MARCO ISLAND

The grid below collects listings whose MLS subdivision field reads simply “Marco Island” rather than a plat such as Marco Beach or a named condominium. Treat it as a cross-section of the island, not a single neighborhood, and check each property’s legal description, flood zone and condo or HOA documents on its own.
Marco Island has been its own city since August 1997, with 15,760 year-round residents in the 2020 census and a winter population that more than doubles (Wikipedia, 2026). Almost all of it was planned by the Deltona Corporation starting in 1964, and the island is now fully platted (City of Marco Island Comprehensive Plan). That plan counts about 2,090 vacant single-family lots, though some older lots near Barfield Bay and along CR 92 carry environmental limits that make them unbuildable, so a land buyer should confirm buildability with the city before closing.
Pricing is high for Collier County. Over the twelve months ending October 2026 the island recorded 762 sales at a median of $1,375,000, about $680 per square foot, with a median of 83 days on market; 325 properties were active at month’s end, most priced above $750,000 (Move With Momentum, Oct 2026).
Most neighborhoods have no single HOA, while condo towers on Collier Boulevard each run their own association.
