Palmetto Landing is D.R. Horton’s gated neighborhood at Babcock Ranch, covering 125 acres with about 499 residences planned (D.R. Horton, Oct 2026). It mixes attached twin villas with detached single-family homes, and resale records already include homes completed in 2024 (Bex Realty listing, 2026). Horton is still selling new homes here under two product lines, Express and Tradition, from a sales center at 44696 Plumeria Street.
Homes and Prices
The Express series is the entry point, with seven plans from about 1,500 to 2,605 square feet. The one-story Carrington started in the $281,000s and the two-story, five-bedroom Hayden in the $425,000s as of October 2026 (D.R. Horton, Oct 2026). The Tradition series steps up to 1,816 to 2,756 square feet, with the Clifton from $385,990 and the four-bedroom Coral from $473,990; D.R. Horton was running a promotion on select homesites through November 1, 2026 (NewHomeSource, Oct 2026). On the resale side, a 2024 two-bedroom-plus-den villa on Palm Frond Drive with 1,496 square feet under air listed at $310,000 in May 2026 (Bex Realty listing, 2026). Other streets include Plumeria Street and Oleander Avenue.
Amenities and Lifestyle
The neighborhood has its own amenity center with a resort-style pool, splash pad, fitness room, game room, lounge and bocce courts (D.R. Horton, Oct 2026). The community is golf cart friendly, and owners also reach Founder’s Square, the trails and the lakes elsewhere in Babcock Ranch. Babcock Neighborhood School (K-8) and Babcock High School are tuition-free public charter schools in the town (NewHomeSource, Oct 2026).
HOA and Fees
Fees on the May 2026 villa listing were $408 quarterly to the HOA and a second $895 quarterly charge, covering internet, irrigation water, grounds, pest control, recreation, roads, security and trash; 2025 property taxes on that home were $5,665 (Bex Realty listing, 2026). D.R. Horton’s pages confirm an HOA but do not publish the amount, and we found no association website.
