South Seas is the guard-gated condominium complex at the north end of Marco Island’s crescent-shaped beach, the stretch that curves south toward Cape Marco. Its buildings line Seaview Court, and the complex mixes low-rise garden buildings with the high-rise towers marketed as South Seas Club. Construction dates from the late 1970s and early 1980s; the South Seas East buildings, for example, were finished in 1979 (MLS via Bex Realty, Jan 2026).
Homes and Prices
Every residence here is a condominium. The low-rise side offers smaller two-bedroom flats, such as a 964 sq ft air-conditioned unit in South Seas East Building B that went under contract after listing at $545,000 and closed at $579,999 in March 2026 (MLS via Bex Realty, Mar 2026). Tower units with Gulf views generally list higher, in the $650,000 to $800,000 range for two bedrooms during 2026 (Weichert and Bex Realty listings, 2026).
Amenities and Lifestyle
Owners across the complex share a 24-hour guard gate, several heated pools, a clubhouse, tennis and pickleball courts, a fitness center, a library, putting greens, bocce and shuffleboard (MLS via Bex Realty, 2026). The complex also has a pier and boat docks, with slips available to lease, and a boardwalk leads from the pool deck to the sand.
HOA and Fees
South Seas is not run by one homeowners association. Each condominium, such as South Seas East and South Seas West, has its own association, budget and rules, and the published fee inclusions cover items like cable, internet, insurance, water, sewer, security and reserves (MLS via Bex Realty, 2026). Pets are not allowed in the listings we reviewed. Rental rules differ by building, so check the declaration for the exact unit. We did not find an official website for any of the South Seas associations, so request the condo documents and current budget during your contract period.
Location
Restaurants, galleries, boutiques and the Marco Island Art Center are a short drive from the gate, and the beach is steps from the pools. Boats from the complex docks reach the Gulf by an indirect route under bridges, so measure clearance before you count on a slip.
