The Naples market posted a 4.5% gain in its median closed price in September while inventory fell sharply, according to the Naples Area Board of Realtors (NABOR), whose monthly report covers Naples and the rest of Collier County. Single-family homes led the gain, condos softened, and the sale-to-list gap narrowed. The headline figures:
- $575,000 overall median closed price, up 4.5% year over year (NABOR, Sep 2026).
- 623 closed sales, up 2.5% from 608 (NABOR, Sep 2026).
- 4,240 properties for sale, down 17.3% (NABOR, Sep 2026).
- 5.5 months of supply, down from 7.8 (NABOR, Sep 2026).

Single-Family Homes vs. Condos
Naples single-family sales rose 2.5% to 332, and the median closed price climbed 3.1% to $747,500 (NABOR, Sep 2026). The average single-family closed price jumped 36.7% to $1,682,926, a sign that a cluster of high-end closings pulled the average far above the median (NABOR, Sep 2026). Single-family inventory fell 16.7% to 2,072 homes, leaving 5.3 months of supply (NABOR, Sep 2026).
Condos moved the other way on price. NABOR reported 291 condo sales, also up 2.5%, but the median closed price slipped 2.4% to $400,000 and the average fell 2.5% to $670,549 (NABOR, Sep 2026). Condo pending sales were down 15.8%, which suggests October and November condo closings could come in lighter than a year ago (NABOR, Sep 2026). Year to date through September, condo sales were still up 20.1% (NABOR, Sep 2026), so the slowdown in new contracts follows a busy stretch rather than a weak one.
Inventory and Days on Market
Inventory is the story of the month. Total listings fell 17.3% to 4,240, and condo inventory dropped 17.9% to 2,168 (NABOR, Sep 2026). That pushed overall supply down to 5.5 months from 7.8, with condo supply at 5.8 months, a 31.8% decline (NABOR, Sep 2026). New listings still rose 4.8% to 1,073, and new single-family listings were up 14.5% (NABOR, Sep 2026), so sellers are listing; buyers are simply absorbing the supply faster.
Homes also sold faster. Average days on market fell to 99 from 107; single-family homes averaged 97 days and condos 102, an 11.3% improvement for condos (NABOR, Sep 2026). That is still more than three months on average, so well-priced homes move while overpriced ones sit.
Sale-to-List and Price Reductions
Naples sellers received an average 94.8% of list price in September, up from 93.9% a year earlier (NABOR, Sep 2026). Single-family sellers did better at 95.5%, while condo sellers received 94.0% (NABOR, Sep 2026). NABOR’s monthly summary did not include a count of price reductions, and we are not estimating one. The trend in the sale-to-list ratio shows buyers are giving up less ground in negotiation than they were a year ago.
What Is Driving the Naples Market
Strength at the top end
Luxury activity remains a major force. Naples recorded 166 sales above $1 million totaling more than $833 million, and September’s top golf-community sales included Pelican Bay Woods at $8.75 million, Georgetown at $8.6 million and three Quail West homes in the top 10 (NABOR data via Naples Golf Guy, Sep 2026). High-end buyers are often less sensitive to rates, which helps explain why the single-family average rose so sharply.
Rates and condo diligence
The 30-year fixed averaged 7.32% the week of October 22, with the 15-year at 6.68% (Freddie Mac PMMS, Oct 22, 2026). Earlier in the month the rate touched 7.28%, the highest since November 2023 (Freddie Mac PMMS via Trading Economics, Oct 1, 2026). For condos, ongoing milestone inspections, SIRS reserve studies and lender reviews of association insurance under Chapter 718 add time and cost to transactions (Henderson Franklin, May 2026), which is consistent with the softer condo median and the drop in condo pending sales.
Naples Neighborhoods to Watch
Quail West was the most frequent name among September’s top golf-community sales (NABOR data via Naples Golf Guy, Sep 2026). NABOR’s summary did not include neighborhood-level counts, so the rest of this list is organized by segment rather than by sales volume:
- Luxury golf: Quail West.
- Coastal neighborhoods west of US-41: Park Shore, The Moorings, Aqualane Shores and Olde Naples. Pair these with our Fifth Avenue guide.
- Established non-gated single-family: Pine Ridge.
- Amenity-focused gated communities: Esplanade and Island Walk.
What It Means for Naples Sellers
With supply at 5.5 months and the sale-to-list ratio improving, Naples sellers have their best footing in more than a year, particularly for single-family homes. That does not mean every list price will hold: the average home still closed about five percent under list (NABOR, Sep 2026). Condo sellers should note the 15.8% drop in condo pending sales and price to attract the buyers who are active now, with association documents ready on day one. Check expected proceeds with the seller net sheet, and compare full-service and flat fee listing options in Naples before you sign a listing agreement.
What It Means for Naples Buyers
Single-family buyers face rising prices and shrinking inventory, so expect fewer bargains heading into season and come prepared with financing or proof of funds. Condo buyers have more room: median prices dipped and new contracts slowed (NABOR, Sep 2026). In either case, a rate near 7.3% changes the math, so run the payment on the mortgage calculator before touring. Buyer-agent compensation is negotiable and set out in a written buyer agreement; our guide to who pays the buyer’s agent in Florida covers how that works.
