied to the parcel, not to the house. Before advertising a home as a vacation rental, we confirm its zoning and HOA rules. Rental owners also collect and remit state sales tax and the county’s tourist development tax on short-term stays; buyers will ask whether the accounts are current, and the registrations do not transfer automatically. Let buyers know in advance which management company, furnishings and bookings convey.

Flooding near Shingle Creek and the lakes

Hurricane Ian in 2022 caused serious flooding along Shingle Creek in Kissimmee and in parts of Buenaventura Lakes, and homes near Lake Tohopekaliga and East Lake Toho can sit in mapped flood zones. Hurricane Milton in 2024 added more storm damage across Central Florida. Florida now requires sellers to disclose certain flood history and claims. We review the FEMA flood zone for your parcel and help you complete the disclosure; see Florida flood disclosure for home sellers.

Condo and townhome resorts

Condo resorts near the attractions are subject to Florida’s milestone inspection and structural integrity reserve study requirements for buildings three stories or taller. Special assessments, higher dues and condo-hotel financing limits can narrow the buyer pool. We gather budgets, reserve and inspection status and rental rules early so buyers can secure financing.

CDDs and HOA fees

Much of the county’s newer housing, from ChampionsGate to Harmony, Tohoqua and Sunbridge, sits within Community Development Districts whose assessments appear on the Osceola County tax bill as non-ad valorem charges. Combined with HOA dues, these can be significant. We display them clearly and order estoppel letters early so buyers understand total carrying costs.

Insurance and roof age

Older Kissimmee and St. Cloud homes can face insurance questions about roof age and electrical systems. Having a wind mitigation report and roof permit history ready, plus a four-point inspection for older homes, helps buyers bind insurance on time.

With more than seven months of supply, an Osceola home that is not on the MLS is hard for most buyers and their agents to find. Out-of-state vacation home buyers in particular search MLS-fed sites from home. Our article on flat fee MLS vs. FSBO in Florida compares the options.

What closing costs do Osceola County sellers pay?

Your exact costs depend on the contract, but most Osceola sellers should plan for the following. Our seller net sheet can help you estimate your proceeds.

If your home is your homestead, the buyer’s taxes will usually be higher than yours after the Save Our Homes cap resets at sale. Vacation homes are not homesteaded, so their tax bills tend to be closer to market value already.

When is the best time to list a house in Osceola County?

For primary homes, late winter through early summer usually brings the most showings, as families plan moves around the Osceola County school calendar. For vacation rentals, the calendar is different: many investors shop in the fall and early winter so they can own before the spring break and summer travel seasons, and a home with strong future bookings already on the calendar is easier to sell. Hurricane season, June through November, can complicate insurance binding when a storm approaches. With supply high, listing when your home is fully ready and correctly priced matters more than the month.

Osceola County Flat Fee Listing FAQ

How does a flat fee listing work in Osceola County?

You pay one flat listing fee instead of a percentage commission to list your Osceola County home on Stellar MLS. Nothing is due upfront; the fee is paid at closing. Your listing syndicates to Zillow, Realtor.com and Redfin, and you get professional photos, pricing help and offer and contract support from a licensed Florida broker.

Which MLS will my Kissimmee or St. Cloud home be listed on?

Osceola County homes are listed on Stellar MLS, the multiple listing service used by agents across Central and West Central Florida, including Orlando, Kissimmee and Tampa Bay. Local agents and agents representing out-of-state vacation home buyers can all see your listing, and it feeds the major consumer search sites.

How much does a flat fee listing cost in Osceola County?

The cost is one flat listing fee for the listing side, quoted for your property rather than a percentage of the price. Nothing is due upfront; it is paid at closing. Any compensation you offer a buyer’s agent is separate and your choice. Request a quote through the form on this page or call 239-256-5005.

Can I sell a short-term rental vacation home with a flat fee listing?

Yes. We list furnished vacation homes in ChampionsGate, Reunion, Windsor Hills, Storey Lake and other resort communities. We confirm short-term rental zoning, organize rental income and expense records, and list what conveys, including furniture and future bookings, so investor buyers can evaluate the property and lenders can process the loan.

Do I have to pay the buyer’s agent?

No. Since the 2024 NAR settlement, buyer agent compensation is not shown on the MLS and is negotiated separately. You can offer nothing, a set amount, or a closing cost credit, or respond to what a buyer asks for in an offer. Many Osceola sellers offer something because inventory is high, but the decision is yours.

How long does it take to sell a house in Osceola County?

Redfin reported a median of about 76 days on market in Osceola County in August 2026, up from about 57 days a year earlier. After an accepted offer, a financed closing typically takes another 30 to 45 days. Well-priced homes with complete HOA, CDD and rental information usually sell faster.

Do you list homes with CDD fees in Harmony, Sunbridge or ChampionsGate?

Yes. Many newer Osceola communities are in Community Development Districts. We show the annual CDD assessment and HOA dues in the listing, explain how they appear on the Osceola County tax bill, and order estoppel letters early so buyers, lenders and the title company have accurate figures.

What closing costs do Osceola County sellers pay?

Sellers typically pay documentary stamp tax of 0.70% of the price, the owner’s title policy by local custom, prorated property taxes, HOA and CDD estoppel fees and their mortgage payoff. Rental owners should also settle final tourist tax filings. Tax bills come from the Osceola County Tax Collector, based on Property Appraiser values.
