CAPE CORAL

Cape Coral was founded in 1957 by brothers Jack and Leonard Rosen as a planned community. The city covers close to 120 square miles and has more than 400 miles of navigable waterways, which the city describes as more than any other city in the world (City of Cape Coral). That canal grid is what sets buying here apart.
Most of Cape Coral is platted lots with no mandatory HOA, so a home’s value depends on its own lot more than on a neighborhood association. The key questions are:

Water type: Gulf access (sailboat or bridge-limited), freshwater canal, or dry lot.
Utilities: whether city water and sewer are connected or a utility expansion assessment applies.
Seawall and dock: the condition of both on waterfront lots.
Flood: the flood zone and elevation certificate.

Gated, amenity-based communities exist too, such as Cape Harbour and Coral Lakes, and those do carry association dues.
Gulf-access homes cluster in the southwest and southeast Cape, close to the Caloosahatchee River and the Gulf. Northern Cape Coral has more new construction on freshwater or dry lots at lower prices. Bridges over the river connect to Fort Myers.
