Marco Beach is the recorded subdivision name behind a large share of the single-family streets on Marco Island. It comes from the numbered plats the Deltona Corporation filed after the Mackle brothers bought most of the island for $7 million in the 1960s, so a typical legal description reads like “Marco Bch Unit 6, Blk 253, Lot 15” (City of Marco Island; Collier County MLS, 2026). Deltona’s 1964 master plan laid out 10,839 homesites, and its network of about 91 miles of canals gave roughly three-quarters of the lots water frontage (City of Marco Island Comprehensive Plan).
Homes and Prices
Because the plats span the island, the housing ranges from 1980s one-story homes to new two-story custom builds. Sales in April 2026 ran from $525,000 for an inland home to $11.9 million for a 2020 waterfront estate, with a median near $1.67 million and living areas from about 1,500 to 7,250 square feet; 22 of the 29 sales that month were on the water (Subdivisions.com, Apr 2026). As one example, a remodeled 1981 three-bedroom canal home on Marquesas Court with a dock, lift and saltwater pool sold for $1.7 million in July 2026 (MLS via BEX Realty, Jul 2026). Inland lots off streets like Bald Eagle Drive and San Marco Road are the usual entry point.
Amenities and Lifestyle
Life here centers on the canals: private docks and lifts, and on many lots a short run out to the Gulf. Ask about bridges and water depth for a sailboat or larger cruiser. Off the water, public beach access is at Tigertail Beach and South Beach, and Residents’ Beach is a private complex for island residents (Wikipedia, 2026). Some listings mention an optional residents’ beach membership.
HOA and Fees
There is no homeowners association for Marco Beach. Recent MLS records list association fees as none (MLS via BEX Realty, Jul 2026), which means no HOA dues and no HOA architectural committee, though City of Marco Island codes and permits still govern docks, seawalls, pools and new construction.
Location
Collier Boulevard crosses the S.S. Jolley Bridge onto the island, and San Marco Road (CR 92) gives a second route via Goodland. Naples is about 20 miles north (Wikipedia, 2026).
