Sell your Clermont home on Stellar MLS with a licensed broker and pay one flat listing fee at closing instead of a percentage of your price.
Clermont Real Estate Market Update
Clermont sellers had more company at the closing table this fall. Redfin counted 285 Clermont home sales in September 2026, up 29.7% from a year earlier, while the median sale price slipped 4.0% to $441,790 (Redfin, Sep 2026). More homes are closing, but buyers are paying a little less for them than they did in 2025.
The homes that are priced right still move. The sale-to-list ratio was 98.7% and 22.1% of Clermont homes sold above list price, yet 34.0% of sales had a price drop at some point (Redfin, Sep 2026). That split tells a Clermont seller that the first price matters more than any later cut.

What a Flat Fee Means for a Clermont Seller
A flat fee listing puts your Clermont home on Stellar MLS, the database that Lake County and Orlando-area agents search every day, without tying the listing broker’s pay to your sale price. On a home near the Clermont median, a percentage-based listing side can add up quickly. With our model you pay one flat listing fee, paid at closing, and nothing upfront. Our Florida flat fee MLS guide explains the model in more detail.
The flat fee covers the listing side only. Whether you offer compensation to a buyer’s agent is a separate decision that you make, and it is negotiable. Since the 2024 NAR settlement, buyers working with an agent sign a written buyer agreement that sets their agent’s pay, and some buyers ask the seller to cover part of it in their offer. Our guide to who pays the buyer’s agent in Florida walks through the options.
Some things work the same as a traditional listing. Buyer agents get showing instructions, inspections and appraisals happen on the contract’s schedule, and the title company handles the closing. The difference is that you pay one fee for the listing side, not a cut of the price, so a higher sale price stays with you. That matters in a market where sales are close to list price and buyers are willing to negotiate.

Clermont Seller Issues Buyers Will Ask About
Competing with new construction in south Lake County
Builders are still adding inventory around Clermont, and that is the main competition for a resale home. In September 2026 Lake County commissioners approved the Panther Run rezoning in the Wellness Way area, which allows up to 2,624 homes and more than 1 million square feet of commercial space on about 2,241 acres, with construction possible as early as 2027 (WKMG News 6, Sep 2026). Buyers who tour model homes on the same weekend they see yours will compare closing-cost incentives, rate buydowns and warranties. Your listing needs to show what a resale offers instead: an established lot, mature landscaping, window treatments, a fenced yard or a pool that a new home would charge extra for.
HOA documents and CDD assessments
Most newer Clermont subdivisions have a homeowners association, and Florida law (section 720.401, Florida Statutes) requires the seller to give the buyer an HOA disclosure summary before the contract is signed. If the summary is missing, the buyer can void the contract within three days. If your neighborhood also sits inside a community development district, look for the CDD line among the non-ad valorem assessments on your Lake County tax bill, find out whether a bond balance remains, and be ready to show the buyer the annual amount.
Hills, lakes and water history
Clermont’s rolling terrain and the Clermont Chain of Lakes are a big part of its appeal, but they also bring drainage questions. Buyers ask about slope runoff, retaining walls, lake levels and docks. Since October 1, 2024, section 689.302, Florida Statutes, has required sellers of residential property to give a flood disclosure at or before contract signing. A 2025 amendment, effective October 1, 2025, widened it to cover flooding the seller knows damaged the home and flood assistance from any source (Florida Realtors, Sep 2025). Our Florida flood disclosure guide covers the form line by line.
55+ community rules
Clermont has several age-restricted golf communities, including Kings Ridge and Summit Greens. When you sell in one, expect the association to check age and occupancy, ask for an application or approval and charge transfer or estoppel fees. Ask the association office what it needs early so its approval schedule does not delay your closing. Some of these communities limit leasing or require minimum lease terms, which matters if your buyer pool includes investors or people who plan to rent the home before they retire there. Put the rules in the listing so buyers who cannot meet them do not take up your showing slots.
Getting a Clermont Home Ready to Sell
- Order an HOA estoppel and the disclosure summary early, especially in gated communities where gate access and approvals take time.
- Have the pool and screen enclosure serviced and pressure washed. Clermont buyers often treat a pool as a must-have, and a torn screen makes it look worse.
- Find your roof permit and the age of your AC. Insurers ask for both, and buyers’ agents will ask for them before an offer.
- Clean gutters, downspouts and swales so drainage on a sloped lot looks maintained during showings after a summer storm.
- Gather receipts for upgrades such as solar panels, water softeners or whole-home generators, along with any transferable warranties.
- Repaint high-traffic walls in neutral colors so the house competes with fresh model homes nearby.
- If you own on a lake, gather your dock permit and seawall or shoreline records.

Who Is Buying in Clermont
Redfin’s migration data shows Clermont pulling interest from well beyond Florida. The top metros where Redfin users searched for Clermont homes from April to June 2026 were New York, Miami, Washington, Boston and Chicago (Redfin, Apr-Jun 2026). At the same time, 72% of Clermont home shoppers on Redfin were searching within the Orlando metro, so a large share of buyers are already local and moving up, downsizing or moving closer to work.
In practice, you will see three types of buyers: families looking for room and good schools, commuters to west Orange County and Disney-area jobs via SR 50 and US 27, and retirees choosing one of the 55+ golf communities. Each looks for different things in a listing. Families focus on bedrooms, the yard and school zoning. Commuters ask how long the drive is to the turnpike. Retirees want to know about single-story living, HOA coverage and golf membership terms.

Flat Fee vs. Full Commission vs. FSBO in Clermont
Selling by owner in Clermont means you compete with builders’ sales offices and MLS listings without MLS exposure of your own, and most buyers’ agents find homes through the MLS. A full-commission listing gets you that exposure, but the cost goes up with your price. A flat fee listing gets your home onto Stellar MLS for one fee, and you keep control of decisions like buyer-agent compensation. For a side-by-side breakdown, read flat fee MLS vs. FSBO in Florida.
Clermont Closing Costs for Sellers
Florida charges documentary stamp tax on the deed at $0.70 per $100 of the sale price, and the seller customarily pays it. On a $440,000 Clermont sale, that comes to $3,080. In Lake County the seller customarily pays for the owner’s title insurance policy. Lake is not on the Florida title industry’s list of buyer-pay counties, but who pays is negotiable and the contract decides it. You can estimate the premium with our Florida title insurance calculator.
Florida property taxes are paid in arrears, so at closing you credit the buyer for the share of this year’s Lake County taxes covering the months you owned the home. Expect HOA estoppel fees, any unpaid association dues and assessments, your mortgage payoff and any buyer-agent compensation you agree to. Our seller net sheet lets you plug in your numbers and estimate what you take home.
If you are staying in Florida, ask about homestead portability before you sell. A homesteaded seller can usually move part of the Save Our Homes savings to a new Florida homestead if they apply in time. That does not change your closing costs, but it can change your budget for the next home. Your buyer’s tax bill will be reassessed after the sale, so do not use your current taxes in the listing as the buyer’s estimate.
Pricing Strategy for Clermont Homes
In Clermont, buyers will compare your price with new-construction price sheets and builder incentives, not only with resale comps. Find the closest resale sales in your subdivision from the last few months, then look at what builders within a few miles are offering on similar square footage. If a builder is covering closing costs, your price, your condition or a seller credit has to offset that. With 34.0% of Clermont sales showing a price drop (Redfin, Sep 2026), starting high and cutting later tends to cost time and money.
Features specific to your lot can raise its value. Lake frontage, a hilltop view, a larger yard or a pool will sell for more than a similar interior lot, and the photos and description should make those features obvious. In the 55+ communities, golf frontage and whether the home has been updated since it was built drive the price more than bedroom count.
Best Time to Sell in Clermont
Clermont has a family-buyer market and a seasonal-buyer market, and they peak at different times. Families tend to want to close in early summer so they can move before the school year starts, which puts the busiest listing window in late winter and spring. Retirees and snowbirds shopping the 55+ communities are most active from about January through April, while they are in Florida. September 2026 showed that homes still sell in the slower season: Redfin recorded 285 Clermont sales that month, up 29.7% year over year (Redfin, Sep 2026). A well-priced listing does not have to wait for spring.
Summer listings face afternoon storms and heat that can make yards and pools look worse. If you list in July or August, schedule photos for the morning, keep the lawn cut on a regular schedule and expect some buyers to wait until after Labor Day. Builders can change their incentives at any time of year, so check what nearby sales offices are offering before you set your price.
Clermont Flat Fee Listing FAQ
Which MLS will my Clermont home be listed on?
Your Clermont home is listed on Stellar MLS, the multiple listing service Lake County and greater Orlando agents search every day. From Stellar, the listing syndicates to major home search sites, so buyers see it on the same apps and portals they already use. A buyer’s agent in Orlando, Kissimmee or The Villages can find your listing, schedule a showing and send an offer the same way they would on any traditional listing.
Do I have to pay the buyer’s agent when I sell in Clermont?
No rule requires it. Since the 2024 NAR settlement, offering buyer-agent compensation is your decision and it is negotiable. Buyers who use an agent sign a written agreement with that agent, and some ask the seller to cover part of the fee in their offer. You can offer compensation upfront, consider it only when a buyer asks, or decline. We review each request with you so you can see how it affects your net proceeds.
How do I compete with builder incentives near Clermont?
Start by finding out what builders within a few miles are offering on homes the size of yours, such as closing-cost help, rate buydowns or free upgrades. Then price and present your home to answer those offers. Resales usually offer an established yard, finished extras like blinds and fencing, and a move-in date that does not depend on a build schedule. A targeted seller credit can sometimes match a builder incentive for less than a price cut.
Who pays for owner’s title insurance in Lake County?
In Lake County the seller customarily pays for the owner’s title insurance policy. Lake is not one of the Florida counties where the buyer customarily pays. It is a local custom, not a law, so a buyer can ask to change it in the contract and you can agree or refuse. The title premium is regulated by the state, so you can estimate it in advance from the expected sale price.
What do I need to sell a home in a Clermont 55+ community?
Contact the association office early. Most age-restricted communities verify that at least one occupant meets the age rule, may require a buyer application or approval, and charge estoppel or transfer fees. Have the HOA documents, current dues, golf or club terms and any pending assessment information ready for buyers. In the listing, mention single-story living, what the HOA covers and any recent updates, since retirees comparing communities look for those details.
Is a flood disclosure required if my Clermont home is not near a lake?
Yes. Florida’s flood disclosure under section 689.302 applies to sales of residential property in general, not only homes in a FEMA flood zone or on the water. You complete the form at or before contract signing and say whether you have filed flood insurance claims, received assistance to repair flood damage, or know of flooding that damaged the home. If none of that happened, the form says so.
