FORT MYERS

Fort Myers is the county seat of Lee County. It was founded and incorporated in 1885 and had 86,395 residents in the 2020 census. Its estimated population passed 100,000 by 2025 (Wikipedia, citing U.S. Census Bureau). Listings tagged with the city name cover the city and the wide unincorporated area with Fort Myers addresses, from the McGregor Boulevard historic district and the downtown River District to newer gated communities along Daniels Parkway, Colonial Boulevard and Treeline Avenue.
The housing stock varies widely. You’ll find 1920s bungalows and riverfront estates along McGregor, mid-century block homes in the central neighborhoods, condos downtown and along Summerlin Road, and new construction east of I-75. Most older neighborhoods have no HOA. Gated communities and condos have their own associations and sometimes CDD assessments, so check each listing. Hurricane Ian hit the area hard in September 2022, so ask for elevation certificates, flood zone and insurance history.
Edison and Ford Winter Estates and Centennial Park are on the Caloosahatchee River downtown. Southwest Florida International Airport (RSW) is southeast of the city, and I-75 runs along the east side. Fort Myers Beach, Sanibel and Estero are 20 to 40 minutes away.
