Estero Real Estate Market Update: September 2026

estero hero 1b

Estero closed out the summer with a market that looks tighter than it did a year ago, even though mortgage rates moved the wrong way for buyers. City-level monthly figures for Estero are released by the local Realtor association on a lag, so this update pairs the newest Estero-only numbers (July 2026) with the September 2026 Lee County figures that Estero sales roll up into. Here are the numbers that matter most right now:

  • 469 homes for sale in Estero in July, down from 667 a year earlier, a 29.7% drop (Coconut Coast Realtors, Jul 2026).
  • 5.0 months of supply in Estero, down 22.7% year over year (Coconut Coast Realtors, Jul 2026).
  • $375,500 median single-family sale price in Lee County in September, essentially flat against $375,000 a year earlier (Florida Realtors, Sep 2026).
  • 7.32% average 30-year fixed mortgage rate in the week of October 22 (Freddie Mac PMMS, Oct 22, 2026).

Single-Family Homes vs. Condos

Across Lee County, single-family homes held their value through September. The median sale price was $375,500 against $375,000 a year earlier, a 0.1% change, while closed sales were up 0.3% to 1,116 and cash purchases rose 7.4% to 319 (Florida Realtors, Sep 2026). The upper end was stronger: single-family sales above $1 million rose 13.8% to 74 closings (Florida Realtors, Sep 2026).

Condos and townhouses told a different story. The Lee County condo median fell 8.9% to $255,000 from $280,000, even as condo closings rose 5.9% to 343 (Florida Realtors, Sep 2026). More units are selling, but at lower prices, which is what a market looks like when sellers accept where buyers are. Condo sales above $1 million fell 14.3% to 12 (Florida Realtors, Sep 2026). Estero coach-home and carriage-unit owners should price with this split in mind.

Inventory and Days on Market

The headline for Estero is shrinking supply. The town had 469 homes for sale in July compared with 667 a year earlier, and closings fell from 104 to 95 over the same period (Coconut Coast Realtors, Jul 2026). Because listings fell much faster than sales, months of supply dropped to 5.0. The association also noted that Estero supply was still 158.9% above July 2022 levels, so the market is tightening from a high base, not returning to the frenzy of the pandemic years (Coconut Coast Realtors, Jul 2026).

County figures for September point the same way. Active single-family inventory in Lee County fell 13.7% to 6,517, and condo and townhouse inventory fell 14.8% to 3,005 (Florida Realtors, Sep 2026). Single-family homes went under contract in a median of 58 days, down from 67, and condos in a median of 86 days, a 14.0% improvement (Florida Realtors, Sep 2026). New single-family listings still rose 3.1% to 1,580, so fresh supply is arriving; it is simply being absorbed faster.

Sale-to-List and Price Reductions

Lee County single-family sellers received a median 94.7% of their original list price in September, up 1.3% from a year earlier; condo sellers received 91.8%, up 3.1% (Florida Realtors, Sep 2026). The ask-to-sale gap is narrowing, but a typical home still closes about five percent below its first asking price. No Estero-specific September price-reduction count was published, so the sale-to-list ratio is the best available proxy.

What Is Driving the Estero Market

Mortgage rates moved higher

Freddie Mac’s survey showed the 30-year fixed at 7.28% on October 1, the highest reading since November 2023, compared with 6.34% a year earlier (Freddie Mac PMMS via Trading Economics, Oct 1, 2026). By October 22 it had eased to 7.32% from 7.40% the week before, with the 15-year at 6.68% (Freddie Mac PMMS via The Mortgage Reports, Oct 22, 2026). Higher payments help explain why cash buyers keep a large share of the market: 319 of Lee County’s 1,116 September single-family sales were cash (Florida Realtors, Sep 2026). Condo rules and insurance scrutiny

Condo associations across Florida are still working through milestone inspections, Structural Integrity Reserve Studies (SIRS) and reserve funding under Chapter 718, and some lenders are reviewing association insurance more closely before approving condo loans, according to Fort Myers law firm Henderson Franklin (Henderson Franklin, May 2026). That added diligence is one likely reason condo prices are softer than single-family prices in the county data.

Estero Communities to Watch

Among September’s highest-priced Lee County golf-community sales was a home in Miromar Lakes (Florida Realtors data via Naples Golf Guy, Sep 2026). Subdivision-level September counts were not available, so this list groups communities by type rather than ranking them:

What It Means for Estero Sellers

Supply is falling, which gives sellers more leverage than they had in 2025, but prices are not climbing at the county level. Price to the most recent comparable closings, not to last spring’s list prices. Single-family owners in well-kept homes are in the stronger position; condo sellers should gather the association’s SIRS, milestone inspection status, reserve balance and insurance declarations before listing, because buyers and lenders will ask. Before you choose a price, estimate your proceeds with the seller net sheet. If you prefer to handle more of the process yourself while still getting MLS exposure, compare the flat fee listing option for Estero, and read our guide on how to sell a house in Estero.

What It Means for Estero Buyers

You have fewer homes to choose from than a year ago, and homes are going under contract faster, so the window for long deliberation is shrinking. At the same time, a typical Lee County single-family home still sells below its original list price, and condo prices are lower than last year (Florida Realtors, Sep 2026). With rates above 7%, get a written pre-approval and compare it against a cash or larger-down-payment scenario. For condos, make association documents and insurance part of your due diligence, not an afterthought. Buyer-agent compensation is negotiable and is now set out in a written agreement between the buyer and their agent; our page on who pays the buyer’s agent in Florida explains the options.

Estero Market FAQ

Is Estero a buyer’s market or a seller’s market right now?

It sits between the two. Estero had 5.0 months of supply in July, down from a year earlier (Coconut Coast Realtors, Jul 2026). Markets around six months are often described as balanced, so Estero is leaning slightly toward sellers on supply, while sale-to-list ratios below 95% countywide still give buyers room to negotiate (Florida Realtors, Sep 2026).

Are Estero home prices going down?

Not for single-family homes at the county level: the Lee County median was $375,500 in September versus $375,000 a year earlier (Florida Realtors, Sep 2026). Condo and townhouse prices did fall, with the county median down 8.9% to $255,000 (Florida Realtors, Sep 2026).

How long does it take to sell a home in Estero?

Estero-specific September timing was not published at the time of writing. Countywide, single-family homes went under contract in a median of 58 days and closed in a median of 92 days in September (Florida Realtors, Sep 2026).

Why does Estero have so few listings compared with last year?

Listings fell faster than sales: Estero inventory dropped 29.7% year over year in July while closings fell 8.7% (Coconut Coast Realtors, Jul 2026). That pattern usually reflects fewer new owners choosing to list plus steady absorption of what is already on the market.

What mortgage rate should Estero buyers plan for?

Freddie Mac’s weekly average for a 30-year fixed was 7.32% on October 22, 2026 (Freddie Mac PMMS, Oct 22, 2026). Your quoted rate will depend on credit, down payment and loan type.
