TERRENO AT VALENCIA

Terreno at Valencia is DiVosta’s gated single-family neighborhood in the Orangetree area of eastern Collier County, with Naples addresses in ZIP 34120. Pulte Home Company paid $35 million for the 320-acre site in December 2021, and the plan called for more than 680 one- and two-story homes built in phases, starting with 179 detached homes (Gulfshore Business, Dec 2021). The land runs south from Oil Well Road to Randall Boulevard and sits on the eastern edge of Valencia Golf & Country Club. The plan sets aside 16 lakes and more than 68 acres of preserve and wetland.
Homes and Prices
DiVosta offered three homesite sizes, and early marketing put prices from the high $300,000s to about $1 million (Naples Condo Boutique, Dec 2021). In October 2026 the builder’s Prestige plan, a 2,080 sq ft two-bedroom home with a den option, started at $521,990 (NewHomeSource, Oct 2026). MLS asking prices that month ran from about $470,000 for a two-bedroom-plus-den plan to about $1.05 million for a larger home still under construction (MLS listings, Oct 2026). A 2,269 sq ft pool home built in 2023 listed at $975,000 in April 2026.
Amenities and Lifestyle
The clubhouse has community rooms, a catering kitchen and a fitness center. Outside are eight pickleball courts, two tennis courts, two bocce courts, a resort-style pool with a bar and restaurant, and a fire pit terrace (Naples Condo Boutique, Dec 2021). Listings add dog parks, a playground and a food-truck pavilion. Cart path easements tie the neighborhood to Double Eagle Trail and the 18-hole public course next door, so golf is pay-as-you-play, not required.
HOA and Fees
Our research turned up no public site for Terreno’s homeowners association. The 2023 Terreno Boulevard listing showed HOA dues of $442 per month, covering a manager, irrigation water, lawn care and street maintenance (MLS listing, Apr 2026). Pets are allowed with approval. Confirm current dues and lease rules with the listing agent.
Location
The main gate is on the south side of Oil Well Road, about 1.5 miles east of Immokalee Road, between Palmetto Ridge High School and the Orange Blossom neighborhoods, and a second entrance opens onto Randall Boulevard (Gulfshore Business, Dec 2021).
Buyers comparing Oil Well Road options can look at Orange Blossom Ranch across the corridor or browse all Naples homes for sale. If you own a Terreno resale, the Naples flat fee listing page explains how to list it. Call Sal DiBenedetto at 239-256-5005 to tour Terreno or price a home there.
