Grandezza is one of those Estero communities that locals recommend before you even ask. Tucked off Ben Hill Griffin Parkway just north of Corkscrew Road, it has Mediterranean-style homes, mature landscaping, a full-service country club and an optional golf membership. It sits within a few minutes of I-75, Miromar Outlets, FGCU and Hertz Arena. It has also been finished for more than 15 years, so what you see is what you get: no construction, no surprises about what will be built next door.
This guide covers Grandezza’s neighborhoods and home types, recent prices, the golf course and club, how membership works, typical fees, schools and what to look for when you buy.

Location
Grandezza has one of the most convenient locations in Estero for people who drive I-75. It sits just east of the interstate, off Ben Hill Griffin Parkway, a short hop north of the Corkscrew Road interchange. From the gate, you are a few minutes from Miromar Outlets, Florida Gulf Coast University, Hertz Arena and the Shoppes at Grande Oak, where a new Chick-fil-A is planned. Southwest Florida International Airport is about 15 to 20 minutes north, and Coconut Point is roughly 10 minutes west. The beaches at Bonita Springs and Lovers Key are about 25 to 30 minutes away.
The community is gated with a staffed gatehouse at the main entrance. Its neighbors include Stoneybrook across Corkscrew Road and Wildcat Run to the south, two other established golf communities covered in our guide to Estero’s established golf communities.
History and Developer
Grandezza was developed by Stock Development, the Naples-based builder and developer. The golf course opened around 2001, and homes were built from roughly 2001 through 2009. By 2010, Brian Stock described the community as sold out, and the club was sold that year to the Klaas family for about $7 million. In September 2023, Heritage Golf Group, a national club operator, bought the Club at Grandezza. That makes the club privately owned rather than member-owned, which has advantages (no member assessments for capital projects) and trade-offs (less member control over club decisions).
Neighborhoods and Home Types
Grandezza’s 979 homes are spread across 12 neighborhoods with a consistent Mediterranean look: barrel-tile roofs, stucco and courtyard entries. The mix is one of its strengths, because it lets buyers at very different budgets live in the same community.
| Neighborhood | Type | Approximate Size |
|---|---|---|
| Avalon | Coach homes and condos | Varies |
| Oakwood | Coach homes | From about 1,650 sq ft |
| Sabal Palm | Coach homes and condos | From about 1,450 sq ft |
| Saraceno | Attached villas | About 1,600-2,540 sq ft |
| Savona | Single-family villas | About 1,600-2,600 sq ft |
| Santa Lucia | Single-family villas | From about 2,550 sq ft |
| Solemar | Single-family (Stock Construction) | About 2,500-3,000 sq ft |
| Villa Grande | Single-family (Empire Builders) | About 2,190-3,290 sq ft |
| Cypress Cove | Single-family (Centex) | From about 1,800 sq ft |
| Grande Estates | Estate homes | Largest homes in the community |
Coach homes are two-story buildings with one residence up and one down, usually with an attached garage. They are a popular choice for seasonal residents who want a lock-and-leave home. The single-family villa neighborhoods like Savona and Santa Lucia are popular with full-time retirees, while the estates attract buyers who want larger lots and golf course or lake views.
Prices in 2026
Grandezza’s prices span a wide range because of the mix of home types:
- Condos and coach homes have generally sold from the $300,000s.
- Villas commonly fall between about $550,000 and $850,000. For example, a 2,232-square-foot Savona villa built in 2005 sold for $812,500 in April 2026.
- Single-family and estate homes range from roughly $800,000 to more than $1.8 million.
- The overall median sale price has been around $615,000 to $625,000 in 2026, with the single-family median near $790,000 and the condo median near $360,000.
Like much of Southwest Florida, Grandezza’s prices softened from their 2022 peak, with one data source showing the median down about 11% year over year. For buyers, that means more negotiating room than a few years ago. For a current valuation on a specific home, request a home value report.
The Golf Course
The Club at Grandezza’s 18-hole, par-72 course was designed by Darwin Sharp III, with some sources also crediting Gordon G. Lewis. It plays to about 6,800 to 7,000 yards from the back tees with a slope near the mid-140s from the tips, which makes it a real test for low handicappers, but there are 17 tee combinations down to about 4,100 yards, so it works for every level. The greens are TifEagle Bermuda, and the layout winds through the community’s 23 lakes and preserve areas.
Golf memberships are capped at 400, which helps keep tee times available even in season. The club has also begun accepting non-resident golf members.

The Club and How Membership Works
Grandezza is not a bundled golf community. Every homeowner receives a social membership, which covers the clubhouse, dining, pools, fitness and racquet sports, and golf is optional. The club offers three main categories:
- Social: included with home ownership; clubhouse, dining, pool, fitness and social events.
- Sports: a middle tier that includes a set number of rounds (12 rounds between November and April has been published).
- Golf: full golf privileges, capped at 400 members.
The clubhouse is large, roughly 51,500 to 53,000 square feet, with a ballroom, dining rooms and a full-time activities director who keeps the calendar full in season. Other amenities include a junior-Olympic pool and spa, neighborhood pools in Avalon, Oakwood and Sabal Palm, six lighted Har-Tru tennis courts, pickleball, bocce, basketball, a fitness center and an aqua driving range.
The optional-golf model is a big reason buyers choose Grandezza. You get a country club lifestyle without paying full golf dues if you only play occasionally, and you can upgrade later if your game picks up.
Fees: HOA and Club Dues
Fees vary by neighborhood. Based on 2026 figures from local sources:
- Mandatory club dues for the social membership run about $5,300 per year.
- HOA fees are roughly $1,300 to $1,500 per quarter depending on the neighborhood, and in many neighborhoods include landscaping, irrigation, cable and internet.
- Golf initiation and dues are not published and change from year to year; ask the club for current figures.
Always request the current budget, fee schedule, any special assessments and reserve information from each association before you make an offer. Condo and coach home associations in Florida are also subject to the newer structural inspection and reserve laws, so ask whether the association has completed its milestone inspection and structural integrity reserve study.
Flood Zones and Storms
Grandezza sits east of US-41 and well inland. Many homes are in FEMA flood zone X, the lowest-risk designation, and reports from Hurricane Ian describe mostly minor wind damage east of US-41. Still, flood zones vary by address. Check the FEMA map for the specific home, ask the seller for the roof age and wind mitigation report and get insurance quotes early. Newer roofs and impact glass can make a large difference in premiums.
Schools
Lee County uses a school choice system, so assignments depend on the zone and availability. Schools commonly associated with Grandezza include Pinewoods Elementary, Three Oaks Elementary, Three Oaks Middle and Estero High. Confirm current options with the district, and use our Estero school finder and public schools guide. The median resident age in Grandezza skews older, but it is not age-restricted and families do live there.
What Daily Life Looks Like
A typical season morning in Grandezza starts early at the club: tee times and tennis clinics before the heat, a walk or bike ride along the lake-lined streets, then coffee or lunch at the clubhouse. Afternoons are quieter, with pool time and errands, and evenings fill up with club dinners, trivia, wine tastings and holiday events organized by the activities director. In summer the pace slows, many seasonal owners head north and full-time residents have the amenities largely to themselves.
The community feels residential and calm. Streets are lined with palms and oaks that have had two decades to mature, which is something new construction east on Corkscrew Road cannot offer yet. Many residents say the scale is a big part of the appeal: at under 1,000 homes, it is large enough to support a full-service club but small enough that you start recognizing neighbors quickly.
Nearby Shopping, Dining and Services

Tips for Buying in Grandezza
- Match the neighborhood to your lifestyle. Coach homes suit seasonal living; villas and single-family homes suit full-time residents.
- Check the roof. Many original tile roofs are reaching the age where insurers ask questions. A newer roof is worth paying for.
- Ask about golf availability. If you plan to play, ask how long the wait is for a golf membership.
- Compare total costs. Add HOA fees, club dues and any golf dues to your monthly budget.
- Look at Stoneybrook and Wildcat Run too. They are next door and offer different membership models and price points.
