Moody River Estates is a gated community in North Fort Myers (ZIP 33903), just across the Caloosahatchee from downtown Fort Myers. It combines single-family homes on streets like Olde Banyon Boulevard, Midship Drive and Turtle Cove Trail with condominium coach homes on Sandy Key Bend, Sea Trawler Bend, Lee Way Court and Silver Thorn Loop. Homes in the listings we reviewed were built from 2006 through 2015 (MLS via BEX Realty, 2025 and 2026). Entry is controlled by an electronic guest system rather than a staffed gate.
Homes and Prices
Coach homes are the lower-priced option. A 2006 three-bedroom plus den of 1,938 square feet with a two-car garage in Coach Homes V sold for $305,000 in March 2025, and six condos were listed between $195,000 and about $313,000 in October 2026 (BEX Realty, 2025 and Oct 2026). Single-family examples: a 2006 two-story four-bedroom of 2,719 square feet on Midship Drive was listed at $429,900 in March 2026, and a 2015 four-bedroom with a three-car garage and 3,556 air-conditioned square feet on Olde Banyon Boulevard went under contract in 2026 after a reduction to $539,900.
Amenities and Lifestyle
Boaters should note the community boat ramp, dock and pier, which give residents a launch to the Caloosahatchee River and on to the Gulf; the homes we reviewed had lake views rather than their own river docks. The clubhouse area has resort and lap pools, a spa, a fitness center, tennis, pickleball, bocce and basketball courts, a billiard room and a library. Listings also mention walking trails and a trolley to downtown.
HOA and Fees
Moody River’s association has no public website that we could locate. Single-family dues on 2026 listings were about $1,390 to $1,400 per quarter and covered management, grounds, pest control, road maintenance, street lights and, on some homes, cable and internet. The coach home above carried $947 per quarter plus a second $1,630 quarterly association charge in 2025 (MLS via BEX Realty). Irrigation uses reclaimed water. Ask for the leasing rules before you buy to rent.
Location
The entrance is on the north side of Skyline Drive at Sleeping Cypress Avenue, with no access from the Hancock side (MLS listing, 2026). The El Rio Golf Club is nearby, and downtown Fort Myers is a short drive over the bridge.
