It was first incorporated in the 1920s and reincorporated on December 31, 1999. The 2020 census counted 53,644 residents, up from 43,914 in 2010 (Wikipedia/U.S. Census, 2020). The Imperial River runs through the downtown district to Estero Bay.
Buying in Bonita Springs
Housing ranges widely. You will find older non-HOA river and canal neighborhoods near downtown, Gulf-front condos and homes along Hickory Boulevard on Little Hickory Island, and large gated golf communities east of US 41 and along Bonita Beach Road and I-75. There is no citywide HOA. Many neighborhoods have their own associations, and some have none, so dues, rental rules and club fees vary by address.
Beach access is a big part of the appeal. Bonita Beach Park, Barefoot Beach Preserve Park on the county line and Lovers Key State Park just to the north are all close. Downtown has the Everglades Wonder Gardens, which date to 1936, and the Center for the Arts of Bonita Springs (Wikipedia, 2026). Coastal and riverfront areas took storm surge from Hurricane Ian in 2022, so check flood zones and elevation certificates on any low-lying property.
