About Grandezza
Grandezza is one of the Estero communities locals recommend first. It is finished, so there is no construction nearby and no surprise about what will be built next door. The look is consistent across the community: barrel-tile roofs, stucco, courtyard entries and mature landscaping that has had more than 15 years to fill in.
Stock Development built Grandezza between about 2001 and 2009. The golf club has been owned by Heritage Golf Group since 2023. The community has no age restriction; the median resident age skews older, but families do live here.
Grandezza Neighborhoods & Home Types
The 12 neighborhoods give buyers at very different budgets a way into the same community. Coach homes are two-story buildings with one residence up and one down, usually with an attached garage, and they are popular with seasonal owners who want a lock-and-leave home.
| Neighborhood | Home type | Approx. size |
|---|---|---|
| Avalon | Coach homes and condos | Varies |
| Oakwood | Coach homes | From about 1,650 sq ft |
| Sabal Palm | Coach homes and condos | From about 1,450 sq ft |
| Saraceno | Attached villas | About 1,600–2,540 sq ft |
| Savona | Single-family villas | About 1,600–2,600 sq ft |
| Santa Lucia | Single-family villas | From about 2,550 sq ft |
| Solemar | Single-family (Stock Construction) | About 2,500–3,000 sq ft |
| Villa Grande | Single-family (Empire Builders) | About 2,190–3,290 sq ft |
| Cypress Cove | Single-family (Centex) | From about 1,800 sq ft |
| Grande Estates | Estate homes | Largest homes in the community |
Grandezza Prices in 2026
Because the home types vary so much, Grandezza prices cover a wide range:
- Condos and coach homes have generally sold from the $300,000s.
- Villas commonly sell between about $550,000 and $850,000. A 2,232-square-foot Savona villa built in 2005 sold for $700,000 on October 27, 2026.
- Single-family and estate homes range from roughly $800,000 to more than $1.8 million.
The overall median sale price has run about $615,000 to $625,000 in 2026, with the single-family median near $790,000 and the condo median near $360,000. Like most of Southwest Florida, prices have softened from the 2022 peak, which gives buyers more room to negotiate than they had a few years ago.
Grandezza Golf & Club Membership
Grandezza is not a bundled golf community. Every homeowner gets a social membership covering the clubhouse, dining, pools, fitness and racquet sports, and golf is optional. The club has three main categories:
- Social: the minimum level every resident must hold; dining, events and the pool. A Club level adds tennis and fitness.
- Sports: a middle tier with a set number of golf rounds (12 rounds between November and April has been published).
- Golf: Full or Executive Golf with full course privileges; the club now also accepts non-resident golf members.
The 18-hole, par-72 course was designed by Darwin Sharp III. The clubhouse is about 53,000 square feet, with a ballroom, dining rooms and a full-time activities director who keeps the season calendar full.
Grandezza HOA Fees & Club Dues
Based on 2026 figures from local sources, mandatory social club dues run about $5,300 per year. HOA fees are roughly $1,300 to $1,500 per quarter depending on the neighborhood, and in many neighborhoods they include landscaping, irrigation, cable and internet. Golf membership is an additional cost if you choose it. Always ask for the current fee schedule, any capital contribution due at closing and the reserve status of the neighborhood association before you write an offer.
Grandezza Location & Commute
Grandezza has one of the most convenient locations in Estero for anyone who drives I-75. It sits just east of the interstate off Ben Hill Griffin Parkway, a short hop north of the Corkscrew Road interchange. From the gate you are a few minutes from Miromar Outlets, Florida Gulf Coast University, Hertz Arena and the Shoppes at Grande Oak. Southwest Florida International Airport is about 15 minutes north.
Flood Zones & Schools
Grandezza sits well inland, east of US-41. Many homes are in FEMA flood zone X, the lowest-risk designation, and reports after Hurricane Ian described mostly minor wind damage east of US-41. Check the flood zone and elevation certificate for the specific home you are buying, because zones can differ street by street.
Lee County uses a school choice system. Schools commonly associated with Grandezza include Pinewoods Elementary, Three Oaks Elementary, Three Oaks Middle and Estero High. Confirm current options with the district, or use our Estero school finder.
Who Grandezza Is Best For
- Buyers who want country club amenities without being required to pay for golf.
- Seasonal owners looking for a lock-and-leave coach home or villa near I-75 and the airport.
- Move-up buyers who want an estate home in a finished, established community.
- Anyone who wants to be close to FGCU, Miromar Outlets and Hertz Arena.
Tips for Buying in Grandezza
- Compare the neighborhood HOA budgets as well as the club dues; they differ across the 12 neighborhoods.
- Ask whether the golf membership cap has a waitlist if golf matters to you.
- Get a roof and HVAC inspection; many homes are now 17 to 25 years old.
- Check the flood zone and insurance quote for the exact address before you go under contract.
Who Has Owned the Club at Grandezza
Stock Development sold the Grandezza Country Club in October 2010 for $7 million to Ben, Brian and Dick Klaas, a family that already had an interest in Arrowhead Country Club in Naples (Business Observer, Oct 2010). The sale covered the two-story, 53,000-square-foot clubhouse, a 2,500-square-foot pool and the 18-hole course, and Brian Stock said at the time that the community was sold out and its development complete (Business Observer, Oct 2010). Heritage Golf Group bought the club in September 2023, its 33rd club and seventh in Florida, at an undisclosed price (Business Observer, Sep 2023). The club’s own site now lists Heritage as owner and operator.
Grandezza Membership Categories in Detail
The club publishes more categories than a simple social or golf choice (The Club at Grandezza, Oct 2026):
- Full Golf and Executive Golf (residents and non-residents): golf, the six Har-Tru tennis courts, fitness, pool and spa, dining and social events, with cart or trail fees as the only per-round charge. Tee times can be booked up to seven days ahead.
- Sports (residents only): tennis, pool, fitness and social use. From November to April, 12 tee times with daily green and cart fees, booked up to two days ahead. From May to October, unlimited golf for the cart fee only, booked up to five days ahead.
- Club (residents only): tennis, pool, fitness, dining and events, plus up to six rounds a year as the guest of a Golf or Sports member.
- Social (residents only): dining, events and the pool. The club states that social membership is compulsory for every resident who does not hold a higher level.
The club is also now accepting non-resident golf members, so Grandezza owners share the course with some golfers who live outside the gates (The Club at Grandezza, Oct 2026). Buyers comparing this optional model with a fully bundled one can look at Pelican Sound, where every home carries golf.
The Grandezza Course by the Numbers
The club credits Darwin Sharp III with the par-72 design and calls it his only signature championship course in Southwest Florida (The Club at Grandezza, Oct 2026). Published tee data shows how wide the range is:
| Tee | Yards | Rating / Slope |
|---|---|---|
| Black | 6,818 | 73.6 / 146 |
| Blue | 6,442 | 72.0 / 142 |
| White | 6,037 | 70.1 / 135 |
| Gold | 5,542 | 67.8 / 127 |
| Green | 5,086 | 65.6 / 116 |
The Black tees carry a 146 slope, while the forward tees play as short as 4,011 yards (GolfPass scorecard, Oct 2026). The club also lists an aqua driving range, a practice putting green and a pro shop called The Mark (The Club at Grandezza, Oct 2026).
Tennis, Pool and Clubhouse Facilities
Grandezza has six lighted Har-Tru clay courts, described by the club as newly reconditioned, along with two bocce courts next to the clubhouse (The Club at Grandezza, Oct 2026). Tennis programming includes weekly men’s, women’s and mixed round robins, leagues at several levels, cardio tennis and lessons from a USPTA and PTR certified pro. The club’s membership pages also list a Junior Olympic-size pool with spa, two fitness centers, a Cabana pool bar and a Wedding Garden. The club website lists a capital improvement project aimed at the fitness area, and an October 2026 listing in Savona advertised a club expansion underway “with no special assessment” (SWFLA MLS, Oct 2026).
Recent Grandezza Sales and Carrying Costs
Over the 12 months to October 2026, 53 Grandezza homes sold at an average of $641,368, about $243 per square foot, roughly 95% of asking price, after an average of 145 days on market (Bex Realty, Oct 2026). Recent examples show what owners actually pay each year:
| Home | Built / Size | Price | Total annual recurring fees |
|---|---|---|---|
| Oakwood, 2 bed + den | 2003 / 2,009 sq ft | Sold $530,000, Oct 1, 2026 | $14,000 (includes $2,000 per quarter condo fee) |
| Savona, 3 bed / 2 bath | 2005 / 2,232 sq ft | Sold $700,000, Oct 27, 2026 | $11,304 |
| Savona, 4 bed / 3 bath | 2005 / 2,380 sq ft | Listed $799,000, Oct 2026 | $11,629 |
(SWFLA MLS listings 226006364, 226019875 and 226013448, Oct 2026.) The two Savona homes both show a $1,325 HOA fee in MLS. The 145-day average marketing time is a useful benchmark when checking a price against our Estero home value tool, and running a total like $11,300 to $14,000 a year through the SWFL mortgage calculator gives a truer monthly cost.
Resale Points Specific to Grandezza
The homes in the sales table above all list tile roofs and were built in 2003 or 2005, so roof age is often the deciding inspection item. Recent listings that advertise replaced roofs include the Montessa Court Savona home, with a 2020 roof (SWFLA MLS, Oct 2026), and an Avalon coach home built in 2002 with a 2022 roof (Subdivisions.com listing, 2026). Buyers looking at an original roof can price a replacement with licensed roofing contractors in Estero before writing an offer. The Avalon listing states there are no CDD fees in the community (Subdivisions.com listing, 2026), and the October 2026 Savona sale on Montessa Court was in flood zone X (SWFLA MLS, Oct 2026). For daily errands, the club lists Gulf Coast Town Center among nearby shopping, and our Gulf Coast Town Center guide covers what is there. Southwest Florida International Airport is about 6 miles away (Bex Realty, Oct 2026).
