Seven Lakes is a 55-and-over community with a guarded gate on US-41 in south Fort Myers (ZIP 33907), just north of Daniels Parkway and Cypress Lake Drive. It opened in the 1970s and was built out by 1989. It has about 1,096 residences, all attached: elevator condo buildings of three to five stories plus single-story villas (55places). One listing says each unit’s two owners play the executive course with no green fees or cart-trail fees, because golf is bundled into the dues (MLS, 2026).
Homes and Prices
Condo sizes start near 700 sq ft for a single bedroom and reach 1,600 sq ft or more for two bedrooms and two baths, with deeded carport spaces and golf cart spots. Villas have ten floor plans, such as the 1,175 sq ft Aruba and the 1,230 sq ft Lido, and each comes with a one-car garage (55places). In all, 66 attached homes changed hands in the year to October 2026 for an average of $124,670, roughly $110 per sq ft, after about 180 days listed (Bex Realty, Oct 2026). A furnished 1981 two-bedroom of 1,652 sq ft on Pebble Beach Drive was reduced to $199,900 that fall (MLS, 2026).
Amenities and Lifestyle
Besides the 18-hole executive course with its putting and chipping greens, the property has six heated pools, six Har-Tru tennis courts, pickleball, nine shuffleboard courts and bocce. The Pavilion clubhouse holds card rooms, a library, an auditorium, billiards, ceramics and lapidary studios and a woodworking shop. The Tee Room serves food and drinks, and a full-time activity director runs the calendar (55places).
HOA and Fees
Monthly dues are set by unit size, roughly $467 to $1,230 (55places). One 2026 condo listing showed $1,218 a month, covering golf for two, cable, Wi-Fi, water, sewer, trash, building upkeep and structure insurance, so the owner pays only electricity (MLS, 2026). That listing allowed one pet under 25 pounds. Seven Lakes has no association website we could verify; ask for the condo documents plus the latest reserve and milestone inspection reports.
