VALENCIA BONITA

Valencia Bonita is GL Homes’ gated, age-restricted community on the north side of Bonita Beach Road, in eastern Bonita Springs (ZIP 34135). The 347-acre site holds 997 homes, a mix of detached houses and attached villas offered in about 20 floor plans (Gulf Coast Real Estate Group, Oct 2026). It is part of GL Homes’ Valencia brand of 55+ communities, and it no longer appears among the builder’s active sales communities (GL Homes, Oct 2026), so nearly everything for sale now is a resale.
Homes and Prices
Many homes back onto lakes, preserve or garden views. Original pricing started in the high $300,000s, with larger designs from the $600,000s (Naples Condo Boutique). A 2019 single-family home on Wharton Drive with 2,878 sq ft under air, three bedrooms plus a den, was listed at $1,250,000 in August 2026 and went under contract (MLS listing, Oct 2026). Villas cost less.
Amenities and Lifestyle
Most activity centers on a 45,000 sq ft waterfront clubhouse with a ballroom, a cafe and restaurant, a spa, billiards and card rooms, plus cooking and art studios. Outdoors there are resort, lap and resistance pools, an outdoor bar with fire pits, tennis, pickleball and basketball courts, a pro shop, two dog parks and walking trails. Full-time lifestyle and sports directors set the calendar, and a staffed gatehouse handles visitors (Naples Condo Boutique; Gulf Coast Real Estate Group).
HOA and Fees
We did not locate a public website for the Valencia Bonita homeowners association. One guide lists dues of about $360 a month for single-family homes and $450 for villas, with the villa fee adding building insurance, painting and pressure washing (Gulf Coast Real Estate Group, accessed Oct 2026). Actual bills run higher on some homes: the Wharton Drive listing showed $670 per month, no CDD, and flood zone X (MLS listing, Oct 2026). The MLS flags the community as age-restricted, and pets are conditional.
Location
The entrance faces Vincent Road on Bonita Beach Road, with VillageWalk of Bonita Springs on one side and Bonita National on the other. Bonita Beach Road leads west across I-75 toward the Gulf beaches.
