Bonita Springs is entering the 2026-27 season with far fewer homes on the market than it had last year, softer pricing at the condo level and buyers who are adjusting to mortgage rates above 7%. Bonita Springs sits in Lee County, and city-only monthly reports are published on a delay, so this update combines the most recent Bonita figures we could verify with September 2026 county data. The key numbers:
- 756 Bonita Springs homes for sale in July, down 32.3% from 1,116 a year earlier (Coconut Coast Realtors, Jul 2026).
- $502,803 Zillow Home Value Index for Bonita Springs, down 3.2% over 12 months (Zillow, Aug 31, 2026).
- $255,000 Lee County condo and townhouse median sale price, down 8.9% from $280,000 (Florida Realtors, Sep 2026).
- 83 days median time to pending for Bonita Springs listings (Zillow, Aug 31, 2026).
Current listings are on our Bonita Springs homes for sale page, and the downtown Bonita Springs guide covers the Old 41 corridor for anyone new to the area.

Single-Family Homes vs. Condos
Start with condos, where the county numbers moved most. In September, Lee County condo and townhouse closings rose 5.9% to 343, while the median price slipped to $255,000 from $280,000 and the average price fell 10.5% to $333,487 (Florida Realtors, Sep 2026). Buyers are active, but they are paying less per unit than they did a year ago.
Single-family homes have been steadier. The countywide single-family median was $375,500, up 0.1%, and new single-family pending sales rose 2.1% to 1,165 (Florida Realtors, Sep 2026). In Bonita specifically, Zillow’s index, which blends home types, was down 3.2% year over year as of August 31 (Zillow, Aug 2026), and the association’s July price figure was down 2.0% (Coconut Coast Realtors, Jul 2026). Put together, Bonita values are roughly flat to slightly lower, with the softness concentrated in attached housing.
Inventory and Days on Market
Bonita’s drop in listings was steeper than Estero’s in the same association report. Bonita Springs went from 1,116 homes for sale in July 2025 to 756 in July 2026, while closings edged up from 119 to 123 (Coconut Coast Realtors, Jul 2026). The share of inventory that sold in the month rose from 10.7% to 16.3%, and months of supply fell to 6.1 (Coconut Coast Realtors, Jul 2026). Zillow counted 933 Bonita listings and 126 new listings at the end of August, with a median of 83 days to pending (Zillow, Aug 31, 2026).
For context, the association noted Bonita supply was still 95.2% higher than in July 2022 (Coconut Coast Realtors, Jul 2026). Lee County condo supply in September stood at 6.6 months, down from 9.7 (Florida Realtors, Sep 2026), so even the softer segment has worked through a meaningful share of last year’s backlog.
Sale-to-List and Price Reductions
The typical Bonita Springs sale closed at 95.4% of list price, and 88.6% of sales closed under list, with only 3.9% selling above (Zillow, Jul 31, 2026). Countywide, condo sellers received a median 91.8% of original list price in September, versus 94.7% for single-family sellers (Florida Realtors, Sep 2026). That three-point gap is the clearest evidence of where negotiating room sits. We did not find a sourced September count of Bonita price reductions, so we are not estimating one; the under-list share above tells most of the story.
What Is Driving the Bonita Springs Market
Condo law and association costs
Florida condo associations continue to work through milestone inspections, SIRS reserve studies and reserve funding requirements under Chapter 718, and buyers are looking closely at insurance premiums, according to Henderson Franklin (Henderson Franklin, May 2026). Some lenders are also reviewing association insurance coverage more carefully before approving condo financing (Henderson Franklin, May 2026). For Bonita condo owners, that diligence affects how quickly units sell and at what price.
Rates above 7%
The 30-year fixed averaged 7.32% the week of October 22, down from 7.40% the prior week (Freddie Mac PMMS, Oct 22, 2026). On October 1 it reached 7.28%, compared with 6.34% a year earlier (Freddie Mac PMMS via Trading Economics, Oct 1, 2026). Cash remains significant: 210 of Lee County’s 343 condo and townhouse sales in September were cash purchases (Florida Realtors, Sep 2026). Model financed payments with the mortgage calculator.
Bonita Springs Communities to Watch
One of September’s top Lee County golf-community sales was in Bonita Bay (Florida Realtors data via Naples Golf Guy, Sep 2026). We do not have sourced September sale counts for individual Bonita neighborhoods, so the communities below are grouped by the market segments discussed above:
- Golf and amenity communities: Bonita National Golf and Country Club and Hunters Ridge, where single-family resale tracks the steadier county single-family numbers.
- Non-gated neighborhoods near the water: Bonita Shores and Imperial Shores, often considered by buyers who want to be close to the Gulf.
- Larger lots: Bonita Farms.
- More Bonita communities with their own pages: Seasons at Bonita and Sanctuary.

What It Means for Bonita Springs Sellers
A one-third drop in inventory means less direct competition for your listing, and turnover is improving. Still, prices have not risen, so the advantage shows up as speed and fewer concessions rather than higher numbers. Condo sellers should expect buyers to compare monthly carrying costs, not just price; having your association’s insurance, reserve and inspection documents ready can prevent a stalled contract. Single-family sellers can price closer to recent comparables than they could last winter. Estimate proceeds with the seller net sheet for SWFL, and if you want MLS exposure with a lower-cost structure, look at the Bonita Springs flat fee listing page.
What It Means for Bonita Springs Buyers
Condo buyers are seeing the best leverage in years: lower county median prices and a typical sale-to-list near 92% for that segment (Florida Realtors, Sep 2026). Use it, but price in assessments and insurance before you write an offer. Single-family buyers face a firmer market with fewer choices than a year ago. In both cases, a rate above 7% makes the payment, not the price, the number to negotiate around; seller credits toward a rate buydown can be worth more than an equal price cut. Buyer-agent compensation is negotiable and documented in a written buyer agreement; see who pays the buyer’s agent in Florida.
