PINE MANOR

Pine Manor is a small census-designated place in central Lee County, tucked between U.S. 41 (South Cleveland Avenue) and the Whiskey Creek area, just south of the Fort Myers city limits. It covers less than half a square mile, and the 2020 census counted 4,122 residents in 1,335 housing units, up about 20 percent from 2010 (Wikipedia/U.S. Census, 2020). The streets follow a simple grid of numbered avenues plus a few named drives such as Maple Drive, and most of the housing went up in the late 1950s through the 1970s.
Homes and Prices
Expect compact single-family block homes, many with two bedrooms and one or two baths in the 900 to 1,100 square foot range, along with some vacant lots and a handful of newer infill houses. Recorded sales show build years from 1957 to 2025, with a median around 1971. Over the 12 months ending September 2026 the median sale price was about $197,000 on just three sales, so a single closing can move the numbers a lot (Momentum Realty market data, Oct 2026). For buyers, that makes Pine Manor one of the lower entry points in south Fort Myers; for investors, it is a common rental and renovation target.
What to Check Before Buying
Older homes here often need a close look at roof age, electrical panels, cast-iron or galvanized plumbing, and windows for insurance purposes. Pull the flood zone from the county and ask for any open permits. No mandatory homeowners association or shared amenities turned up in our research, so there are no HOA dues to budget for, but verify on each listing before you write an offer.
Location
U.S. 41 forms the eastern edge, which puts grocery stores and bus routes close by. Downtown Fort Myers is about 5 miles north and Estero about 11 miles south (Wikipedia, 2026), and Summerlin Road gives a route west toward the beaches.
