Southwood is one of the platted sections of Lehigh Acres in eastern Lee County, south of State Road 82, where streets such as Pinafore Avenue, Palmyra Avenue, Pomona Street, Pauline Avenue and Patio Circle carry most of the listings. It is not a planned community with a single builder. Instead, homes have been added lot by lot since the late 1980s, and the 2025 county tax roll shows about 137 houses alongside roughly 251 vacant residential lots (county roll data via Move With Momentum, 2025).
Homes and Prices
Every improved parcel is a single-family house, with a median build year of 2007 and a steady stream of new block homes from 2023 onward, many with impact windows and metal roofs. Lots in recent listings run about a quarter acre to 0.29 acre (Subdivisions.com, Oct 2026). Over the 12 months ending September 2026, the median sale price was $270,000 on eight closings, down from $335,000 a year earlier, and asking prices in late October 2026 ranged from about $285,000 to $435,000 (Move With Momentum, Oct 2026). About 79 percent of parcels are not owner-occupied, which tells you investors and landlords are active here.
Amenities and Lifestyle
There is no clubhouse, pool or gate. Buyers come for the lot size, newer construction and flexible use of the lot; one 2023 home on Pinafore Avenue was marketed with a converted garage apartment that had its own kitchen and entrance (MLS, Aug 2026).
HOA and Fees
Listings report no homeowners association and no CDD, so there are no monthly dues to budget. Property taxes are the main carrying cost; Lee County’s FY2025-26 rate was about 15.97 mills (Move With Momentum, 2026). Ask the seller whether the home uses a private well and septic system or a utility connection.
Location
State Road 82 is the main route west to Fort Myers and Interstate 75. A planned Walmart Supercenter site on SR 82 sits about three miles north. None of the geocoded homes sampled fell in a FEMA special flood hazard area, with a median ground elevation near 29 feet (Move With Momentum, 2026).
