Woodfield Estero: A New Mixed-Use District on US-41
The biggest in-village project is Woodfield Estero on 45.6 acres at the northwest corner of US-41 and Coconut Road, near Coconut Point. Plans call for 596 apartments and townhomes, a hotel of about 260 rooms, roughly 82,000 square feet of retail and dining and about 42,000 square feet of office space. The developers secured an $81.5 million construction loan, and first residents are expected in the third quarter of 2027.
New Homes and Apartments
- Summercrest by Toll Brothers: 153 two-story townhomes on 21.4 acres at Corkscrew Road and Sandy Lane, expected to finish within about six to nine months of September 2026.
- Lumio Estero: 330 apartments plus about 29,600 square feet of commercial space off Via Coconut, targeted for completion at the end of 2026.
- Buckingham Co. at Broadway and US-41: 310 residential units on 34 acres, with completion estimated for 2028–2029.
- East Corkscrew Road: Verdana Village is about 80% complete, RiverCreek is sold out, and Kingston’s models open October 17, 2026.
Parks, Recreation and the Rail Trail
The Village of Estero’s 100-acre sports and recreation area between Williams Road and Via Coconut Point is taking shape. Its anchor, High 5 Entertainment, is a 40,000-square-foot center with 21 pickleball courts, bowling, laser tag and axe throwing, slated to open in late 2026. Plans for the park also include multipurpose and baseball/softball fields, a driving range, a splash pad and a playground.
Estero RiverPark, 62 acres at Corkscrew Road and US-41, has most of Phase 1 complete, including trails along the Estero River. And the Bonita Estero Rail Trail (BERT) would turn 14.9 miles of the old Seminole Gulf Railway into a walking and biking trail. The Trust for Public Land secured a purchase agreement, and phased openings are expected between 2028 and 2030 if funding and design stay on track.
Shopping and Services
