BABCOCK

Babcock Ranch is a master-planned town of about 17,000 acres in southeastern Charlotte County and northeastern Lee County, with Punta Gorda mailing addresses. Construction began in 2015 and the first residents arrived in 2018. A 75-megawatt Florida Power & Light solar facility on site earned it a reputation as the first solar-powered town in the U.S. (Wikipedia, 2026). Long-range plans call for up to 19,000 homes, and about half of the town’s footprint is set aside for parks, lakes and greenways (Kitson & Partners, Jun 2020).
Buying in Babcock Ranch
Buyers purchase directly from the builders and choose among single-family homes, villas, townhomes and condos, and the developer listed homes from the high $200s (Babcock Ranch, Oct 2022). Babcock is unusual among local “city” areas because the whole town has one master association. The Babcock Ranch Residential Association (BRRA) is managed by CCMC and covers lodges, pools, patrol and landscaping. Many neighborhoods also have a sub-HOA, and the Babcock Ranch Community Independent Special District assessment appears on the property tax bill. Resales pay a 0.25% community enhancement fee and a working capital fee (BRRA, Oct 2026).
Underground power lines and an on-site substation kept the town’s power on through Hurricane Ian in 2022 (Babcock Ranch, Oct 2022). The beaches are roughly 35 to 45 miles away, and SR 31 connects south to SR 80 and I-75.
