TRAILS EDGE

Trails Edge is one of the first Lennar neighborhoods in Babcock Ranch, the master-planned town off State Road 31 in Charlotte County, and its homes carry Punta Gorda addresses in ZIP 33982. Babcock Ranch lies northeast of Fort Myers, just over the Lee County line. Lennar opened the neighborhood in May 2018 with five Wi-Fi Certified model homes, a short walk from Founder’s Square, the town center (Naples Daily News via Kitson & Partners, May 2018).
Homes and Prices
Lennar offered 14 one- and two-story plans across three product lines: villas, Executive homes and Manor homes with two- or three-car garages. Launch prices ran from the high $100,000s to the mid-$300,000s. The 1,564 sq ft Queen villa started at $194,999, the 2,444 sq ft Palmetto manor at $281,999, and the 3,283 sq ft, five-bedroom Majestica at $324,999 (Kitson & Partners, May 2018). Today’s resales show what those plans bring. A 2022 Palmetto on Fallen Branch Way was listed at $475,000 in mid-2026, and a four-bedroom Foxtail with a den and 2,522 sq ft, listed August 20, 2026, went pending at $421,000 (MLS listings, 2026).
Amenities and Lifestyle
Listings for the neighborhood mention resort-style pools, a clubhouse, pickleball, tennis, bocce and basketball courts, a dog park, picnic areas with grills, a pier and nature trails. Because it sits close to Founder’s Square, many owners get to the restaurants, the lakefront and community events on foot, by bike or by golf cart.
HOA and Fees
Expect two layers of dues. The 2022 Palmetto listing showed a $273 quarterly master fee and a $465 quarterly HOA fee, $2,952 a year in total, and the agent’s sheet also gave a conflicting monthly figure (MLS listing, Jul 2026), so get the current estoppel. Residents’ accounts, governing documents and assessment payments are handled through the town’s Babcock Ranch residents’ official site. Babcock Ranch also has an independent special district, so check the tax bill for non-ad valorem assessments.
Location
Babcock Ranch is entered from SR 31, also called Babcock Ranch Road, and Trails Edge is among the neighborhoods closest to Founder’s Square, the school and the downtown park (Kitson & Partners, May 2018).
