Timber Creek is a gated Lennar master plan in southeast Fort Myers, ZIP 33913, where Daniels Parkway runs into State Road 82 in the MLS Gateway area. Lennar’s Welcome Home Center is at 11581 Timber Creek Drive, and the builder is still selling there (Lennar, Oct 2026). Construction has moved through numbered phases, and resale records from Phase 4 and Phase 6 show homes completed in 2023 and 2024, so most houses are only a few years old.
Homes and Prices
Lennar sells both single-family homes, in its Executive and Manor collections, and two-story townhomes. Builder pricing in October 2026 ran from $451,999 to $608,999, with move-in-ready Manor homes from $508,999 (Lennar, Oct 2026). Resales trade lower. A 2024 four-bedroom, three-bath house on Timber Creek Drive with 2,032 sq ft under air closed at $405,000 on July 21, 2026 after a $445,000 list price. A 2023 three-bedroom townhome on Pine Lodge Lane with 1,942 sq ft was asking $299,000 in July 2026, below its $350,000 sale price in August 2023 (MLS listings, 2026). Buyers should compare builder incentives against these resale numbers.
Amenities and Lifestyle
The clubhouse includes a restaurant and bar, a fitness center with an aerobics studio, and a sauna. Outside there are resort-style pools, a splash park, a playground, a putting green, and courts for tennis, pickleball, basketball, volleyball and bocce. Lawns are maintained by the association, which suits seasonal owners.
HOA and Fees
Lennar’s brochure puts HOA dues near $340 per month and a tax rate near 0.92% (Lennar, Oct 2026). Actual bills depend on phase and home type. The 2024 single-family resale listed $685 per quarter, and the Pine Lodge Lane townhome showed $1,146 per quarter plus $735 per quarter in other association fees (MLS listings, 2026). No public HOA website came up in our research, so ask for the estoppel letter and a CDD check before making an offer. Pets are allowed with conditions.
Location
To get in, take Daniels Parkway east onto SR 82 and turn onto Timber Creek Drive. Gateway Elementary is about a mile away, and Lennar points to JetBlue Park, Gulf Coast Town Center and RSW as short drives.
