Tips for Buying New Construction in Estero

  1. Bring your own agent on the first visit. Many builders require your agent to register you at your first sales-center visit for representation.
  2. Budget for HOA and CDD fees. Communities like Verdana Village and The Place at Corkscrew carry CDD assessments in addition to HOA dues — compare total monthly cost with our mortgage calculator.
  3. Ask about incentives. Builder incentives for closing costs or rate buy-downs often depend on using the builder’s preferred lender.
  4. Get independent inspections. Order pre-drywall and final inspections even on brand-new homes.
  5. Check flood zones and elevation. Review FEMA flood maps and ask about insurance quotes before you sign — see our Hurricane Center.
  6. Compare with newer resales. A 1–5 year old resale can offer upgrades, landscaping and immediate move-in at a similar price.
