Paseo is a gated, 444-acre community in the Daniels Parkway corridor of south Fort Myers, built by Stock Development beginning in 2006, with Pulte Homes also building inside the gate. Plans called for 1,158 homes, and construction ran until about 2016, so today’s sales are all resales (55places, 2026). The community carries no age restriction (55places, 2026).
Homes and Prices
Paseo mixes almost every low-rise format: condo flats such as the 1,227-square-foot San Fernando and 1,404-square-foot San Clemente, casitas, split-level and two-story townhomes, twin villas of roughly 1,575 to 1,891 square feet, and single-family homes in the Heirloom and Traditional series reaching past 3,000 square feet with up to five bedrooms (55places, 2026). Price points span the high $200,000s to the high $900,000s. As one example, a 2014 condo on Paseo Grande Boulevard came on at $360,000 in January 2026 and was reduced to $339,000 by April (MLS listing, Apr 2026).
Amenities and Lifestyle
A 26,000-square-foot Village Center with a fitness center, pilates studio, spa, pub, bistro, ice cream shop and a 90-seat movie theater.
A free-form pool with spa, cabanas and a tiki bar.
Har-Tru tennis, pickleball, basketball and bocce courts, plus a fishing pier and playground.
A full-time activities director coordinating clubs from mah jongg to books (55places, 2026).
HOA and Fees
Owners pay the Paseo Master Homeowners Association, and condo and townhome owners pay a separate condo association on top of that. On the April 2026 condo listing above, that meant $1,550 per quarter in condo fees plus $1,083 per quarter master, about $10,532 a year, with a $2,500 transfer fee at closing and up to 12 leases allowed per year (MLS listing, Apr 2026). Published monthly dues across the community range from about $214 to $916 depending on home type (55places, 2026). Paseo’s master association does not appear to publish a public website we could verify.
Location
Paseo sits beside the Six Mile Cypress Slough area, with I-75 and Southwest Florida International Airport close by, and Gulf Coast Town Center and Bell Tower Shops as the nearest big shopping (55places, 2026).
