SOMERSET

In Fort Myers, Somerset refers to the golf side of The Plantation, a gated, roughly 1,100-home master plan off Treeline Avenue north of Daniels Parkway and about a mile east of I-75 (ZIP 33913). Pulte Homes built The Plantation from about 2006 to 2019 (55places). It has two subdivisions: Somerset, which wraps around the golf course, and Bridgetown, a non-golf section with lower fees. Somerset streets have English names, such as Sussex Street, Epping Way, Glastonbury Circle, New Market Street and Chrasfield Chase.
Homes and Prices
The housing mix includes two-story carriage-home buildings, single-family pool homes and a few larger estate homes. Carriage units on Glastonbury Circle, New Market Street and Pennington Place have two or three bedrooms in about 1,700 to 2,300 sq ft. In fall 2026 they were asking about $371,000 to $465,000. Single-family homes ran from $425,000 for a 1,649 sq ft 2015 model on Epping Way to $1,299,000 for a 3,516 sq ft four-bedroom on Sussex Street (Subdivisions.com, Oct 2026). Somerset had 52 closings in the year through September 2026; the median was $675,000, or $298 per sq ft, and half sold within 41 days (Momentum Realty, Sep 2026).
Amenities and Lifestyle
The Plantation Golf & Country Club has an 18-hole Michael Hurdzan and Dana Fry course and a clubhouse called The Great House. Heritage Golf Group bought the club from Hampton Golf for $18.5 million as part of a three-club deal (Gulfshore Business). Membership is optional. Some sellers sell their membership along with the home, which lets the buyer skip the waitlist. Residents share two pools, a spa, a fitness center, tennis, pickleball and bocce.
HOA and Fees
Several 2026 single-family listings showed HOA dues of about $541 to $543 a month, covering cable, high-speed internet, lawn care and amenity access (MLS, 2026). Golf membership fees are billed separately. The community has no age restriction. Because we found no public Somerset association website, the seller should provide the budget and the club’s current initiation terms.
Location
Treeline Avenue connects to Daniels Parkway, and from there to I-75 and RSW. Listings name Treeline Elementary as a nearby school.
