Kissimmee Real Estate Market Update

Kissimmee has more homes for sale than buyers right now. On October 28 there were about 2,969 active listings and roughly 6.6 months of supply, just past the 3-to-6-month range usually called balanced (Momentum, Oct 2026). The trailing 12-month median sale price was $387,990, down 2.6%, and closed sales took a median of 61 days, a week longer than the year before (Momentum, Oct 2026).

Part of that inventory is the vacation-home stock near the parks, where resort communities like Solara and Windsor at Westside each had dozens of listings at once (Momentum, Oct 2026). Osceola County as a whole is a little firmer: its 12-month median was $409,990 and Zillow’s county home value index was $359,224 in September, down 2.9% from a year earlier (Momentum, Oct 2026; Zillow, Sep 2026). For Kissimmee sellers, that means buyers have choices and time, and condition and price decide which homes sell.

What a Flat Fee Means for a Kissimmee Seller

Kissimmee owners range from families in Buenaventura Lakes who bought decades ago to out-of-state investors holding a furnished resort home near Highway 192. Many investor-owners manage their property from a distance and already handle their own bookings and maintenance through a manager. A percentage commission is a large bite out of a sale where the owner is already doing much of the coordination.

A flat fee listing puts the home on Stellar MLS, where Central Florida buyer agents search, for one flat listing fee, paid at closing, with nothing upfront. A licensed broker prices the home, reviews offers and follows the contract to closing. On buyer-agent compensation, you decide. Since the 2024 NAR settlement, buyers must sign a written agreement with their own agent, and a seller may choose to offer compensation to that agent or not. It’s negotiable, and it can come up inside an offer.

Kissimmee Seller Issues Buyers Will Ask About

Short-term rental zoning and licensing

The first question many Kissimmee buyers ask is whether they can rent the home by the night. The answer depends on where it sits. Inside the City of Kissimmee, many short-term rental operators need a conditional use permit and a short-term rental business tax receipt, and the city can refuse a receipt if the use doesn’t fit the zoning (Airbnb Help Centre, 2026). In unincorporated Osceola County, short-term rentals are limited to designated overlay or planned development areas, many of them near the theme parks, and operators need a state license and a county license (Mike Chen Realtor, Sep 2025).

If your home is in a zone and HOA that allow nightly rentals, document it: the zoning, your licenses, your tourist development tax registration and a summary of booking history. If it isn’t, price it against owner-occupant comps. A buyer who learns late that a home can’t be rented short-term will usually walk or renegotiate.

Selling a furnished vacation home

Resort homes often sell furnished, with future bookings on the calendar. Decide before listing whether furniture conveys, list it on an inventory sheet, and settle how future reservations and deposits will be handled at closing. Showings have to work around guests, so set clear rules with your property manager. Sales tax and the 6% Osceola tourist development tax apply to stays under six months (Airbnb Help Centre, 2026; Mike Chen Realtor, Sep 2025), so have your tax filings in order for a buyer’s review.

Shingle Creek and Lake Toho flooding

Hurricane Ian flooded parts of Kissimmee in 2022. Rising water in Shingle Creek pushed back through the stormwater system at Shingle Creek Reserve at The Oaks, and the National Guard rescued more than 200 people there (FOX 35, Oct 2022). More than 1,700 homes flooded during Ian, and in 2024 Osceola County approved a $3 million study with the U.S. Army Corps of Engineers on the area between Shingle Creek and Lake Tohopekaliga (FOX 35, Jul 2024).

Florida’s seller flood disclosure under section 689.302 of the Florida Statutes was created in 2024 and broadened on October 1, 2025. Sellers of residential property must now say, at or before contract signing, whether they know of flood damage during their ownership, whether they filed a flood insurance claim, and whether they got any flood repair assistance, FEMA included (Florida Statutes 689.302; Florida Realtors, Sep 2025). Our Florida flood disclosure guide explains the form.

CDDs in newer communities

Many newer Kissimmee communities carry a Community Development District assessment on the Osceola County tax bill, sometimes for decades (Momentum, Jun 2026). Buyers will want the annual amount and remaining term in writing. Pull it from your tax bill and list it along with HOA dues.

Who Is Buying in Kissimmee

Kissimmee has two buyer groups that rarely overlap. One is owner-occupants: families and workers in tourism, healthcare and the trades who want a home within reach of Orlando jobs at a lower price than Orange County. Many finance with FHA or VA loans, and they care about monthly payment, insurance cost and school zones. The other group is investors buying vacation homes near Highway 192 and the parks, often from out of state or abroad.

Cash buyers made up about 20% of Kissimmee sales over the past year, slightly higher than the year before (Momentum, Oct 2026). New construction fell to 16% of sales, down 11 points (Momentum, Oct 2026), which gives resale homes less builder competition than in 2025. Know which buyer group fits your home and market to them, rather than trying to appeal to both. A furnished resort home with booking history speaks to investors; a fenced yard, garage and school zone details speak to families. The listing description, photos and showing schedule should follow that choice.

How Our Kissimmee Flat Fee Listing Works

  1. Consultation: A call about your home, your timeline, rental status and any flood or CDD history.
  2. Pricing opinion: Sal reviews recent sales in your community, comparing owner-occupant and vacation-home comps separately, and recommends a price.
  3. Photos and description: Professional photos and a description that states zoning, HOA rental rules and what conveys.
  4. Stellar MLS: The listing goes live on Stellar MLS and syndicates to the major home search sites.
  5. Showings: Buyer agents book tours around guest stays and gate access.
  6. Offers: Sal reviews each offer with you, including financing, inspection terms, furniture and any buyer-agent compensation request.
  7. Contract to closing: We coordinate with the title company, the HOA estoppel and the handoff of future bookings until closing.
  8. Payment: Nothing due upfront. The flat listing fee is paid at closing.

Flat Fee vs. Full Commission vs. FSBO in Kissimmee

A by-owner sale can work if you already have a buyer lined up, such as a guest who wants to buy. Without one, staying off the MLS means missing the Central Florida agents who bring most buyers to Kissimmee, including investors’ agents. A full-commission listing adds the MLS at a percentage of the price; a flat fee listing does it for a fixed fee. See our flat fee MLS vs. FSBO comparison and who pays the buyer’s agent in Florida.

Pricing Strategy for Kissimmee Homes

With 6.6 months of supply and a 95% sale-to-ask ratio (Momentum, Oct 2026), Kissimmee buyers negotiate. Overpriced homes sit, and every week on market adds to an investor-owner’s carrying costs. Price from closed sales in your own community, and separate rental-allowed comps from owner-occupant comps; a pool home in a short-term rental zone and a similar house in Buenaventura Lakes are different products.

For a vacation home, buyers will also judge it on income. If you have solid booking history, share gross revenue and expenses through your property manager so investors can run their numbers. Don’t count furniture at what you paid for it, because buyers don’t. Price changes vary widely by community: Momentum’s data showed one Kissimmee villa condo community down about 40% over the year while Bellavida rose about 38% (Momentum, Oct 2026). If competing homes in your resort have cut prices, price against the latest reduced listings, not the original asking prices.

Best Time to Sell in Kissimmee

Owner-occupant buyers are most active in late winter and spring, ahead of the school year in August. Vacation-home buyers follow a different pattern: many visit during their own holidays, so listings that are ready by winter and early spring catch investors who stay nearby and tour homes during the trip. Late summer and fall are slower, and hurricane season can delay insurance binding.

Kissimmee closed sales took a week longer than a year earlier (Momentum, Oct 2026). If you’re selling a rental, also think about your calendar: listing with heavy bookings ahead limits showings, while an empty calendar can make the home look less profitable. Many owners list after the busy holiday weeks and block a few showing days each week.

Kissimmee Flat Fee Listing FAQ

Can I sell my Kissimmee vacation home with renters booked?

Yes. Many Kissimmee resort homes sell with future reservations on the calendar. Decide whether the bookings transfer to the buyer or get canceled, how deposits will be credited at closing, and how showings will work around guests. Put those terms in writing so the buyer knows exactly what they are getting and the closing goes smoothly.

How do I show buyers my home can be a short-term rental?

Document it. Confirm the zoning, whether you are inside the City of Kissimmee or unincorporated Osceola County, and your HOA’s rental rules. Gather your state license, county or city permits, business tax receipt and tourist tax registration, plus booking history. If any of those are missing, price the home against owner-occupant sales instead.

My Kissimmee home flooded during Hurricane Ian. Do I have to disclose it?

Yes, if the flooding damaged the home while you owned it. Since October 1, 2025, Florida’s flood disclosure statute requires residential sellers to disclose known flood damage, any flood insurance claim and any flood repair assistance, including FEMA aid, at or before contract signing. Have repair invoices and permits ready to show the work was done.

Which MLS will my Kissimmee home be listed on?

Stellar MLS, which covers Osceola, Orange and most of Central Florida. Agents for owner-occupants and investors both search it, and the listing syndicates from Stellar to the major home search websites. For resort homes, that MLS reach is how most out-of-state buyers’ agents find the property.

Who pays title insurance on a Kissimmee sale?

In Osceola County the seller customarily pays for the owner’s title policy, as in most Florida counties. It’s a custom rather than a law, and the purchase contract can assign it to the buyer instead. The seller also customarily pays the documentary stamp tax on the deed, at $0.70 per $100 of the price.

Do I have to offer compensation to the buyer’s agent?

No. Since the 2024 NAR settlement, buyers sign written agreements with their own agents that set how those agents are paid. A seller may choose to offer buyer-agent compensation, agree to a request in an offer, or decline. It is negotiable. Sal will walk through how each option affects your net proceeds.

How long does it take to sell a home in Kissimmee right now?

Closed sales took a median of 61 days over the past 12 months, about a week longer than the year before (Momentum, Oct 2026). Add about 30 to 45 days after a contract for a financed closing. Resort homes in communities with many competing listings can take longer, so price matters.
