LAKE PARK

Lake Park is a non-gated neighborhood inside the City of Naples, ZIP code 34102, lying between US-41 and Goodlette-Frank Road just north of downtown. It holds about 450 single-family homes and one condo complex spread across five platted subdivisions, built mostly in the 1950s and 1960s around four small lakes (Naples Condo Boutique, 2026; City of Naples). Streets follow the city’s numbered grid, such as 10th Avenue North, 12th Street North and 8th Terrace North.
Homes and Prices
Lake Park is in the middle of a rebuild cycle. Original concrete block ranches and Old Florida cottages, some around 1,400 square feet on lots near a quarter acre, now sell largely for land value, while builders put up two-story coastal-style homes with pools in their place. In October 2026, building lots and teardown homesites were listed at about $990,000 to $1.4 million, renovated or rebuilt homes at $1.5 million to $1.6 million, and new construction at roughly $2.8 million to $4.35 million (Real Geeks MLS search, Oct 2026). Lake frontage and corner lots command a premium.
Amenities and Lifestyle
There is no clubhouse; the neighborhood’s amenities are the city around it. Fleischmann Park, the Naples Preserve and Naples Zoo are close by, Baker Park and the Gordon River Greenway offer trails, and Coastland Center and a Publix cover daily errands (Naples Condo Boutique, 2026). Block parties and a holiday parade float are organized by neighbors.
HOA and Fees
Lake Park is represented by the Lake Park Neighborhood Association, listed on the City of Naples Lake Park page; we did not find a separate website for it. Ask the seller whether any recorded restrictions or dues apply to the specific subdivision, and because the area sits within city limits, check City of Naples zoning and flood requirements before planning a rebuild.
Location
The Gulf beaches are about nine blocks west (Naples Condo Boutique, 2026), and Fifth Avenue South and Third Street South are a short drive south.
