The Brooks is a 2,500-acre master-planned area along Coconut Road in Estero, Florida, directly across US-41 from Coconut Point. Created by Bonita Bay Group in the late 1990s, it is made up of several separate gated communities — Shadow Wood, Copperleaf, Spring Run, Lighthouse Bay and Pebble Pointe — that share the member-owned Commons Club and a private beach club on Bonita Beach.

How The Brooks Is Organized

Instead of one community with one club, Bonita Bay Group built several distinct gated neighborhoods around a shared lifestyle club. It opened The Commons Club in 1999, and the club became member-owned in 2010. Buyers in The Brooks think about three layers: the individual community and its HOA, its golf club (if it has one) and the Commons Club.

Golf in The Brooks

The Commons Club & Beach Club

The Commons Club at 9930 Coconut Road is the shared heart of The Brooks, with about 2,300 member families. It offers a 10,000-square-foot Health and Lifestyle Center, The Rookery restaurant, a spa, an Enrichment Center for classes and lectures, and seven pickleball courts. Tiers include Gold, Silver and Bronze, with Gold limited to Brooks residents. Lighthouse Bay owners must hold at least a Bronze membership.

The Beach Club on Bonita Beach at 26388 Hickory Boulevard was destroyed by Hurricane Ian in 2022 and rebuilt as a three-story, 13,446-square-foot concrete clubhouse, completed in June 2026.

The Brooks Fees

Fees stack in The Brooks. Based on 2025–2026 figures compiled by local agents:

Bundled-golf communities look expensive on a fee sheet, but if you play regularly they can cost less than optional golf elsewhere.

Location, Flood Zones & Schools

Location is The Brooks’ biggest advantage. Coconut Point is directly across US-41, I-75 is about four miles away, Southwest Florida International Airport is 15 to 25 minutes away and Bonita Beach is 15 to 20 minutes away.

Most of The Brooks is in FEMA flood zone X, with some areas of Spring Run and Pebble Pointe in zone AH. Estero reported mostly minor wind damage east of US-41 during Hurricane Ian, and the village’s FEMA Community Rating System participation gives flood policyholders a discount of about 20%. Lee County uses school choice zones; confirm assignments with the district or our Estero school finder.

The Brooks CDDs: Who Maintains What

Much of what holds The Brooks together is run by two special districts, not by the neighborhood HOAs. The Brooks of Bonita Springs CDD covers about 1,249 acres and The Brooks of Bonita Springs II CDD covers about 1,223 acres. Both sit between US-41 on the west and I-75 on the east, south of Williams Road and north of San Carlos Estates (Brooks CDDs, Oct 2026). The districts are separate from the four HOAs for Copperleaf, Lighthouse Bay, Spring Run and Shadow Wood (Brooks CDDs homeowner letter, Aug 2024).

The CDDs manage 154 lakes and the pipes that connect them, set lake levels during storms, and check that water leaving The Brooks for Estero Bay meets EPA water quality rules. They also maintain the landscaping, irrigation, streetlights and sidewalks along the parts of Coconut Road and Three Oaks Parkway inside The Brooks (Brooks CDDs homeowner letter, Aug 2024). Recent projects included a sidewalk repair program, a lake bank restoration with new plantings, and a Coconut Road streetlight replacement using the decorative fixtures the Village of Estero requires (Brooks CDDs meeting minutes, Oct 2025).

CDD charges show up as non-ad valorem assessments on your Lee County property tax bill, which arrives in November. The bill has two possible parts. The operating and maintenance share applies to everyone and includes repayment of a five-year loan the districts took in fiscal 2024 for aging infrastructure. A debt service share for the original Brooks development bonds applies only inside CDD II, because the CDD I bonds were paid off in 2018 (Brooks CDDs homeowner letter, Aug 2024). Each district has five supervisors elected by registered voters who live there, and the fiscal 2027 budget was set for adoption at the August 26, 2026 meeting (Brooks CDDs agenda, Jul 2026). When you sell, the closing agent orders a CDD estoppel letter from the district manager, Wrathell, Hunt and Associates, using the parcel ID (Brooks CDDs, Oct 2026). Our guide to selling a house in Estero covers the rest of the closing paperwork.

Commons Club Tiers and 2025 Costs

The Commons Club has a documented ownership history. In 2010, Bonita Bay Group affiliate Long Bay Partners sold the Commons Club, the Beach Club and the Beach Club parking lot to The Commons Club at the Brooks Inc., a not-for-profit with 2,252 members at the time, for $4.25 million. In a companion deal, Shadow Wood Country Club Inc. bought its 54-hole club for $3.5 million (Business Observer, Feb 2010). For Shadow Wood’s golf and neighborhoods, see our Shadow Wood homes for sale page.

The club’s 2025 membership packet lists three tiers, each with a one-time, non-refundable equity contribution and annual dues (The Commons Club membership packet, 2025):

TierEquity contribution2025 annual duesWhat it adds
Bronze$1,000about $490The Rookery restaurant, Enrichment Center, social events, pickleball, spa access May 1 to Sept 30, reciprocal golf and dining May 1 to Oct 31
Silver$6,000$1,831.00Bronze plus the Health and Lifestyle Center: fitness floor, group classes, physical therapy, lap pool, heated 20-meter pool, hot tub, dry sauna
Gold$12,000$2,385.18Silver plus the Beach Club, chair and umbrella service, boat docks, and paddleboard and kayak rentals

Silver and Gold members also pay a Health and Lifestyle Center renovation fee of $125.98 a year through 2030, and the packet notes all dues are subject to change (The Commons Club membership packet, 2025). Gold is open only to residents of The Brooks and is capped at 1,575 memberships. Once the cap is reached, new buyers go on a waitlist (The Commons Club, Oct 2026). If Beach Club access matters to you, ask the club whether the seller’s Gold membership can transfer and where the waitlist stands before you write an offer. Run the equity payment and dues through our mortgage calculator alongside the HOA and CDD figures so you see the full monthly cost.

Beach Club Rules Worth Knowing

The rebuilt Beach Club at 26388 Hickory Boulevard is a three-story, 13,446 square foot clubhouse built on the sand. Curran Young Construction was the general contractor and Humphrey Rosal Architects designed it (Gulfshore Business). There is no restaurant on site. Members get eight grills, a catering kitchen, bar seating and family tables. From October through May the club is open daily from 9 a.m. to sunset. From June through September it closes on Mondays (The Commons Club, Oct 2026).

Children, their spouses, grandchildren and parents can visit free, with or without the member. Other guests pay $11 a day. Each membership may have only one car at the beach, and pets are not allowed at the Beach Club or on Bonita Beach, though service animals are. The boat docks are in the bayside parking lot and are for day use by Gold members, with a fish cleaning station (The Commons Club, Oct 2026). Back on Coconut Road, the club bought land from the CDDs in January 2024 for a new park. The plan replaced three older pickleball courts with seven new ones (The Commons Club president’s letter, Jun 2024).

Spring Run, Copperleaf, Pebble Pointe and Lighthouse Bay Up Close

Spring Run

Bonita Bay Group developed Spring Run and Pulte Homes built it on about 300 acres. It has single-family homes, coach homes and condominiums in neighborhoods including Willow Creek, Autumn Lake, Winding Stream and Sunset Stream. Homes listed in mid-2026 were built from 1999 to 2002 (Naples Condo Boutique, Jun 2026). In 2022 the golf club brought plans to the Village for a larger clubhouse, an outdoor bar and dining area, a new pool building and a bocce court (Village of Estero, Mar 2022). Ask a seller whether any approved work carried a special assessment.

Copperleaf

Copperleaf’s $20 million clubhouse renovation updated a building that was 23 years old when it reopened (Business Observer, Nov 2024). Buyers should ask the club whether any of that cost is still being collected through dues or a capital charge.

Pebble Pointe

Pebble Pointe is a 38-acre gated neighborhood of 90 Taylor Morrison homes between Copperleaf and Lighthouse Bay, with its own entrance from Coconut Road. Taylor Morrison sold five plans, from the 1,856 square foot, one-story Piceno to the 3,144 square foot, two-story Carina, all with two-car garages. The neighborhood has its own amenity center, a dog park, a gazebo and natural gas service. It is about two miles from Coconut Point (Naples Condo Boutique; Taylor Morrison, 2015).

Lighthouse Bay

Lighthouse Bay’s condos and coach homes sit on streets such as Marbella Bay Road, Santa Margherita Road, Halfmoon Shoal Road, Crooked River Road and Eddystone Road. In 2026, furnished units there were advertised as seasonal rentals at $4,700 to $5,750 a month (Subdivisions.com, Oct 2026). Before you buy to rent, confirm the condominium’s minimum lease term and approval process in writing.
