DEEP CREEK

Deep Creek is a deed-restricted, unincorporated community in Charlotte County, east of Port Charlotte. Its mailing addresses are Punta Gorda, ZIP 33983 (Wikipedia). It has more than 7,200 homesites in two sections. Sandhill Boulevard divides them, with Section 20 to the north and Section 23 to the south. Each section has its own property owners association and its own deed restrictions (Section 20 POA; Cole Murray Realty, 2026).
Homes and Prices
Section 20 is all single-family homes. Section 23 mixes single-family homes with condominiums such as The Links at Deep Creek and Deep Creek Gardens on Sandhill Boulevard, and it is mostly built out (Section 20 POA; Cole Murray Realty, 2026). Older ranch homes sit next to new construction on scattered lots. Many lots back onto greenbelts, freshwater lakes or canals.
Amenities and Lifestyle
Deep Creek Golf Club is a semi-private 18-hole course that the public can play for daily fees. Membership is optional and separate from POA dues. The Deep Creek Civic Association runs social events such as holiday parties and neighborhood garage sales (Cole Murray Realty, 2026). Charlotte County’s Deep Creek Park is on Sandhill Boulevard. Some condo complexes have their own pools, tennis and pickleball courts.
HOA and Fees
The north side is run by the Section 20 Property Owners Association. The south side is run by the Section 23 Property Owner’s Association. Each enforces its own Declaration of Restrictions, and an architectural review committee approves building. In Section 23, an addition permit costs a $75 application fee plus a $1,000 refundable deposit (Section 23 POA permit packet, rev. June 2025). POA dues are billed once a year and have been reported at about $165 to $225 depending on the section (Cole Murray Realty, 2026). Condo associations charge their own fees on top of that.
Location
Deep Creek sits just north of the Peace River and connects to two different I-75 interchanges. Punta Gorda Airport is about 10 minutes away, and downtown Punta Gorda is 10 to 15 minutes. Most of the community is mapped in FEMA Flood Zone X, but check each parcel (Cole Murray Realty, 2026).
