Stonewater is a gated D.R. Horton community in northwest Cape Coral (ZIP 33993), at the southwest corner of Tropicana Parkway and Nelson Road, just north of State Road 78 (D.R. Horton, Oct 2026). The builder planned 337 single-family homes around freshwater lakes, a preserve and an eagle protection zone, and the community was in its final phase of new sales in fall 2026. County records for 2025 counted 183 finished homes and 77 vacant lots, most of them completed in 2023 (Florida DOR roll via Move With Momentum, 2025).
Homes and Prices
Homes are part of D.R. Horton’s Tradition Series: one- and two-story plans of about 1,816 to 2,756 sq ft with three or four bedrooms and two-car garages. In October 2026 the remaining new plans started from $328,990 for the 1,816 sq ft Clifton (D.R. Horton, Oct 2026). Thirty resales closed in the year to September 2026 at a median near $375,000 (Move With Momentum, Sep 2026). A 2,221 sq ft lakefront home on Spring Hill Lake Loop with a den and impact glass was pending at $495,875 in 2026 (MLS via Real Geeks, 2026).
Amenities and Lifestyle
The amenity area has a community pool, fitness center, tennis and pickleball courts and a playground, and sidewalks run through the neighborhood (D.R. Horton, Oct 2026).
HOA and Fees
A 2026 listing showed an HOA fee of $237 without stating how often it is billed, so confirm the schedule and any new-owner contribution with the association (MLS via Real Geeks, 2026). Homes are on public water and sewer, and that listing showed utility assessments as paid, worth confirming on any Cape Coral purchase. Pets are allowed with conditions. We did not find a public association website.
Location
Mariner High School is nearby, and SR 78 (Pine Island Road) leads east toward US 41 and I-75.
