Arborwood Preserve is a gated, master-planned community in south Fort Myers (ZIP 33913) on more than 236 acres bordered by Commerce Lakes Drive and the fairways of Gateway Golf & Country Club. WCI began it as master developer, and Lennar has built it since 2016. About 827 single-family and attached homes are planned (55places, 2026). The community has no age restriction (55places, 2026).
Homes and Prices
Lennar offered four product lines. The 6-plex carriage homes run 1,375 to 1,831 square feet, the 4-plex homes 1,741 to 2,110 square feet, the Executive Homes 1,677 to 3,231 square feet and the Manor Homes 2,267 to 3,282 square feet with 3 to 5 bedrooms (55places, 2026). Carriage home units on streets like Hawthorn Lake Drive and Arboretum Run Drive are condominiums, while single-family homes sit on lake or preserve lots. The grid above shows current asking prices.
Amenities and Lifestyle
The 23,000-plus-square-foot Town Center (Lennar via NewHomeSource) includes a fitness studio, coffee lounge, movie theater, card room and arts and crafts studio. Outside are a resort-style pool, a covered dining pavilion and bar, four lighted tennis courts, four pickleball courts and two bocce courts. About 73 acres of lakes and 20 acres of preserve run through the community (55places, 2026).
HOA and Fees
The master association is the Arborwood Preserve Property Homeowners Association, and the carriage home buildings have separate condominium associations, so some owners pay two assessments. We could not find a public association website to verify. Get the current master and condo budgets, rental rules and any capital contribution from the estoppel before you write an offer.
Location
The community is next to the Gateway area, about 15 minutes from Southwest Florida International Airport (RSW), with quick access to Daniels Parkway and I-75. The Gulf beaches are roughly 20 miles away (55places, 2026).
