Estero is growing up. The village that incorporated in 2014 as a quiet stretch of US-41 between Fort Myers and Bonita Springs now has a cancer treatment center with technology few Florida hospitals offer, a $90 million village budget, a national organic grocer on the way and an entertainment venue with bowling, pickleball and mini-golf under construction. If it feels like every vacant lot along Corkscrew Road has a sign on it, that is because many of them do.
This guide tracks the non-restaurant businesses and commercial projects that opened recently or are coming to Estero through 2027: retail, medical, entertainment, groceries, hotels and the big mixed-use developments that will shape the village for the next decade. For food, see our companion post on new restaurants in Estero.

New Stores at Coconut Point
Simon’s Coconut Point is in the middle of its biggest refresh in years. In July 2026 the village’s Planning, Zoning and Design Board approved new paint colors, a new logo and new signage for the center, and the tenant list has been shifting all year.
- Nordstrom Rack opened October 2, 2025 in a 35,000-square-foot space at 8020 Mediterranean Drive, the former Christmas Tree Shops.
- Kendra Scott opened in summer 2026.
- Brooks Brothers joined the center in summer 2026.
- Rowan, the ear-piercing studio staffed by nurses, opened in summer 2026.
- LaserAway was announced for 2026 and was still listed as coming soon in October.
- ZAGG took over the former uBreakiFix space for phone accessories and repair.
- Bonita Smoke Shop & Cigar Lounge moved from Bonita Springs into a 6,600-square-foot space on Via Villagio, and the village approved patio smoking in January 2026.
Several existing stores moved into bigger spaces, including Talbots, Toy World and Estero Bay Olive Oil & Tea. Shake Shack is also coming in 2027.
The biggest long-term change is on the former Muvico theater site. A developer presented plans in January 2026 for Waypoint Apartments, about 365 units in four- and five-story buildings with a parking garage, between Cinema Way and Via Coconut Point. More people living inside the center should help the shops and restaurants stay busy outside of season. Read our full Coconut Point guide for the current store list.
Miromar Outlets Additions
Miromar Outlets, at I-75 and Corkscrew Road, added several tenants in 2026, including a J.Crew Factory store announced in August, a new Perfume Outlet in July and Coco Art Gallery, which relocated to the center in May. The outlet center remains the region’s go-to for brand-name discounts. See our Miromar Outlets guide.
Medical and Health Care
Southwest Florida Proton Center
The most significant new medical facility in Estero is the Southwest Florida Proton Center at 9961 Estero Oaks Drive, inside a 42,000-square-foot medical complex near Estero Parkway and Three Oaks Parkway. The $80 million center opened in December 2025 with an IBA ProteusOne proton therapy system and had treated its 100th patient by June 2026. Proton therapy targets tumors more precisely than traditional radiation, and before this center opened, many local patients had to travel to Tampa, Orlando or Miami for it.
Lee Health at Verdana Village
Lee Health announced in October 2026 that it will open a Family Medicine and Convenient Care location inside The Shoppes at Verdana Village, the Publix-anchored center on Corkscrew Road. That will be a big convenience for the fast-growing communities east of I-75, including Verdana Village, The Place at Corkscrew, Corkscrew Shores and Kingston.
Senior Living and Other Medical Projects
- Mission Grove of Estero is a proposed 163-unit independent living, assisted living and memory care community at the Plaza del Sol site, at the northeast corner of Corkscrew Road and Three Oaks Parkway. It went before the planning board in July and September 2026.
- Abbiati Emergency Dental has a signed development order on US-41 south of Fountain Lakes.
- A 43,000-square-foot medical office at 9600 Corkscrew Road is under review.
Entertainment and Recreation
High 5 Entertainment
The project generating the most buzz is High 5 Entertainment, a roughly 40,000-square-foot, two-story venue on the north side of Williams Road, east of Via Coconut Point, next to the village’s new SportsPark. Plans include 16 bowling lanes, two 18-hole mini-golf courses, 15 outdoor and 6 indoor pickleball courts, an arcade, an indoor-outdoor bar and a full kitchen. Construction is underway. Early reports pointed to a fall 2026 opening, but the most recent update targets a soft opening in February 2027 and a grand opening in late February or early March 2027.
Estero SportsPark
Right next door, the Village of Estero is building the first phase of its SportsPark, with an entrance off Via Coconut Point, two practice fields, a lake and utilities, expected to be finished in late 2026. Phase 2, budgeted at about $26.9 million in the 2026-27 budget, adds two turf fields, a great lawn, restrooms and a pavilion, with construction estimated to start in early 2027.
The Pandion Club
On the former Old Corkscrew Golf Club land east on Corkscrew Road, the Hoffmann Family of Companies is building The Pandion Club, a private, golf-only club designed by Kyle Phillips, capped at 280 members. Construction started in 2026, and opening is expected in 2027.
Estero Motorplex
For car collectors and boat owners, Estero Motorplex on Estero Parkway just west of Three Oaks Parkway plans 40 luxury “garage condos” priced from about $600,000 to $1.2 million, giving owners private, climate-controlled space for cars, boats and RVs.
Fitness and Everyday Services
The Estero Chamber of Commerce held ribbon cuttings in 2026 for Fuego Pilates (May), Studio B (July), Rapallo Dental Care (May), a Fifth Third Bank branch at Verdana (February) and The Goddard School of Estero (February), an early-education school that will interest young families. JETSET Pilates is also listed in the Coconut Point directory.
Groceries
Two grocery projects matter most for residents:
- Aldi is under construction at 11906 Newbridge Drive, off Corkscrew Road east of Stoneybrook Golf Drive, near Corkscrew Shores. The store is about 20,000 to 22,000 square feet and is targeted to open around December 2026.
- A national organic grocer has signed on at Woodfield Estero, at US-41 and Coconut Road, according to an October 2026 report. The developer has not named the brand, and the change still needs village approval.
They join the Publix at Verdana Village and the long-established Publix, Sprouts and Super Target locations along US-41 and Corkscrew Road.

Mixed-Use Projects Reshaping Estero
| Project | Location | What Is Planned | Status |
|---|---|---|---|
| Woodfield Estero | NW corner of US-41 and Coconut Rd (about 45.6 acres) | 296 apartments and 30,000 sq ft of retail in Phase 1, plus offices, restaurants, a hotel and a grocer | Under construction; first apartments expected 2027 |
| Via Coconut mixed-use | West side of Via Coconut Pt, south of Corkscrew Rd | 330 apartments, about 29,600 sq ft commercial, a church | Phase 1 targeted for late 2026 |
| Downtown Estero | US-41 and Broadway | 310 residences plus commercial space | First building estimated 2027 |
| TRG Estero | SW corner of Estero Pkwy and Three Oaks Pkwy | Up to 370 apartments and 33,000 sq ft of retail and cafés | Early review |
| Waypoint Apartments | Former Muvico theater site at Coconut Point | About 365 apartments with a garage | Presented January 2026 |
| Kingston commercial | Corkscrew Rd, east of Verdana Village | About 700,000 sq ft of commercial and a 240-room hotel over time | Long-term |
Together these projects point the same direction: more people living close to Estero’s shopping districts, and more of the everyday services that newer residents expect within a short drive. Notice that much of the new housing is rental apartments, which tends to support restaurants and retail year-round rather than just in season.
Hotels: Approved, Stalled and Shelved
Estero has fewer hotel rooms than you might expect for a village with Hertz Arena, Coconut Point and Miromar Outlets. A 122-room hotel at Coconut Trace, across from Coconut Point, was approved in September 2025. Woodfield Estero and Kingston both include hotels in their plans. Other proposals have stalled: a Hilton Garden Inn permit on Sweetwater Ranch Boulevard expired, a Home2 Suites at Coconut Point was shelved, and an approved Holiday Inn on US-41 has not started construction.
A Quick Timeline: What Opens When
Dates shift constantly in construction, but here is how the calendar looks based on the most recent public updates:
| Timing | What to Expect |
|---|---|
| Already open | Nordstrom Rack, Southwest Florida Proton Center, Kendra Scott, Brooks Brothers, Rowan, J.Crew Factory, Fuego Pilates, Goddard School of Estero |
| Late 2026 | Aldi on Corkscrew Road, SportsPark Phase 1, the first Via Coconut mixed-use buildings |
| Early 2027 | High 5 Entertainment soft opening and grand opening, SportsPark Phase 2 construction start |
| 2027 | Shake Shack at Coconut Point, Chick-fil-A at Grande Oak, The Pandion Club, first Woodfield Estero apartments, first Downtown Estero building |
| Later | Lee Health at Verdana Village, Woodfield grocer and hotel, Kingston commercial district, Mission Grove senior living (if approved) |
How to Keep Up With What Is Coming
If you want to know what is going in on that cleared lot down the street, a few sources are reliable:
- Village of Estero planning board summaries. The village posts recaps of each Planning, Zoning and Design Board meeting, which is where most new commercial projects first appear in public.
- Estero Chamber of Commerce ribbon cuttings. The chamber’s events calendar is a good real-time list of new local businesses.
- Local business press. Gulfshore Business and the Business Observer cover most significant leases and openings in Estero.
- Our blog. We update our Estero development tracker as projects move forward.
Remember that approval does not guarantee construction. Several hotels in Estero were approved and then stalled, and tenants change between the first announcement and opening day. If a specific project would affect your decision to buy a home, ask for the latest status before you commit.
What It Means for Estero Real Estate
When a proton therapy center, a national grocer and a national entertainment operator all commit to the same small village within a year, it tells you something. Businesses like these study population growth, household incomes and traffic before they invest. Their arrival supports what the housing data has been saying: Estero continues to attract full-time residents, not just seasonal ones.
For buyers, the practical question is which side of the village fits your life. West of I-75, near US-41, you are close to Coconut Point, the new SportsPark and High 5, and the medical corridor around Estero Parkway. East of I-75 on Corkscrew Road, newer communities like Verdana Village, The Place at Corkscrew and Corkscrew Shores are gaining their own Publix, Aldi, medical care and restaurants.
For sellers, new amenities near your community are worth mentioning in a listing. Buyers moving from out of state often ask how far they will drive for groceries, a doctor or a night out. If you are thinking about selling, get a home value estimate or read about our real estate services.
