About Lehigh Acres

Lehigh Acres sits in eastern Lee County. It borders Alva to the north, Buckingham to the northwest, Gateway to the southwest and the City of Fort Myers to the west, and it runs east to the Hendry County line. State Road 82 forms its southern edge (Wikipedia, Oct 2026). It is not a city. Lee County provides local government, and most of the community also falls inside the Lehigh Acres Municipal Services Improvement District (LA-MSID), a special district the Florida Legislature created in 2015. LA-MSID handles drainage and flood control, along with roads and bridges, parks and community signage (LA-MSID, Oct 2026).

The community started as a cattle ranch. Chicago businessman Lee Ratner bought about 18,000 acres and began selling land in 1954. Developers platted roughly 152,000 lots of a quarter acre or half acre and built more than 1,400 miles of roads. Most of those lots stayed empty for decades: in 1997, nearly 90% were still vacant. Building surged from 2003 to 2007 and peaked at more than 7,500 new homes in 2006 (Wikipedia, Oct 2026). The population grew from 86,784 in 2010 to 114,287 in 2020 (U.S. Census, 2020), and it skews younger than most of Lee County: 27.4% of residents are under 18 and 13.0% are 65 or older (Census QuickFacts, ACS 2020-2024).

Lehigh Acres Housing Options

Most Lehigh housing is single-family homes on platted quarter-acre or half-acre lots. Homes fall into three broad groups:

  • Older homes from the early decades. These are scattered among the original sections, often next to lots that are still vacant.
  • Boom-era homes built from 2003 to 2007. This was the period when Lehigh added more homes in a single year than in the previous 50 years combined (Wikipedia, Oct 2026).
  • New builder homes. These are typically one-story homes of about 1,300 to 2,000 sq ft with three or four bedrooms, built on scattered lots (D.R. Horton, Oct 2026).

Lehigh has some attached and lower-priced options. The Pinewood Condominium area showed a median near $100K, and Vistanna Villas near $217K (Momentum, Oct 2026). Lehigh is inland with no Gulf-access boating. Its canals and lakes are part of LA-MSID’s stormwater system, which uses more than 100 weirs to manage water levels (LA-MSID Post-Irma Report), so canal frontage here means a water view, not a route to the Gulf.

Lehigh Acres Neighborhoods and Communities

Lehigh has no single master plan, so buyers search by named subdivision. These areas stood out in Momentum’s Lehigh Acres data (Oct 2026); the source warns that small samples can swing community medians sharply:

  • Greenbriar. Median about $333K, with 37 active listings, the most of any Lehigh neighborhood in the data.
  • Whispering Lakes. Median about $318K, with 16 active listings.
  • Country Club Estates. Median about $315K. Homes here sold in a median of 29 days.
  • Maplewood Park and Savanna Lakes. Medians of about $311K and $300K. Both sold in a median of 19 days, the fastest in the data.
  • Westminster. Median about $275K, down 21% from a year earlier.
  • Ibis Landing and Vistanna Villas. Medians of about $213K and $217K, among the lower price points in Lehigh.

New Construction & Builders in Lehigh Acres

New construction drives much of the Lehigh market. About 58% of recent sales were new construction, up 9.3 points from the prior year (Momentum, Oct 2026). Most builders here work on scattered lots rather than inside one gated community:

  • D.R. Horton, “Lehigh Acres Spot Lots.” One-story homes on stand-alone homesites, advertised from $282,990. Listed homes ran from $299,999 to $381,275, with 1,302 to 2,020 sq ft (D.R. Horton, Oct 2026).
  • Lennar. One example was the Bloom plan, a 3-bed, 2-bath home of 1,487 sq ft with a 2-car garage, listed at $277,990 (Lennar, Oct 2026).
  • Holiday Builders and Adams Homes. Both list homes in Lehigh. Their countywide inventory started around $260K and $300K respectively (Momentum, Oct 2026).

Builder incentives often carry deadlines; D.R. Horton’s fall 2026 financing offers required closing by late November or mid-December 2026 (D.R. Horton, Oct 2026). For more new builds across the county, see our Fort Myers new construction MLS search.

Lehigh Acres Location & Commute

State Road 82 is Lehigh’s main road west. It runs about 15 miles to central Fort Myers (Wikipedia, Oct 2026). East of Lehigh, FDOT widened SR 82 from two lanes to a four-lane divided road for 5.6 miles between Homestead Road and the Lee/Hendry County line, and designed it so it can expand to six lanes later (FDOT, SWFL Roads). Commutes here are longer than in much of Lee County. The average one-way trip to work for Lehigh residents is 38.2 minutes (Census QuickFacts, ACS 2020-2024). Lehigh is spread out, so drive the route at rush hour from the exact street you are considering.

Flood, Hurricane & Insurance Notes for Lehigh Acres

Lehigh is inland and higher than the coast, at about 23 feet of elevation (Wikipedia, Oct 2026), so storm surge is not the main concern. Heavy rain is. During Hurricane Irma in 2017, up to 17.5 inches of rain fell in parts of the district, about two weeks after a separate storm had dropped nearly 10 inches. Flooding and debris made many roads impassable for a time (LA-MSID Post-Irma Report). LA-MSID manages the canals and lakes, and Lee County maintains the roadside ditches. The district notes that Florida stormwater systems like its own are designed to a 25-year storm standard (LA-MSID Post-Irma Report).

  • Flood insurance discount. Lehigh is in unincorporated Lee County, which has held a Community Rating System Class 5 rating since 2007. That gives NFIP policyholders a 25% discount. FEMA confirmed in November 2024 that the county would keep it (Lee County, Nov 2024).
  • Roof age and insurance. Under Florida law, an insurer may not refuse to write or renew a policy solely because a roof is less than 15 years old. For an older roof, you can have it inspected before the insurer can require a replacement (Fla. Stat. 627.7011, 2025). Boom-era roofs are now past 15 years unless replaced, so get a quote during inspections.
  • Flood zone check. Pull the flood zone and any elevation certificate for the lot, and ask about past standing water.

Lehigh Acres Real Estate Market Snapshot

Two fall 2026 data sets agree: prices have eased, inventory is ample and buyers have room to negotiate:

  • Median sale price. About $310,000 for the trailing 12 months, down 6.6% year over year (Momentum, Oct 2026). Houzeo reported $309,900 for September 2026, down 5.8% (Houzeo, Sep 2026).
  • Price per square foot. $202 sold, compared with $221 for Lee County (Momentum, Oct 2026).
  • Sale-to-list ratio. 95.9%, compared with 93.2% countywide (Momentum, Oct 2026).
  • Days on market and supply. The median was 55 days for closed sales (Momentum, Oct 2026). Houzeo’s measure was 92 days, with about 7 months of supply (Houzeo, Sep 2026). The two sources calculate days on market differently.
  • Rents. The median gross rent was $1,657 (Census QuickFacts, ACS 2020-2024). This number matters if you are buying to rent.

Tips for Buying in Lehigh Acres

  • Confirm the water and sewer source. Many Lehigh residents rely on private wells (Fox 4, after Irma). Parts of Lehigh are served by the Florida Governmental Utility Authority, which has an address-lookup tool and issued boil-water notices for some Lehigh customers in October 2026 (FGUA, Oct 2026). If the home has a well, budget for a water test. The Florida Department of Health in Lee County has handled well-water testing in the past (Fox 4, 2017). If the home has septic, get a pump-out and inspection before closing.
  • Look at the lots around the home. With roughly 152,000 platted lots and a lot of new building, the empty lot next door may not stay empty. Check whether a builder owns the neighboring lots, and walk the swale and ditch in front of the house to see how water drains.
  • Compare new and resale side by side. More than half of recent sales were new homes. A resale may include a pool or fence at a similar price; a new home brings builder warranties and a new roof for insurance.
  • Use the negotiating room. At a 95.9% sale-to-list ratio, most Lehigh sellers are not getting full asking price. Ask for closing-cost credits or a rate buydown.
  • Know how your agent gets paid. Buyer-agent compensation has been negotiable and set in a written agreement since the 2024 NAR settlement. See who pays the buyer’s agent in Florida.
  • Buying to rent? Lehigh’s 70.0% owner-occupancy rate (Census QuickFacts, ACS 2020-2024) means many homes nearby are rentals. Our long-term rental management page explains what management involves.
