Reflection Lakes is a gated master-planned community of more than 300 acres in the 33907 ZIP code of south Fort Myers, with about 820 condos, villas and single-family homes set around 10 lakes and private preserves (Reflection Lakes Master Association, Oct 2026). Most construction dates from the early 2000s; listings in the grid include single-family homes built in 2001 and condos from 2003. Its best-known perk is private access into Lakes Park, the large county park next door.
Homes and Prices
There are three broad product types: condo buildings along Lake Mahogany Boulevard and Reflection Key Circle, attached villas and townhomes on streets such as Lily Pad Circle, and single-family lake homes on courts with names like Magnolia Lake and Shimmering Lake. Homes range from roughly 1,500 to 3,250 square feet. In the 12 months to October 2026, 37 homes sold at an average of about $427,500, or near $170 per square foot, after an average of 157 days on market (Bex Realty, Oct 2026). For example, a 2003 three-bedroom condo of 1,629 square feet sold for $318,000 in May 2026 (Bex Realty, May 2026).
Amenities and Lifestyle
The clubhouse includes a fitness center, library, pool, tennis and pickleball courts, a sport court, barbecue and picnic areas and a playground (Bex Realty, May 2026). Beyond the gate, residents use Lakes Park’s trails and water directly through the private connection.
HOA and Fees
The Reflection Lakes Master Association is managed by Castle Group and posts its governing documents on its portal. Neighborhoods carry a second association on top of the master: the May 2026 condo sale listed a $272 monthly HOA fee plus $425 a month in other association fees, with internet, grounds and trash included (Bex Realty, May 2026). Pets are allowed with conditions, so read the sub-association rules for size and lease limits.
